First Impressions

Walking up to La Maison #7 on Beglar Akhospireli Street, you immediately sense you’ve found something special in Tbilisi’s old town. This four-star boutique property sits right in the heart of everything — I mean, you’re literally steps from the sulfur baths and the winding cobblestone streets that make this city so captivating. The building itself has that perfect blend of Georgian charm and modern touches that you hope for but rarely find. What really caught my attention was how intimate it feels, like staying at a well-appointed friend’s place rather than a typical hotel.

Location & Neighborhood

Honestly, the location couldn’t be better if you tried. You’re on a quiet residential street, but Abanotubani (the famous sulfur bath district) is right there, and the Narikala Fortress looms above you. I loved that I could walk to the Bridge of Peace in about five minutes, yet come back to this peaceful little street when I needed a break from the tourist crowds. The couples who stay here clearly get it — there’s something romantic about being tucked away in old Tbilisi like this. Plus, and this is huge for Georgia, they actually have free parking, which saves you the headache of navigating those narrow streets with a rental car.

The Rooms

The rooms at La Maison #7 strike that sweet spot between cozy and sophisticated. Mine had these beautiful high ceilings and original architectural details that reminded me I was staying in a historic building, but everything felt fresh and well-maintained. The bathroom was surprisingly spacious — you know how boutique hotels can sometimes skimp on that. What I appreciated most was the attention to local touches without going overboard with the Georgian theme. The bed was genuinely comfortable, and the windows opened onto the quiet street, so you get fresh air without the noise you’d expect in such a central location.

The Experience

The staff here really knows their stuff about Tbilisi, which makes a difference when you’re trying to navigate a city that can feel overwhelming at first. They pointed me toward some fantastic local restaurants that I never would have found on my own — places where locals actually eat, not just tourist spots. The whole vibe is relaxed and personal; it’s the kind of place where they remember your name and actually care about whether you’re enjoying your stay. I also loved that they could arrange things like wine tours to Kakheti or help with transport to the airport without the usual hotel markup you see elsewhere.

  The apartment was spacious & had everything we needed for our stay. The bed was comfortable, there was space to sit outside of the apartment & the bathroom was also spacious enough. The host, David was very friendly, always available via Whatsapp & helped us with any questions that we had regarding the apartment but also anything else. We loved the small assortment of sweets, wine and chacha which David provided when we arrived. We 100% recommend this apartment & we would definitely return here!

  A wonderful, cozy apartment in the heart of Old Tbilisi. Everything is thoughtfully arranged, so clean, stylish, and fully equipped with all essentials. There are iron, kettle and even washing machine. The room is spacious, the kitchen has everything you need, and the balcony is a lovely bonus.
  
  David is an exceptional host, truly one of the best we’ve met. He welcomed us with, transport card, cookies, and water, such thoughtful touches after a long trip. Arriving after a long way to a warmly lit home was priceless.
  
  The building has a charming veranda and courtyard, perfect for relaxing in warm weather (or even in cool weather with the cozy blankets provided). Great location near metro and attractions, though it’s a pedestrian zone, so be ready to walk a bit.

  I simply loved the place. In the very heart of old Tbilisi, with spectacular balcony that you can sit on and have breakfast or glass of wine. Close to… almost everywhere. Lot's of bakeries, shops and restaurants nearby. Metro station approx. 7 mins on foot. Last but not least – I have never met a host that kind, helpful and nice as David. I felt like at home – seriously, la Maison #7 is now also "my" place in Tbilisi.
  
  What could be improved: David warned us that nights can be loud and one of them was – there was some party in the apartment next building and apparently they needed loud music all night long. David mentioned it may happen, so we were very understanding about it – but no lie, it can be annoying, so mind that if you're a light sleeper.

  The owner was waiting for us, there was a bowl of fruit and cakes, bottle of wine and a lovely warm apartment. Location was excellent, 10 minutes from Freedom Square. The owner had sent very clear instructions how to get to the apartment from the square and gave us very helpful general information, such as not to take taxis who tote from the airport, links to good restaurants, sites to see, etc. The apartment was facing an inner courtyard and QUIET!! Up 2 flights of steps but that did not bother us. Excellent value for money. There were even toothbrushes and toothpaste, full range of toiletries waiting for us.
  
  What could be improved: Nothing, will be recommending to any of our friends who plan on visiting Tbilisi.

  Everything…the location is excellent👌🏽the apartment was so clean and spacious for one person and it was very comfortable. The highlight of this apartment though is David, wow what a host. He really went over and above the call of duty, so attentive, very responsive, and just soooo kind. I thoroughly enjoyed staying at his place and I'm definitely planning on returning.
