The building is old-school, with a peeling façade that’s been repaired recently, so the rooms feel fresh while still holding that classic Georgian vibe. I mean, the balcony is small but the view is spectacular: you can see the city’s spires and the distant rust of the Mtatsminda cable car. And the balcony floor is wood that creaks just right when you step on it—like a gentle reminder that you’re on the second floor, not a high-rise.
The check‑in was super smooth. The front desk is run by a young woman who greeted me with a warm “Kuba,” which is Tbilisi slang for hello. She handed me a key card in a neat envelope and walked me through the Wi‑Fi setup. She was also super helpful with directions. She told me that the nearest metro station, Avlabari, is a 12‑minute walk, and that the old town’s best street food stalls are just a block away—especially the khinkali spot on Nikola Street that’s a must‑try. She gave me a small map with a handwritten note: “Don’t miss the Tbilisi TV tower at sunset.” I actually did, and the view from the tower was one of the best sunsets I’ve ever seen. The apartment itself is a 4‑star place with a rating of 8.9, but it’s the little touches that make it shine—like the hand‑woven rug that smells faintly of cedar, and the tiny kettle on the kitchen counter that whistles when it’s ready.
Parking is a bit of a hassle; you have to hunt for street spots and sometimes the meter is a question mark for the first few minutes. Noise-wise, the apartment’s a bit close to the main street—so during the day you’ll hear the chatter of locals and the occasional honk, but it’s still quite calm at night. I’m a night owl, and the only thing that kept me up a bit was the faint hum of the old building’s heating system, which is a typical Georgian thing. You’ll get a bit of that old‑world crackle, but it’s part of the character. The rooms are airy, with a cool breeze that flows in through the windows when I open them. I’ve slept on the bed twice, and it’s surprisingly comfortable—supportive but not too firm. The bathroom has a rain shower that feels like a mini spa, and the tiles are smooth to the touch. I loved that the apartment has a small fridge stocked with local cheese and a bottle of red wine, which is a thoughtful detail I’d love to see more places emulate.
If you’re traveling in June or July, the city is bustling and the streets are alive, so you’ll be right in the middle of it all. The nights are cooler, and you can enjoy the street performers on Rustaveli Avenue without the day‑time heat. If you’re visiting in winter, the apartment’s heating is a lifeline, and the window views of snow‑capped peaks are breathtaking. The check‑in process is the same, but the staff is extra warm in the colder months, and they’ll offer you a mug of hot tea right away—one of those comforting moments that make a stay memorable. All in all, the UNIQUE Apartment is a cozy, well‑located spot that feels like a home away from home, and if you’re looking for an authentic Tbilisi experience, this place is definitely worth a stay.

The apartment was so good, it was clean and it's in a good location.

George is a wonderful host, he was very nice, accommodating and helpful. And he has the most beautiful smile. The place is very nice, spacious and comfortable, and there is a big wonderful terrace downstairs, with a table and benches, surrounded by trees and fruits. I highly recommend staying here.

The rooms are very large, clean and spacious. There is a well equipped kitchen and bathroom in the apartment. There is a washing machine too. The area is right next to the most central Rustaveli Avenue in Tbilisi. George was a very responsive host. He allowed us early check in and was also flexible about the payment method. He accepted USD also since we were short on GEL in cash. There is a functional AC in one room which is important for the month of July. It is definitely worth the money!
What could be improved: Maybe just that the AC in one room doesn't allow you to close the connecting doors between the two rooms during hot summer months, so a bit of privacy hindrance for those who want two completely separate rooms. The location was perfect. Very local and no noise. The beds were good and the AC worked. The host was very friendly and responded quickly.
What could be improved: The shower was clogged and there was a bad smell. The apartment is in a bad condition. The floor was very dirty and the kitchen didn't have all the amenities (he did bring it later). The only thing which was good about this Property was the Host.
He knows English and was a helping person.
What could be improved: 1: the location was very bad ,far from every attraction and restaurants , apartment was on a hill that made travelling very difficult as no bolt driver was willing to come we have to go all over down and up by ourself with kids and strollers.
2 : the apartment was very old and scary , stairs going towards apartment was that welded stairs which was very dangerous with kids.
3 : utensils in the kitchen was very dirty.
4: washroom doesn't had dustbin
5: main door was almost broken
6 : furniture was broken
7 : bed and mattress was uncomfortable
On our check out owner came and checked everything it was looking like we are not guest we are here to steal something literally he check bedsheet pillows and towels which he messeged us before also that he will come to check these petty things.
I never ever saw such checking before.

В этой квартире останавливаемся второй раз в этом году.
Расположена в старом доме, в самом сердце Тбилиси – в 3 минутах от метро Руставели и, соответственно, от проспекта Шота Руставели: весь центр в пешей доступности.
Просторные и прохладные в жару комнаты с высокими потолками, противомоскитные сетки, очень удобные кровати, хорошие ванная и кухня и, конечно, внутренний дворик, а из окон – вид на город и канатку… Очень тихо, несмотря на центральную локацию.
Рекомендую всем, кто хочет почувствовать аутентичность настоящего тбилисского жилья, любит гулять по крутым улочкам Вере и готов исследовать этот чудесный город.

Хорошее расположение. Рядом станция метро в 5 минутах ходьбы и канатная дорога до парка развлечений. Хозяин очень отзывчивый, всегда на связи. Аппартаменты чистые, все работает) были в июле 2025.
