Apartment Krtsanisi 21 Overview

I’ve been staying in Tbilisi all week, and let me tell you, Apartment Krtsanisi 21 feels like a secret corner of the city that you only discover if you’re willing to wander off the beaten path. The building itself is a charming old townhouse on Krtsanisi I Lane, tucked in the lower part of the historic district—just a short stroll from the ancient city walls and the panoramic view of the Mtatsminda Park. The front door is a bit of a scavenger hunt; the key is in a small locker inside the lobby, and the staff—who are actually a couple of locals—hand you a personalized note in Georgian that says, “Welcome to your home away from home.” (I mean, that’s a pretty warm start.)

Check‑in is quick, but be prepared for a little confusion if you’re not fluent in Georgian. They’ll ask you for your ID, and the receptionist will give you a printed map with a big red X on the exact spot of the apartment. The key itself is a sleek magnetic card that you swipe on the lock—no keyhole drama. The apartment is spacious for a 4‑star slot: two bedrooms, a living area that opens onto a small balcony, and a kitchenette that’s fully stocked with local tea, coffee, and even a small bottle of Georgian wine for a midnight snack. The kitchen smells like fresh bread and simmering lentil soup (a staple in Tbilisi), and the living room is lined with soft linens that feel almost like a hug. The only critique? The Wi‑Fi password is a bit of a puzzle; you’ll have to ask for it after you sit down, it changes daily—so keep that in mind if you’re a serious work traveler.

Noise-wise, the apartment is surprisingly quiet. The street is a mix of locals and tourists, and you’ll hear the occasional clatter of a street vendor’s cart, but it’s nothing that keeps you up at night. Parking is a bit of a hassle—there’s no dedicated spot, so you’ll need to find a street spot on Krtsanisi I Lane, which can be tricky during the busy summer months. However, the advantage is that the area is pedestrian-friendly, and you can bike or walk to the nearby Rustaveli Avenue. I love that the apartment is close to the old Sioni Cathedral; it’s a quick 10‑minute walk, and the morning bell service is something you have to see. If you’re looking for a genuinely local experience, this place is a solid choice—you’ll get the comfort of a 4‑star rating, the convenience of a central location, and the authenticity of a neighborhood that feels like your own.

Tbilisi’s hotels showcase the perfect blend of Georgian tradition and modern comfort, with many featuring wine tour services and authentic Caucasian hospitality.

  • Very Good – Vignesh from Qatar – July 13, 2023 (8/10)

Very clean, new and well furnished to our needs.
Really comfortable for a short stay with family
    we almost felt like home.
Basic cooking utensils were provided which made cooking pretty much easy.
Private access to pool was the highlight of our stay.
Friendly and a really helpful owner(she even offered us a ride to city when she saw us waiting for a cab)
3 super markets just beside the apartment. A carrefour and fresco are within 5 to 10 mins walkable distance.

What could be improved: Booking. Com said breakfast is available for an extra price but the restaurant downstairs was closed and no restaurants nearby.
The building itself is still under construction so there are areas like unfinished corridors and elevators which look a little scary at first but was safe enough.
The owner didn't speak english which made the initial communication a little difficult.
No pay by card options so you have to keep cash in hand.
Not sound proofed enough so you hear the noise from construction sites in the vicinity.
Have to depend on public transport or a cab for going out and getting back as its located a
Little far from the heart of the city. (10 mins by a cab to the main attractions)

  • Exceptional – Evgenia from Georgia – April 16, 2023 (10/10)

What could be improved: Noise in the night from other appartment, people were screaming and singing

  • Wonderful – Pppasha5 from Russia – October 14, 2022 (9/10)

    Warm swimming pool
    Comfortable and pretty room

What could be improved: The only problem is distance from subway or city center

  • Exceptional – Evgeniia from Russia – October 3, 2022 (10/10)

First of all, I’d like to mention kindness and responsiveness of the hotel’s owners.

Apartments are alike to the photos and description. Stylish Interior looks great and tastefully. In the apartments there is everything needed for comfort being in place, even needles and threads, hotel owners cared about such detail.

    Thank you for hospitality!
