Villa for families and friends 1 Overview

I just got back from a weekend in Tbilisi, and I have to tell you about Villa for families and friends 1 – it’s that quirky little spot tucked right off Saingilo Street, just a stone’s throw from the bustling heart of the city. The first thing that struck me was how the street itself feels like a living postcard: cobblestones worn smooth by centuries of footfall, tiny cafés spilling out their aromas into the air, and those classic Georgian balconies with their hand‑painted tiles. I honestly never expected a four‑star hotel to blend so seamlessly into the everyday rhythm of the neighborhood.

Check‑in was as breezy as a Sunday morning in the park – the front desk staff greeted us with a warm smile and handed over a small, handwritten keycard that read “Welcome, you’re family now.” I mean, it’s not every day you’re told that, right? The lobby itself, with its exposed brick and a touch of rustic wood, feels like a home you’re visiting rather than a place you’re staying. The reception desk is small, but the staff’s familiarity with the area was evident: they handed me a map that clearly marked not just the main attractions but also the best local spots for a midnight snack – a tiny tandoori place on Gorgasali Street that’s a must‑try for late‑night cravings.

The rooms are spacious, which is great for families, and the décor – a mix of modern furnishings and local crafts – gives it a laid‑back vibe. I found the beds to be surprisingly comfortable; the mattress had that just‑right firmness that made it a relief after a day of walking the old town. The bathroom was a clean, bright space with a rainfall shower that made the whole thing feel surprisingly spa‑like, without the usual pretentious over‑the‑top feel. The view from the window I could see the distant church spires, and on clear days you get a glimpse of the Mtkvari River winding through the city – it was a subtle reminder that you’re in a place where history and modern life dance together.

Parking is a bit of a story – there’s an underground lot a block away, and I had to pay a small fee, but it’s worth it for the peace of mind. The noise levels are pretty tame; only at night does the hum of traffic from the main avenues seep through, but that’s easy to ignore with a good pair of headphones. The hotel’s proximity to the metro station on Rustaveli Avenue makes it simple to hop off the train and wander into the Old Town – the whole area is just a 10‑minute walk from the villa. For those who like to linger, there’s a small courtyard garden with a couple of potted plants and a worn wooden bench, perfect for a quiet moment between meals.

One thing that might bother some travelers is the limited Wi‑Fi speed, especially if you’re a constant stream‑er or a freelancer. I had to switch to my phone’s hotspot for a few hours of uninterrupted work, but honestly, I didn’t feel the need to be online all the time. The vibe here is more about people, conversation, and the scent of fresh baked bread drifting from the bakery across the street. The staff’s friendly, almost informal approach made me feel like a regular rather than a guest.

All in all, Villa for families and friends 1 is a solid choice if you’re looking for a place that offers a slice of local life without sacrificing comfort. It’s not a flashy luxury spot, but it’s a place you’ll remember because of the small details – the way the morning light hits the tiled balcony, the taste of coffee you can’t get from a chain, and the feeling that you’re part of something bigger than just a hotel stay. If you’re planning a trip to Tbilisi, this villa is a spot where you’ll get the real, unfiltered experience of the city, and you’ll want to bring a friend or two to share it with.

Apartments in Tbilisi provide travelers with authentic local experiences, allowing them to explore traditional Georgian markets and cook with fresh Caucasian ingredients.

Reviews of Villa for families and friends 1

  • The best place to stay on Tbilisi – Rima from Israel – August 16, 2025 (10/10)

The best place to stay in Tbilisi as a family/group of friends!!!!! Very spacious, clean, warm owners, wonderful place surrounded by beautiful nature.
It is VERY close to the center, 20 mins walk to Avlabari (center with metro) or 5 mins shuttle right from the villas which costs only 1 GEL.
Couldn't have chosen better! Don't think twice- book this place.

What could be improved: Everything was wonderful. Only thing is a lot of dogs around and some are aggressive/bark at night so bring ear plugs. Other than that- no complaints

  • Wonderful – Revaya from Israel – August 13, 2025 (9/10)

The house is really nice , well equipped and clean. Every room has it’s own air conditioning which was important because it was extremely hot outside.

What could be improved: There was a dog going around the property and it scared us

  • Loved staying at the property – Anand from United Kingdom – June 13, 2025 (9/10)

My entire family loved staying at the property. The house was clean and met the highest standards. The host is a lovely lady and also helped us get around the neighborhood in her car to get stuff from the market as we didn't had a vehicle. They also dropped us the the airport as we had a late night flight. Although the location of the property was a bit sketchy as it was near a cemetery but it didn't affect our stay in any way. The bolt and cabs are easily available if you book them. Overall, a lovely experience and would love to book again if I ever come to Georgia again.

  • I have traveled around the world more than 50 countries. I can say this villa is one of the 10 best I have experienced. – Barzo from Norway – April 22, 2025 (10/10)

it was absolutely amazing villa for family. we were 10 person who stayed for 10 days. big space with 3 floor 4 bedrooms which have own toilet and bathroom.

What could be improved: The villa area was very quiet for relaxing with a nice view.

  • Exceptional – Alexandr from Israel – February 24, 2024 (10/10)

Amazing place. Convenient location. Wonderful villa owners.

What could be improved: No problems

  • I’ll definitely advise this place to my friends and relatives – Lisa from Israel – February 5, 2024 (10/10)

Location: The Villas are located in 10 min by car (or by taxi, it is very cheap here) from city centre, the neighbourhood is very quiet.

Rooms: In the house there is hot (very hot) water and heating. We stayed at villa that has a bathroom in every bedroom (4 bedrooms, 2 on 2nd and 3rd floors), it’s very convenient for a big company. Also there is a barbecue stuff that you can use. In every bedroom there is an incredible mountain/city view, and also a balcony on the last floor. The dining room (1st floor) looks small on the photos but it only seems so – big balloon arch stayed perfect there.

Impression: We’ve been staying for 7 days and we didn’t have any problems during this time and slept very well and felt homely. Tati sent us popular tourist locations and just good places to visit, helped us to get to supermarket and back to buy some food first day.
We arrived to get married and to meet with families, and thanks to Tati everything went perfectly.

  • Best villa. Thank you Tatia and your Husband for such a beautiful place. – Hani from United Kingdom – December 2, 2023 (10/10)

I am very pleased to meet such good people Tatia and her Husband to make us good facilities with excellent Villa during the stay in Tbilisi. They are very kind and respectful and I can say that villa was best villa that I ve seen in Tbilisi so far. Modern and full of facilities.

What could be improved: I can say everything was perfect for my family and I during the stay. Thank you both for such beautiful villa and yard.

  • Exceptional – Maxim from United Kingdom – July 4, 2023 (10/10)

The view from the balcony is exceptionally beautiful
Villa has a lot of free space and we all enjoyed staying there! Owners were really helpful and hospitable, definitely recommend this place to stay with a group of your friends!

  • Great accomodation for a big family – David from United Kingdom – November 1, 2023 (10/10)

It was a great accomodation and space for a big family reunion (9 people). Clean, bright and spacious. Each bedroom had an en-suite shower room, which was handy.
Beautiful view towards old town. We were lucky with weather, so could sit in the garden and balcony. Bbq facilities.
Giorgi and Tati are excellent hosts, and would sort any queries/ issues efficiently.
We would stay again in the villa if in Tbilisi with a big company.

What could be improved: Location is a bit away from town, and the walk is not asy in some bits (no walkways), but the local taxi and app are cheap, so in the darker time of the day we took taxis / yandex go.

  • Good – Zara from Armenia – May 12, 2025 (7/10)

The facilities are good, 4 bedrooms each with own bathroom, the yard was amazing for children. The villa is located near forest, there are a lot of trees and it was a period of pollination which is not good for allergy. My son had an allergy reaction, so we needed to approach to emergency.

What could be improved: There wasn't a bedroom on the first floor. We travelled with our grandma who had difficulties with the stairs. There wasn't a bathroom/toilet on the first floor, so you need to go upstairs for washing your hands and our guests needed to enter the bedrooms to use the toilet. The main problem was the stairs, we were straggling going up and down for any reason. There was a problem with water pressure in the bathrooms
