Hotel Zerta Old Tbilisi Overview

First Impressions

Walking up to Hotel Zerta Old Tbilisi feels like discovering a hidden gem tucked away on a quiet turn in the city’s most atmospheric district. This four-star property sits right where old Tbilisi shows off its best side — you know, that perfect sweet spot where cobblestone streets meet traditional balconies, and you can actually hear the Mtkvari River flowing nearby. The building itself has this understated elegance that doesn’t scream for attention but definitely earns your respect once you step inside.

Location That Actually Matters

Here’s what I love about staying here — you’re literally in the heart of everything without dealing with the chaos of Rustaveli Avenue traffic. The famous sulfur baths are just a few minutes’ walk down the hill, and honestly, there’s something magical about soaking in those thermal waters after a day of exploring. The Narikala Fortress looms right above you (the cable car station is practically next door), and when you want to venture into the modern part of the city, it’s an easy stroll across the Bridge of Peace. Couples absolutely get it — they consistently rate this location around 9.4, and I can see why.

The Room Experience

My room had this perfect blend of contemporary comfort and subtle Georgian touches that didn’t feel forced or touristy. The windows — well, depending on which side you get — either overlook the charming neighborhood streets or give you glimpses of the fortress walls. What really impressed me was the attention to detail: proper blackout curtains (essential when you’re dealing with those bright Tbilisi mornings), a bathroom that actually has decent water pressure, and air conditioning that works without sounding like a helicopter landing on your roof.

Morning Fuel

The breakfast setup here is refreshingly straightforward — they offer both continental and buffet options, which means you can grab something quick if you’re rushing off to catch the morning light at the Chronicle of Georgia, or settle in for a proper meal. I actually appreciated that they include local touches alongside the standard fare. The coffee is decent (though let’s be honest, you’ll probably want to try some proper Georgian coffee at a local café), and the staff seems to genuinely care about getting your day started right rather than just going through the motions.

Why Guests Love It

What keeps people coming back to this place isn’t just the stellar location score of 9.5 — though that certainly doesn’t hurt. It’s the way the hotel manages to feel both professional and personal, like staying with friends who happen to run a really well-organized guesthouse. The staff knows the neighborhood inside and out, so they’ll point you toward that little wine bar tucked behind the mosque or tell you the best time to visit the flea market when it’s not overrun with tour groups. You’re paying for a four-star experience, but you’re getting something that feels more authentic than many of the bigger international chains scattered around the city.

Reviews of Hotel Zerta Old Tbilisi

  • Utaiwan from Thailand (9/10)

The room was exactly the same as pictures, surprisingly. Quality linens and the bed was comfortable. There was no elevator, it might be troubled if you have lots of luggages. But the location is the best if you love walking around old town. By the way, breakfast was so good!

  • Anne from United States (9/10)

What a fabulous location – right in the middle of everything in the old city of Tbilisi. The staff were wonderful – kind, helpful and accommodating. The room was immaculate, and the bed was very comfortable. Breakfast was really a treat with a wide variety of fruits, vegetable, breads and cheeses. Everything is excellent.

This is a real gem of a hotel. Beautiful rooms each individually designed, spacious and comfortable, with lots of character, storage space and armchairs. We stayed here twice in two different rooms both were lovely. Perfect location in old Tbilisi. The staff were helpful and friendly. We changed our checkout plans twice due to flight changes and they were really flexible and accommodating allowing us to check out late in the evening. Thank you for this and sorry for all the changes! Breakfast is really good and served in a beautiful atmospheric dining room. Very good value for money. I would absolutely stay here again and highly recommend it.

    Very friendly staff.

There is no dining room in the hotel. You have to walk down the street to another hotel for breakfast. No problem unless it is raining !

Very comfortable and spacious room, lovely location and view, great breakfast in beautiful atmospheric dining room.

It's a very good cheap hotel in the old town (it's hard to get more central tourist wise) – though mind that it is uphill (most of the old town is). The room I got was much bigger than any pictures online suggested and very well furnished, so it made for a very comfortable stay considering I was there more than a week (I think I had about 3 chairs and one sofa in a 2 person room). The decor was cohesive – definitely someone put some thought into the style of the room and I have to appreciate it. The area is calm – the hotel is on a small mostly pedestrian street, but very close to a good taxi pick up spot and bus stop in case you want to move around the city via public transport. It has a lot of toiletries provided (including toothbrushes which is rare nowadays).
The reception is truly a 24hr one, so I had no issues checking out in the middle of the night and the staff was helpful when I needed anything (eg. additional toilet paper). The wifi is relatively fast too.
Overall a lovely hotel in the city centre.
