The building sits on 1 Luarsab Andronikashvili Street, right on the edge of the Old Town, so you hear the city’s pulse from the moment you step onto the sidewalk. The front desk was a small, friendly affair: a couple in their thirties who greeted me with a smile and handed me a key that looked almost like a key to a secret garden. Check‑in was a breeze—no waiting in line, no endless paperwork, just a quick chat about the best spots to hit on your first day. I could already feel the city’s rhythm even before I slipped the key into the lock.

The apartment itself is a charming, airy space that feels more like a home than a hotel. There’s a living area that opens onto a balcony with a small terrace; you can stretch out a blanket, sip a latte, and watch the sunrise paint the old stone walls in gold. The kitchen is surprisingly well‑equipped—there’s a pretty small stove, a coffee maker that works like a charm, and a set of non‑stick pans that makes whipping up a quick breakfast a breeze. The room is big enough that the bed doesn’t feel cramped, and the curtains let in natural light that makes the space feel bright. The bathroom is a bit on the small side, but the shower is a good height and the tiles are modern enough to keep the vibe fresh. Wi‑Fi is decent, though on a hot summer day it sometimes lags when the neighborhood gets crowded. That’s a small price to pay for the absolute convenience of having a kitchen to cook in and a balcony to step out onto the city’s morning chatter.

What really sets this place apart is the neighborhood. A block north is the famous Shardeni Street, where you can find a coffee shop that serves up the best flat‑breads in town—trust me, you’ll want to try them at 8 a.m. when the shop is just starting up. A few minutes’ walk takes you to Rustaveli Avenue, with its theaters and a whole bunch of souvenir shops that feel like a maze because they’re all tucked between historic buildings. The Bridge of Peace is a stone’s throw away too, and it’s a great spot for a sunset stroll. Nighttime is surprisingly quiet on the terrace—just the distant hum of traffic and the faint scent of oil lamps from the old town. The only downside is that the apartment’s front door is a bit close to the street, so if you’re traveling with a lot of luggage, you’ll need to be prepared for a quick, small step into the street to get your bags in. Parking is a bit of a scramble; the nearest street parking is a block away and can be hard

  We spent a little over one day in this apartment in Tbilisi, and even though the time was short, it truly felt like a warm, comfortable home away from home.
  
  💰 Price & Value
  First, the price – absolutely amazing for what you get! This spacious apartment comes with two bedrooms, a large living room, two balconies, and a big bathroom. For this size and comfort, the price felt just right.
  
  📍 Location
  The apartment is not in the city center, so you can’t really walk to the main attractions – it’s best to go by car. However, the location has its own perks: right in front is McDonald’s, and next to it Wendy’s, Subway, and Dublin Pub. You’ll also find Paulaner Beerhouse and a beer store nearby. It’s a well-known area, so food delivery took no more than 20 minutes.
  
  🏠 The Apartment
  Cleanliness is 10/10 – everything was spotless and ready for us. The apartment is fully equipped, and even small details like medicine were available. The decor is lovely, with many beautiful modern art paintings that make the space feel unique and stylish.
  
  👩‍💼 The Host – Sofia
  Sofia is one of the kindest hosts we’ve ever met. She even suggested we sleep in and check out later if we wanted. We spoke with her in English, Russian, and even a little Georgian – she was warm, helpful, and made us feel very welcome.
  
  ✨ Extra Comforts
  The building is safe and private, with your own keys, an elevator, and even a store right downstairs. We enjoyed a cozy movie night while having McDonald’s – just perfect after a day out.

  Well-equipped kitchen, nice interior.
  Always easy to find a parking spot nearby the building. Nice view.
  And the most what we liked – easy check-in and check-out process, and welcome host. She is a super host!
  Everything is new and clean.
  
  What could be improved: 1). there are no curtains on the kitchen window, in sunny weather there is glare on the TV.
  2). Knifes are not sharp.
  3). drafts, doors on the balcony do not close tightly

  Everything was really good. The biggest advantage of the apartment it is it's host. She is very kind, helpful and generous. She welcomed us at night and was in contact during the whole staying. The photos are real and the apartment is very nice. The beds are really comfortable and TV set is perfect to watch movies on a big screen. There are supermarkets and restaurants nearby so it is comfortable to live in.

  Perhaps this is the best apartment in Tbilisi, where I stayed with my family. The design of the apartment is exquisitely combined in style with the building visible from the windows and the beautiful terrace. The apartment is perfectly clean and comfortable. The hostess Sofia is an artist with excellent taste, the design of the apartment is the result of her hands. The location next to the main highway, but away from the noisy center is ideal for relaxation. Windows with good double-glazed windows, quiet. Nearby are good restaurants Krombacher and Mill, beer shop Beer Market (5 minutes by taxi). In the morning you can hear the birds singing. There are no problems with parking. The most pleasant memories and wonderful experience.

  It is a very cosy and self sufficient apartment. All facilities are near by. The host is very friendly and cooperative.
