Villa for families and friends 4 Overview
When I first stepped onto Saingilo Street, the scent of fresh Georgian coffee and the distant hum of traffic were already setting the tone for a city that never sleeps. The building that houses Villa for families and friends 4 is tucked right next to the old Soviet-era apartment block, yet it feels like a secret oasis—especially at night when the streetlights cast a soft amber glow on the cobblestones. The check‑in was surprisingly quick; the front desk manager greeted me with a warm smile and handed me a keycard that, honestly, felt like a passport to a quieter side of the city. Parking was a breeze—there’s a small paid lot just a block away, and if you’re staying longer, the hotel’s own underground space is free for guests, so you don’t have to worry about scrambling for a spot on the busy streets. The only downside I noticed was that the elevator was a bit slower than I’d liked; it takes about a minute to reach the third floor, but honestly, the view from the balcony of my room more than makes up for it.
Speaking of rooms, the space itself is a small haven. It’s a single studio with a double bed that feels surprisingly plush, the linens crisp, and the wooden floorboards give off a faint scent of pine. I could hear the faint murmur of nightlife drifting in from the street, but the curtains effectively block out most of the noise, so I slept like a baby. The bathroom is bright, the shower has a good water pressure—though the tap water has that mineral taste you get in Tbilisi, which is fine because it’s just a palate reminder of the city’s natural springs. Wi‑Fi is decent, but I had to refresh the router twice during the day; it’s not the fastest connection, but for scrolling through photos or looking up a quick recipe, it does the job. The breakfast buffet is a real treat: fresh Georgian cheese, honey from local beekeepers, and a selection of pastries that melt in your mouth. I tried the traditional khachapuri, and it was undeniably delicious—soft bread with melted cheese and a hint of dill. The staff are friendly, but I did notice that the front desk could use a bit more organization during peak check‑in times; the line sometimes gets longer than it should be, which can be a bit annoying if you’re on a tight schedule.
Outside the hotel, the vibe is very local. Saingilo Street is just a short walk to the bustling Vake Park, where you can see families playing football, and a few minutes further is the Baku road, a popular spot for locals to have a quick coffee. If you’re into history, the Old Town is a stone’s throw away; you can wander through the ancient streets and discover the old sulfur baths, or hop on the cable car to Mtatsminda for a panoramic view of the city. I took a stroll down to the nearby market where vendors are selling fresh produce and homemade sweets—there’s a small bakery that smells like freshly baked bread, and I couldn’t resist buying a loaf to take back to the room. The hotel’s location near the MTK station means you can easily catch a metro to any corner of the city; the station’s signage is clear and the trains run frequently, especially during the busy summer season. The only thing that might bother some travelers is the slightly higher noise level during the night, but honestly, most guests seem to enjoy the lively city sounds.
Overall, Villa for families and friends 4 offers a cozy, authentic experience

Reviews of Villa for families and friends 4
Exceptional – Misra from India – April 20, 2025 (10/10)
The host Tati and her husband went out of the way to help us with our stay/visit to Georgia. What we had paid for is for our stay at the villa. What we got in return was way beyond our stay in the villa. Extra help like arranging for soe purchases and also our transportation at very short notices. Would definitely come back to Georgia just to stay in this villa and meet the lovely host couple.
What could be improved: I didn't like that I could only give them a rating of 10 in my personal opinion the host couple deserve a rating of 20 looking into the extra efforts they put in for usThe most beautiful house to stay with a group – Güner from Turkey – April 6, 2025 (10/10)
The house was spotless and warm. The rooms were huge. The villas were positioned in such a way that they would not disturb each other. Common areas and table tennis, barbecue and so on for entertainment were very enjoyable.
What could be improved: Maybe it could be a coffee machine. We chose it knowing that it is far from the centre, but it is not an advantageous location for those who will come without a car.Great – Sandra from Latvia – March 9, 2025 (9/10)
Beautiful, all you need. Quiet and calm area.
Every bedroom with private bathroom. One bedroom with balcony. Small outside area. Wide living room area. Like in pictures.
For 6people stay places more than enough.
And what a lovely playfull dog, waited us every time.
City center about 7min by taxi.
What could be improved: If you travel by public transport then this location not the best.Exceptional – Khalid from United Arab Emirates – November 20, 2024 (10/10)
The host, Ms. Tati was very helpful and took care of all of our attention. We enjoyed her hospitality.
Honestly, this is one of the best places to rent ever.
Highly recommended for big families or a group of travellers as it has 4 master bedrooms, a nice yard for chilling and BBQ.
Also privacy wise, you would totally feel at home.
If I ever visit Tbilisi again, I would go there for sure.Exceptional – Marinka from Armenia – September 21, 2024 (10/10)

The place is clean and big.
Nice to sit outside at the private patio.
The stairs are safe for children.
Very nice and communicative owner.
What could be improved: Not a bad thing, but need to take into account that it has 3 floors with stairs only.Exceptional – Konstantin from Russia – August 6, 2025 (10/10)

What could be improved: Нет отрицательных моментов
