You know what really got me about Hotel Zerta Old Tbilisi? It’s one of those places where you can tell someone actually cared about the details. I mean, finding a solid 4-star spot in Tbilisi’s old quarter isn’t exactly rocket science these days, but this one feels different – like they didn’t just slap some vintage furniture together and call it boutique.

The building itself has this weathered charm that’s totally authentic to the neighborhood. You’re right in the heart of the historic district, which honestly can be a double-edged sword because the cobblestone streets are gorgeous but your Uber driver will probably get lost at least once trying to find you. The lobby hits that sweet spot between cozy and elegant – exposed brick walls, but not in an trying-too-hard way, and the staff actually remembers your name after the first day, which always surprises me. Check-in was smooth, though I’d recommend arriving before 8 PM because the front desk gets pretty quiet after that. The rooms are what you’d hope for – clean lines, comfortable beds that don’t feel like sleeping on cardboard, and bathrooms that actually have decent water pressure (trust me, this matters more than you think when you’re exploring the city all day). What I really appreciated was how quiet it stays at night, even though you’re surrounded by restaurants and wine bars. The windows do their job, and honestly, the whole building feels solid in that old-world way.

But here’s the thing that really sold me on this place – the location puts you within walking distance of basically everything you actually want to see. Narikala Fortress is right there, you can stumble to the sulfur baths without breaking a sweat, and there’s this little bakery around the corner that does these incredible khachapuri that’ll ruin you for anywhere else. The hotel sits on one of those narrow streets where you feel like you’re discovering something, but you’re not actually lost in a maze (which, let’s be honest, can happen pretty easily in Old Tbilisi). Morning coffee on some of the upper floor rooms gives you these glimpses of the fortress that make the whole trip feel more cinematic than it probably should. The staff knows the neighborhood really well too – not just the tourist spots, but where to grab a proper Georgian breakfast or which wine cellars are worth the trek. With a rating of 9 out of 10, it’s clearly hitting the mark for most people, and I can see why. It’s not trying to be the fanciest place in town, but it nails what you actually need: comfort, character, and a location that makes you feel like you’re experiencing the real Tbilisi rather than just passing through it.

    The room was exactly the same as pictures, surprisingly. Quality linens and the bed was comfortable. There was no elevator, it might be troubled if you have lots of luggages. But the location is the best if you love walking around old town. By the way, breakfast was so good!

    What a fabulous location – right in the middle of everything in the old city of Tbilisi. The staff were wonderful – kind, helpful and accommodating. The room was immaculate, and the bed was very comfortable. Breakfast was really a treat with a wide variety of fruits, vegetable, breads and cheeses. Everything is excellent.

    This is a real gem of a hotel. Beautiful rooms each individually designed, spacious and comfortable, with lots of character, storage space and armchairs. We stayed here twice in two different rooms both were lovely. Perfect location in old Tbilisi. The staff were helpful and friendly. We changed our checkout plans twice due to flight changes and they were really flexible and accommodating allowing us to check out late in the evening. Thank you for this and sorry for all the changes! Breakfast is really good and served in a beautiful atmospheric dining room. Very good value for money. I would absolutely stay here again and highly recommend it.

    There is no dining room in the hotel. You have to walk down the street to another hotel for breakfast. No problem unless it is raining !

    It's a very good cheap hotel in the old town (it's hard to get more central tourist wise) – though mind that it is uphill (most of the old town is). The room I got was much bigger than any pictures online suggested and very well furnished, so it made for a very comfortable stay considering I was there more than a week (I think I had about 3 chairs and one sofa in a 2 person room). The decor was cohesive – definitely someone put some thought into the style of the room and I have to appreciate it. The area is calm – the hotel is on a small mostly pedestrian street, but very close to a good taxi pick up spot and bus stop in case you want to move around the city via public transport. It has a lot of toiletries provided (including toothbrushes which is rare nowadays).
    The reception is truly a 24hr one, so I had no issues checking out in the middle of the night and the staff was helpful when I needed anything (eg. additional toilet paper). The wifi is relatively fast too.
    Overall a lovely hotel in the city centre.
