The room is 25 square meters, which is generous for a city apartment, and the design is minimalist but functional—plenty of natural light, a small kitchenette that actually works (the fridge is big, the stove is a two‑burner), and a balcony that offers a view of the leafy park across the street. The noise can be a bit much at night if you’re sleeping on the ground floor, but the building’s walls are surprisingly solid.

Check‑in was quick; the front desk was a pair of friendly locals who offered a map with their own favorite spots highlighted. They mentioned the nearby Tbilisi Sea of Flowers for a quick stroll, and I took their advice. Parking is a bit of a hassle—there’s no onsite parking, so you’ll need to grab a space on the street or use a paid lot a block away. I parked on Mtatsminda Avenue (just a short walk), and the traffic was intense during rush hour, so it’s best to leave early if you’re heading out. The Wi‑Fi is decent, though the signal drops a bit when you’re on the balcony; I had to move back inside for a livestream of the sunset over the city.

The apartment’s biggest perk is the sense of authenticity. The curtains are a bright yellow, and the sheets smell like laundry soap—a detail that feels oddly comforting. The only critique? The bathroom is tiny, and the shower has a weak water pressure that could use a quick fix. But that’s a minor quibble for a place that offers a real taste of city life. If you’re planning a trip during the spring bloom or the October harvest season, you’ll catch the city alive with festivals and street performers, and staying here means you’re right in the middle of it all. You can step out for a cup of Georgian coffee at a corner café, or head to the Old Town for a tour of ancient churches—both are just a ten‑minute walk.     The hosts are the most helpful and the most generous people I have met in my 7 years of travel around the world.The apartment is excellent, with everything that is needed.The shower recess is really big! It is 1 minute from a very big Carrefour supermarket.Bus stops are just outside.
    I developed a medical emergency and they looked after me from the beginning to the end ; where to go, the transport involved, interpreting to the doctor and reception for paying the clinic,taking me back to the apartment,all with the best of Georgian hospitality ( refusing gifts or payment from me)Thanks zaza,you're WONDERFUL.

    First of all very good host, always ready to help and advise. Very good location : 10 min walk to metro, lots of shops and restaurants. Two large Carrefour shops within 5 min walk. Bus stop right across the house. Flat is large and comfortable. Big tree shades from sun.

    Zaza is a wonderful host, he met me and shown the way to the apartment so arrival was very smooth. Apartment has everything you need including a solid table for those who need a workplace and a great kitchen. About 100 metres away from the building you will find a huge supermarket "Carrefour", probably one of the largest in Tbilisi. The neighbourhood is quiet and cozy. Zaza is living in the same building and always willing to help.

    Definitely would stay again.

    What could be improved: The internet speed is not the greatest, it will be sufficient for calls and coding, but uploading/downloading large files will be a bit challenging.

    Excellent host Zaza – king, polite and helpful! Good location in Saburtalo with bus stop next to the building, a lot of amenities around – Carrefour supermarket, Gym, Co-working, TBC bank branch etc. Quiet apartment with balcony and windows into inside yard – no noise from busy Tbilisi streets.

    The size and facilities were ok, not wonderful, but ok. The owner is a super nice guy and helpful. But you will get what you pay for. Lesson learned.

    What could be improved: None of the previous reviews cared to mention that the building is old and the entrance is not so openly available from the main street, especially if you have big luggage. The a/c is only in the living room, not the bedroom. In summer days, it can get hot inside.

    Заза, очень гостеприимный и радушный хозяин. Встретил у подъезда. Всегда был на связи.
    Квартира очень тихая, поскольку окна выходят во двор и нет шумных соседей. В квартире есть всё необходимое. Косметическое состояние хорошее. Нет никаких неприятных запахов. Во время следующей поездки в Тбилиси, планирую остановиться здесь.

    Понравилось Всё!!! Заза встретил нас рано утром на железно-дорожном вокзале и привёз на своём личном транспорте( бесплатно!) до апартамента, за что ему спасибо! Нам, как раз нужно было отдохнуть после ночного путешествия – куда мы и заселились и проживали 14 дней! Всё показал и рассказал!!! В апартаменте было всё необходимое для проживания! Заза постоянно был на связи с нами, поэтому к нему можно было обратиться с любой просьбой, которые моментально исполнялись! Особо хочется отметить его доброжелательное и чуткое отношение!!! Нам также очень повезло – с выбором места проживания в Тбилиси! Мы давно хотели посетить Грузию, чтобы ознакомиться с достопримечательностями и музеями! Заза очень хорошо знает историю страны и достопримечательности!!! Он лично возил нас в очень красивые места, где располагаются Православные Монастыри, Храмы и другие достопримечательности!
