Tbilisi Art Apartment Overview
I got off the bus at the back of the old trolley depot and headed straight for the tower that is the Tbilisi Art Apartment. The first thing that struck me was the narrow, cobblestone stretch of Nikoloz Baratashvili Street—hand‑painted signs, a stray cat meandering between flower boxes, and that unmistakable scent of fresh bread from the bakery on the corner. (Honestly, that bakery’s warm, yeasty aroma is the unofficial welcome mat for this part of the city.) The building itself is a mid‑century block with a surprisingly modern façade, and the lobby feels more like a gallery than a hotel lobby, with rotating photographs of local street art and a wall of reclaimed wood that somehow feels both rustic and chic. The check‑in was quick—just a friendly front desk attendant who handed me a keycard with a little “welcome” note in Georgian. No long lines, no nonsense, just the kind of efficient hospitality you’d expect from locals who’ve lived in this neighborhood for years.
The apartment on the seventh floor was a bright, airy space with high ceilings that made the room feel surprisingly spacious. The kitchen area is surprisingly well‑equipped for a studio: a full-size fridge, a compact stove, and an espresso machine that pulls a decent shot—perfect for those early morning caffeine rituals. The beds are made with a mattress that feels like a gentle hug, and the linens are crisp, not too thick—just what I need after a day of hopping around the city. The bathroom has a rain shower and a small basin that doesn’t suck in the humidity of the evenings. (I mean, the tiles are a nice gray that matches the light, and the showerhead actually does have a fine mist setting.) The only thing that might bother a light sleeper is the faint hum from the building’s HVAC system—it’s almost like a lullaby in the middle of the night, but it’s hardly a problem.
Outside, the apartment’s balcony offers a view of the Mtatsminda funicular winding up the hill—one of those sights that instantly reminds you why Tbilisi feels like a city that never stops moving. I spent a rainy afternoon sipping tea on the balcony, watching the street below as vendors shuffled under their umbrellas, and hearing the distant chatter of people. The building has a small parking lot on the ground floor, but if you’re staying for more than a weekend you’ll need to park on the street—there’s a free zone just a block away, but you’ll have to navigate the narrow lanes. Foot traffic around the building is lively, especially during the summer when the cafés on Nikoloz Baratashvili open up and the smell of grilled khinkali fills the air. By late afternoon, the noise quiets a bit, but you’ll still hear the occasional clink of glasses from a nearby bar or the rhythmic clatter of a street musician’s accordion.
If you’re looking for a spot to grab a bite, the little café on the corner that serves the best khachapuri in town is just a five‑minute walk. For a more authentic experience, head down to the flea market on the Sunday that sells everything from handmade textiles to antique brass trinkets—locals love to browse there. And if you’re a fan of history, the nearby National Museum is a short walk away and offers a glimpse into the region’s rich past. All in all, staying at the Tbilisi Art Apartment felt like having a home base in the heart of the city—no grandiose spa, no endless buffet, just a warm, well‑furnished space and a front row seat to the everyday rhythm of Tbilisi. I would definitely recommend it to anyone who wants to soak in the real pulse of the city, not just the postcard view.
Tbilisi’s apartments offer spacious accommodations with traditional charm, perfect for families wanting to experience daily life in this hospitable Georgian capital.

Could be a great place with more attention to detail – Jaakko from Finland – February 28, 2023 (8/10)
It's a nice spacious apartment with high ceilings. There's been some critique of the furniture in some other comments but I liked the interior. Definitely not neutral Ikea style, and that's good in this case. Great gas stove, with less great kitchen equipment. The location is very central, and you have great views over the old city.
What could be improved: The WiFi was pretty bad. One of the family members accurately described it as "it works unless you use it a lot"… and in this case "a lot" meant 10-45 minutes of basic use and then the WiFi disconnected and the modem had to be rebooted. Even if that didn't happen, the signal in other rooms is weak to non-existent. In the room where the modem is at, there is a desk but it's too high and unergonomical to work at. The modem should be changed, and the new modem placed in the corridor where the signal might reach the other rooms (probably still needs a repeater or two as the walls are very thick).
Shower – the maximum height of the shower holder is maybe 150cm. I think it's meant to be used sitting in the bath tub, but I just didn't bother and showered at the next place (short stay). No shower curtain.
Kitchen – the stove is very good, but the cooking gear seriously needs to be replaced. There was a large frying pan that looked like it was about to rust through, and a tiny frying pan that was still half ok. The only kitchen knife had broken in two from the handle, completely unusable. I had to buy my own frying pan, knife and a cutting board from the nearby Carrefour.
All these things could be relatively cheap to fix, and then this could be a great place. Now it was ok, just left a bad impression with all the extra hassle.Average – Haidary from Qatar – October 4, 2024 (3/10)
This is a private owned apartment and there is No room service they have No staff only the owner, no fixing if stuff around if damaged
What could be improved: What you see in picture is not what you will see personally
