They’ve got that kind of local vibe—like the place has been here longer than most hotel chains.

When you step into the room, the first thing notice is the smell of fresh coffee—there’s a little machine on the counter that actually brews a decent pot. The bed sheets feel a bit crisp, maybe a touch too firm for my taste, but the mattress is comfortable enough for a good night’s sleep. I parked a few blocks away on the street; there’s no dedicated parking but the city meter system is straightforward. The only downside is that the street can get noisy at night, especially with the traffic on Chikobava, but the curtains are thick enough that you can still hear the city’s hum without it feeling intrusive.

Check‑in was a breeze. The staff greeted me with a warm smile and handed over a digital key that works through a QR code—no long lines, no waiting. You’ll appreciate that if you’re in a hurry or traveling with a stroller. The staff was friendly, and they even offered a map with a few local eateries that aren’t on the usual tourist trail, like the tiny khinkali shop on No. 12, which is a must-try. Honestly, the Wi‑Fi is a bit spotty in the hallway, so if you need a steady connection for work, you might want to bring your own hotspot.

The neighborhood is a real treat. By day, you can wander down to the Tbilisi Zoo for a relaxed afternoon, or catch a tram to Mtskheta for a quick escape into history. In the evenings, the street lights along Arnold Chikobava make the whole area feel cozy, and the cafes spill out onto the sidewalks, filling the air with the scent of fresh doughnuts and espresso. During spring, that area can get a bit crowded, but the hotel’s location means you’re still close to quieter streets, so it’s a nice balance. If you’re a night owl, the hotel’s proximity to the main bus station is handy, but the noise can get a bit loud after midnight.

Overall, Family Guest House is a solid, home‑like experience that’s more about the feeling than the bells and whistles. You’ll get a sense of local life, a comfortable stay, and the kind of personal touches that make you feel like you’re staying with a friend rather than a brand. If you’re looking for a place that’s authentic, practical, and not too flashy, this is the spot.

Hotel in Tbilisi booking should be done early, especially during harvest season when the city hosts internationally celebrated wine festivals and cultural events.

  Nice and clean room with comfortable bed. Small balcony with good view to the hills. The host let us check in early in the morning (4 am) which was super convenient. Overall a good stay in Chugureti very close to Fabrika and a short walk to the old city.

  100/10 Amazing stay! The room was clean and tidy. I really enjoyed having breakfast on the balcony with a stunning view of the city. The room had tea, coffee, slippers, TV and bathroom amenities. The hosts were incredibly friendly. I will definitely come back.

  So perfect! The room was great and spacious with a beautiful big balcony in the sun. Everything was clean and had everything you need including kettle, fridge, coffee. The host was so kind and welcoming and helped me carry my luggage and leave it after checking out. I wanted to extend for longer but it was fully booked. Would highly recommend! Thank you 🙂
