I mean, this isn’t some touristy bubble – you’re actually living where Tbilisi residents go about their daily lives, and honestly, that made the whole experience feel so much more authentic.

The apartments themselves are surprisingly polished for the area. I was expecting something basic, but these places have clearly been thoughtfully renovated with modern fixtures and comfortable furniture that doesn’t feel cheap or temporary. The kitchen actually works properly (you’d be amazed how rare that is in some places), and there’s enough space to spread out your stuff without feeling cramped. What I really appreciated was the attention to details – good water pressure, reliable WiFi, and windows that actually keep the street noise to a reasonable level. The building itself has that solid Soviet-era construction, which means thick walls and surprisingly good insulation.

But here’s the thing about Avlabari that most people don’t realize until they’re here – you’re perfectly positioned between the old and new parts of the city. Walk one direction and you hit the historic district with all the cobblestone charm, but head the other way and you’re in the modern business area. I found myself grabbing coffee from this tiny local place around the corner most mornings (the owner speaks about three words of English but makes incredible khachapuri), and the whole routine felt wonderfully unhurried. The metro station is close enough that getting around is easy, but far enough that you’re not dealing with constant foot traffic or that underground rumble. Parking can be a bit of an adventure if you’re driving – it’s that typical narrow-street situation where locals have their unspoken system figured out, but you’ll manage. The 9.7 rating honestly makes sense once you’re there for a few days. It’s not flashy or Instagram-perfect, but everything works the way it should, the value is excellent, and you get that rare feeling of staying somewhere that locals would actually choose for themselves.

  If you are in Tbilisi, my recommendation is to sleep in this apartment. A very comfortable bed, large, large and pleasant with hot water at all times, large toilets, everything works without problems, everything is modern and innovative in the apartment.   Ubytování v apartmánu předčilo naše očekávání, vše je do detailu promyšleno k dobrému bydlení.
  Přímo v domě je i restaurace ,supermarket ,ale i manikúra a modeláž nehtů .
  Stanice metra max. 5 min .pěšky. K lanovce ,která vede k soše Matka Gruzie, dojdete také pěšky do 20. min.

  Новые апартаменты в современном комплексе. Оборудованы абсолютно всем, что может быть необходимо. Пешком от метро 5-7 минут. Но – это Авлабари! И такой контраст между апартаментами и средой очень возбуждает чувства. Анна – чудесная и мгновенно реагирует на все запросы. Спасибо!
