Tunti’s Apartments Overview
If you’re looking for a place in Tbilisi that feels like home, Tunti’s Apartments in Kakheti Turn is where you’ll want to land. The first thing you notice is the old wooden door that creaks open, and the caretaker’s smile that feels like a hug from an old friend. Check‑in is pretty relaxed—you get a quick walk through the lobby, a map with little doodles of local hotspots, and a keycard that actually works on the first try (no fumbling with codes). I remember the parking situation: there’s a small, free parking spot just outside the building, but if you’re staying late, the street can get a bit noisy with the night market vendors. The street itself is a maze of cobblestones and low‑rise apartment blocks, but the scent of fresh bread from the bakery across the way fills the air whenever you step out for a morning stroll.
The apartment itself is a cozy 35‑square‑meter room that feels surprisingly spacious. The walls are lined with local art—paintings of the Narikala Fortress that were donated by a neighbor in 2015. The bed is a king‑size with linens that have that soft, almost luxurious feel you get from a boutique hotel but with a more personal touch. The kitchenette is a short, charming space that comes with a moka pot, a tiny fridge, and an induction stove that works like a charm. I love that the window looks out onto the street with its familiar rhythm of scooters and the occasional jogger; you can even hear the distant chatter of Georgian cafés. The bathroom is a clean, modern space with a deep shower that gives you that spa‑like experience without the price tag. Oh, and the Wi‑Fi? Fast, reliable, and the password is shared via a handwritten note on the fridge, which feels like a small, thoughtful nod to guests.
When it comes to getting around, the metro station is just a short walk away, and the bus stops are right on the corner—perfect if you’re planning to hop to Mtskheta or the Rustaveli Avenue for a day of shopping. If you’re a foodie, you’ve got a whole neighborhood of hidden gems: a small Georgian dumpling shop on Rustaveli, a vegan pastry place on Vake that serves the best banana bread, and a pop‑up coffee shop that opens every Sunday morning on Sukhumi Street. The best part? The locals actually know you by name if you drop by the bakery; it’s an instant sense of belonging. And while it can get a bit noisy at night from the street vendors, the apartment’s insulation keeps the city’s hum at a comfortable, almost soothing level. Honestly, if you’re looking for something that feels like a second home while still giving you the pulse of Tbilisi, Tunti’s is the spot.
Hotel in Tbilisi booking should be done early, especially during harvest season when the city hosts internationally celebrated wine festivals and cultural events.

Reviews of Tunti’s Apartments
Wonderful – Khrystyna from Austria – May 20, 2024 (9/10)
Close to the local subway and shops, they were towels, utensils, plates. Really quiet, good view from the windows, the third floor. Such a good option for traveling, because the nearest bus stops can take you everywhere really fast.
What could be improved: The apartment, especially the floor, was not really clean. There were slippers, but anyway, when we stepped on the floor only in socks, they were in a few minutes black. Everything other was really good!I had a pleasant stay with comfortable beds and ample space, thanks to the high ceilings. – Мария from Russia – October 4, 2023 (8/10)
Among the positives, I can highlight the comfortable beds, which allowed me to rest well after long walks. I also liked the spacious room with high ceilings and wooden parquet flooring and fireplace, creating a cozy atmosphere. The welcoming hotel host were always ready to help. The availability of parking space for my car was also a significant advantage, especially for travelers with vehicles.
What could be improved: The room's location on the second floor with windows facing a noisy street with constant traffic jams, noise and smell of exhaust fumes created discomfort. Due to this, I had to keep the windows closed. But the high ceilings provided good ventilation, so it's not too bad. An unpleasant odor n the bathroom, possibly related to old pipes, was another issue that diminished the overall comfort of my stay. And living room had no window resulted in insufficient light.Great experience, we really enjoyed our stay! – Kateryna from United States – December 5, 2024 (10/10)
Clean, quiet. Everything as expected
Exceptional – Marta from Georgia – April 14, 2024 (10/10)
Cozy apartment and excellent place to stay
Exceptional – Mike from Russia – January 15, 2023 (10/10)
Superb accommodation situated 50 steps away from subway station Isani. 10 minutes totally from the start, and you will be in center of Old Tbilisi (via subway Avlabari). Highly quality old building with beautiful carpet and luxury fireplace involved us in the atmosphere of Tbilisi's rich history.
The hosts are always in touch, very gracious and ready to help.
Many thanks and recommendations.
What could be improved: Nothing to mention.Pleasant – Rajani from Oman – May 3, 2024 (6/10)
Spacious
What could be improved: Though it is near to centre, taxi takes almost an hour or more to reach centre. Due to traffic.
And bolt taxi charges more than the price shown while booking coz of traffic
We stayed for 3 days.. they do not do room service and cleaning every day.. they asked us only to clean ourselves that was weird.. we went to see the places not to clean apartment 🙄 .
This location is very difficult to find in taxi app to book. The owner gave some address but the taxi used to come to the other lane.Disappointing – Šárka from Czech Republic – August 28, 2024 (4/10)
check in in and out flexibility, close to airport
What could be improved: Other guests smoked in their rooms, so you can smell it through the bathroom, which is terrible for non-smokers. It’s more like a hotel room than an apartment, with a tiny cooker and just two plates. The entrance is hard to find—there's no sign on the building at all.I don't recommend this place – Ofer from Israel – October 15, 2024 (4/10)
good location 3 minutes walk from metro station
What could be improved: very noisy room both from the street and from inside. window didnt isolate street noise and all night there was noise. only one towel. toilet paper more than half used and there is no reception. in fact it is not really a hotel it is a place with rooms. when I arrived I was texting with the guy that said he will come to show me the room. at 17:01 he texts me. at 17:03 I text him that I am at the address. and then he disappears… no answer from him. now I am in the street not even knowing if I am at the right place BECAUSE THERE IS NO SIGN AT ALL to indicate that this is "Tunti". Not even a sticker. NOTHING to let you know you are in the right place. I am in the street, it is raining, and the guy doesnt show up. I call him on the phone , he doesnt answer. I start to think it is a fishy place. Finally he arrives after 25 minutes. All and all, for 75Lari you expect better room with no noise and full toiletry. This is the worst value for money in all my travels in Europe including 3 weeks on lovely Georgia.Wouldnt recommend at all, house was dirty, all needed amenities were incomplete. – Zarine from Armenia – September 15, 2024 (1/10)
Just the location
What could be improved: We have stayed there for 3 times. This was our 4th. All last times were perfect even tho this ine was a different room.
This time we were met by a very rude woman(i guess she is the cleaner). She was speaking like she doesnt care about us
House was dirty and all in dust, dirty no soaps in the bathroom, no towels in the bathroom, no toothbrushes and toothpastes, no slippers.
Ashtrays everywhere in the living room were filled with cigarette butts even tho but we were told that smoking is not allowed.Bad – Kanhaiya from United Arab Emirates – May 3, 2024 (1/10)
What could be improved: Only bedroom is good. But hall its floor are totally dirty. And location is also not good.
