Check‑in was surprisingly quick – the host, a woman named Ana, greeted me with a warm smile and a homemade tea that had a hint of roasted nuts. The lobby was tiny but cozy, with a few mismatched chairs that somehow made the space feel homely rather than sterile.

The room itself is a charming mix of modern and rustic. The walls are painted a soft gray, and there’s a comfy sofa that practically begs you to sit and watch the city lights flicker at night. The bed is a queen with a quilted mattress that’s neither too firm nor too soft – honestly, it’s a perfect spot for a good night’s sleep after a day of exploring. I found a small kitchen nook that’s fully equipped: a fridge, a microwave, a kettle, and even a little spice rack with everything from sumac to saffron. I tried the instant tea bags – they’re decent, but the kettle’s stainless steel gives you that satisfying clink. The bathroom is spotless, with a rain shower that makes you feel like you’re in a luxury spa, even though the overall décor is more like a well‑kept apartment than a hotel. There’s a small balcony that opens onto the street; you can hear the hum of traffic and the occasional shout from a street vendor selling grilled meats.

What I love most about Ann’s Apartment is how it feels like a home base you can actually live in. The building has a small parking space on the ground floor, and I parked my scooter just a block away, so I never had to worry about a long walk for my luggage. The noise level is fairly quiet, except for the occasional late‑night traffic, which is a normal part of city life. The apartment is clean, but I did notice that the living room’s carpet could use a deep clean – a small scratch from a shoe left on it by the door. The only real downside is that the apartment is a bit on the smaller side, so if you’re traveling with a lot of luggage, you might need to stash some bags in the hallway closet. But honestly, it’s a cozy spot that feels like a local’s favorite hideaway, and it’s exactly the sort of place you want to recommend to friends who are looking for a genuine, unpretentious experience in the heart of Tbilisi.

  We had a lovely stay at this clean and comfortable apartment, located just a short walk from the subway. The space was well-equipped and ideal for a short stay, with everything we needed as a family. The neighborhood was quiet and felt safe, which made it even more enjoyable.
  
  Communication with the host was excellent — clear, friendly, and very responsive. They made the check-in process smooth and stress-free, and were always available in case we had any questions.
  
  What could be improved: There is no stove to cook food. It was not a problem for us as we stayed for 1 day. Maybe if we stayed longer, a stove would have been provided.

  I stayed in this apartment for a week, it is good value for money. The metro entrance is 50m from the building, there are shops and eateries nearby.
  
  What could be improved: I was doing self-catering, the kitchen has the utensils to make breakfast and the microwave. However, there is no stove which can be a problem as no real cooking is possible.
