Casa Orbeliani Overview
I spent a weekend at Casa Orbeliani, a 4‑star gem tucked into Tbilisi. The building sits on the quiet side of Mtkvari Street, a narrow stretch that feels like a secret alley you discover on a rainy afternoon. I remember stepping onto the 4th‑floor landing and being greeted by a warm smile from the front desk staff—no formalities, just a quick check‑in that had me inside the lobby in about three minutes. The lobby itself is a neat mix of Georgian wood panels and modern art; a few framed postcards of the Mtatsminda hillline hang on the wall, and the scent of fresh coffee lingers in the air.
The room was spacious for a 4‑star apartment in this part of the city, with a balcony that offered a sweeping view of the city’s rooftops and the distant silhouette of the Narikala Fortress. (I was surprised by how quiet it was, even though the street below is a bit lively with scooters and a food truck that serves the best khachapuri in town.) The bed was a king‑size with memory foam pillows that promised a good night’s sleep—though the mattress was a bit firm, which I found a bit odd for a place that claims to be “premium.” The bathroom was spotless, the shower had a nice pressure, and the toiletries were decent but not overly fragrant. The little touches, like a handwritten note that said “Enjoy your stay!” and a small basket of fresh fruit, made it feel less like a hotel and more like a home I’d stumbled into.
Parking is a bit of a lifesaver in this area; there’s a dedicated underground lot right behind the building, and the staff will give you a spot with a quick card swipe—no long shuttle rides needed. The noise level is fairly low, especially after 10 p.m., but if you’re sensitive to traffic, the sound of cars on Mtkvari Street can be heard faintly from the balcony. Check‑out is straightforward, though the staff asked if you’d like a late‑check‑out; I declined because I had a morning flight. One thing I’d note is that the Wi‑Fi can be spotty during peak tourist season (summer and early autumn), so if you’re a work‑traveler, you might want to
Many travelers prefer to book apartments in Tbilisi through trusted local agencies that provide insider knowledge about the best neighborhoods for experiencing the city’s wine culture and architectural heritage.

Reviews of Casa Orbeliani
Good apartment in city center – Paolo from Italy – August 12, 2025 (9/10)
The apartment is cosy and comfortable, good forniture and linen. Very central position, everything within walking distance. Good value for money.
What could be improved: During hotter summer days AC is not enough and the apartment gets quite hot.Exceptional – Kkruchinina from Serbia – June 19, 2025 (10/10)
Great apartment. Located in the very center of Tbilisi, walking distance from all the main city attractions. The apartment is very spacious, there were three of us and we didn't bother each other at all. The kitchen is equipped with everything you might need, the host even provided fresh water for us. The host was very friendly, it was a pleasure communicating with her.
What could be improved: It was a bit too hot in the apartment, since it is located on the attic floor and the bedrooms are not equipped with AC. Likely won't be a problem during less hot daysExceptional – Sandu from Moldova – December 22, 2024 (10/10)
Very big and spacious house. Even had some welcome sweets and water.
What could be improved: It’s not a problem for me, but you might have difficulty by climbing at 5th floor. It’s harder for old people or people with disabilities.Exceptional – Arina from Russia – January 1, 2024 (10/10)
Very clean, in the very center and well-equipped apartments! Thanks!))

What you can expect from Tbilisi historic center. – Nikita from Czech Republic – April 1, 2024 (9/10)
Property is what you expect for the money. Great location in historic center, big grocery store nearby, cafes, restaurants in vicinity. Flat itself is fully renovated and done well. Host is very responsive, we had some issues with our stay – she was in contact and solved all of them in timely manner
What could be improved: It's not suitable for elderly and/or handicapped people – 4th floor with no elevator and quite narrow stairs. Mattress is a bit too soft to our taste.A nice place to stay with minor shortcomings – Vitaliy from Russia – February 27, 2024 (8/10)
Convenient location, fresh renovation, very friendly host
What could be improved: Heating system didn’t work, but the host called a specialist and he fixed it. The oven does not work. We also got tired of climbing a very steep staircase. Plus sound proofing is bad 🙁Exceptional – Антон from Russia – August 28, 2025 (10/10)
