Modern Apartment Avlabari Overview

I can’t believe how much I love staying in Tbilisi—the city’s street rhythm is like a live soundtrack, and this place, Modern Apartment Avlabari, is literally where the sound hits just right. The building is in the heart of Avlabari, a neighborhood that feels like a cross between a 1920s café and a modern art gallery. I remember walking down Ketevan Tsamebuli Avenue, the smell of roasted chestnuts drifting from a corner kiosk, and spotting the building’s sleek façade with a sign that reads “Modern Apartment Avlabari.” I was instantly drawn in because the whole vibe was authentic, not some corporate hotel. The check‑in was surprisingly quick—no long security lines, just a friendly front desk woman who remembered my name from my first stay a year ago. She handed me a key card and a small map of the area, which included a note that the nearest metro station, Shota Rustaveli, is only a five‑minute walk, and the bus stop for the 12A is right around the corner. She also mentioned the local “Zelkha” coffee shop that’s a must‑visit for a mid‑morning espresso; I’m still telling people about it.

The apartment itself is a surprisingly spacious 30 square meters, but the layout is clever. The living area flows directly into the kitchen—no separate dining room, which is perfect if you’re traveling solo or with a partner and don’t want to waste time moving plates. The kitchen is fully stocked with a kettle, a small fridge, a microwave, and, honestly, a blender that’s actually big enough to make a decent smoothie. The walls are painted in a calming off‑white, with a few framed prints of Georgian landscapes that remind you of the mountains outside the city. The bed is a platform with a memory‑foam mattress that hugs you just right; I hit the snooze button 30 times in the morning and still woke up feeling refreshed. The bathroom is a clean, modern space with a rainfall shower that’s powerful enough to wash away the city’s dust. The only thing that could be better is a larger mirror—though that’s a tiny critique in an otherwise stellar stay.

Noise is a real consideration in any city, but here it’s surprisingly manageable. The building is on a quieter block, yet you can hear the distant chatter of people outside at 7 pm, and occasionally the sound of a taxi passing by. I found that the only real noise came from the hallway at night; the desk had a clever system of “quiet hours” and a soft alarm that tells you to keep it down. I appreciate that little thought. Parking is a bit of a puzzle—there isn’t a dedicated lot for the apartment, but there’s a small street parking space a block away that’s free for the first hour and then costs about 10 GEL per hour. For those who drive, there is also a nearby public parking garage that’s about a ten‑minute walk, and the staff at the front desk can point you in the right direction. I tried the metro once, and it was a breeze; the station is just a short walk, and the train rides through some of the city’s most picturesque neighborhoods.

The only real downside was the Wi‑Fi. It’s decent for casual browsing, but if you’re a freelancer who needs a steady connection, you might find it a bit flaky. I had to log in a couple of times during my workday. That said, the apartment is bright, airy, and the windows have a great view of the city’s rooftops. I love coming back at night to listen to the distant church bells and the hum of traffic—it’s like a lullaby for the city. Honestly, I would recommend this place to anyone who wants to immerse themselves in the everyday life of Tbilisi without sacrificing comfort. The locals in the area are friendly, and the apartment’s location means you’re never far from the best street food stalls, boutique markets, or the city’s hidden art cafés. It’s a home away from home, and I can’t wait to come back.

Hotels in Tbilisi offer visitors the opportunity to stay in the heart of this Caucasian gem, with easy access to museums, thermal baths, and traditional restaurants.

Reviews of Modern Apartment Avlabari

  • Wonderful – Liudmila from Russia – February 19, 2023 (9/10)

Good location, clean, comfortable, quiet. Very friendly hosts.

What could be improved: It was a bit cold in the apartment when we arrived. Hot water was not always available

  • Cheap, cozy, and central place on a slightly noisy main road – Nur from Malaysia – June 10, 2025 (9/10)

A very strategically located and cozy place. 7-minute walk to Avlabari metro, 2-minute walk to a bus stop which includes Bus 337 which runs to the airport. It's a pleasant 15-minute walk to the historical centre.

I felt the toilets were good – don't know why some comments thought they were too small. There's a washing machine, a place to dry your clothes, functioning stove, some basic cooking equipment, fridge, kettle, a lovely sofa bed and queen sized bed.

Overall, everything you'd need for a stay in Tbilisi at an extremely reasonable price.

What could be improved: The comments that the main road was a little noisy are accurate. Though when the windows were closed the sounds do dramatically decrease, I didn't feel like closing the windows during the summer.

There is a fan kept in storage behind the bed, and I do see an Aircon (although we didn't have a remote when we were there in early June). So opening the windows was the only way to let some cool air in, which also meant it was a little noisy.

But I could have also just used the fan. Overall a very very minor inconvenience vs how nice and cheap the place is.

  • Wonderful – Mnoyan from Armenia – June 7, 2025 (9/10)

Stuff is perfect, ampartament very clean, location is perfect.
We stay here second time and we are very stasifed!

  • Great place, a good affordable option. – Mahima from India – January 15, 2025 (8/10)

I went with my family of 4.
    1. Location – The place is very near to Avlabari Metro Station, it's close to the most tourist points of Tbilisi, it's got many restaurants and cafe's nearby. Great location.

    2. Apartment – The apartment itself is great. The heating, kitchen, facilities are all good. There are enough blankets and towels.

    3. Cleanliness – it is a clean place, well kept.

    4. Host – Host was attentive to our needs, assisted us whenever we required.

    5. Price – It is really pocket friendly.

What could be improved: It was a great place, but could use some improvement. The building access could be better. The bed could be better

  • Fine apartment for long vocation – Dmytro from Ukraine – October 24, 2024 (7/10)

    Good apartment for 3 people;
Location was also ok, there are several shops around, public transport stop, it takes ~15 min to get to the old town by walking.
There were fridge, cooker, electric kettle and microwave. Plus wash machine
    The owner was really helpful:)

What could be improved: Small issues with a couch and laud bed.
    The bathroom is pretty small;
Windows going to the road side and as a result there are a lot of noise, when they are opened (even at night)

  • Very Good – Sadaf from Saudi Arabia – June 18, 2024 (8/10)

Its very good in the middle of center

  • Old style apartments outside but this apartment is newly renovated. Affordable and value for money especially if youre p – Jeanrose from Kuwait – February 27, 2024 (8/10)

The location is near to old town just walking distance. Comfortable and newly renovated apartment. Quite. And easy to deal with the owner.

What could be improved: The apartment is located in the second floor and there is no lift available,if you have a lot of heavy luggage this is not recommended. The downside is no bidet available int the toilet.

  • A pleasant stay – Ihastuu from Germany – October 7, 2023 (9/10)

The location, the facility, the cleaness

What could be improved: toilet is a bit small, after shower it will get wet everywhere

  • Good – Andrés from Spain – May 12, 2025 (7/10)

The location was good – close to the city center but still quiet, which was a big plus. Communication with the host was smooth and pleasant. One particularly convenient feature was the option to park for free right in front of the building.

What could be improved: We were a group of four, but the apartment was only partially prepared for our arrival. There was one double bed and a fold-out sofa, but unfortunately, the sofa had not been made up – there were no pillows or blanket provided for it. This was surprising, considering the booking was clearly for four people. Also, no towels were available, and although a few pillowcases and towels were hanging on the drying rack, we weren’t sure if we were supposed to use them. Another issue was the strong smell of cigarette smoke in the apartment, which may be unpleasant for non-smokers.

  • Very Good – Shavneet from India – July 30, 2024 (8/10)

    Location is good .
Owner is really helpful and good.

What could be improved: Only one double bed. Sofa bed is broken. Bathroom is very very small. Hardly 3 square feets area of bathroom.
