Tiflis Family House Overview
First Impressions
Walking up to Tiflis Family House on Sultnishnis Street, you immediately get that feeling you’ve stumbled onto something special. This four-star gem sits right in the heart of Tbilisi‘s old town, and I mean literally — you’re steps away from the sulfur baths and the winding cobblestone streets that make this city so enchanting. The building itself has that classic Georgian charm, but what really caught my attention was how quiet and residential the street feels despite being so central.
Location & Getting Around
Honestly, the location here is almost unfair to other hotels — you’ve got a 9.9 location score for good reason. You can walk to Narikala Fortress in about ten minutes, and the famous sulfur district is practically at your doorstep. What I really appreciated was having free parking right on site, which is honestly a miracle in this part of town. Most places either don’t have it or charge through the roof, so that’s a huge plus if you’re driving around Georgia. The accessibility to major attractions makes this property an ideal base for exploring the region’s cultural landmarks and natural wonders.
The Space
The room I stayed in felt more like a friend’s well-appointed apartment than a typical hotel setup. There’s something refreshingly homey about the whole place — you get the sense that real thought went into making guests comfortable rather than just checking boxes. The kitchen area was particularly useful since Georgian markets are incredible and you’ll definitely want to bring back some fresh khachapuri ingredients or local wine to enjoy. Each space is thoughtfully designed with modern amenities while maintaining authentic local character.
The Neighborhood Experience
What you’ll love about staying here is how you’re living like a local rather than being stuck in some tourist bubble. In the mornings, you’ll hear the call to prayer from nearby mosques mixing with church bells — that’s Tbilisi for you, this beautiful religious melting pot. The narrow streets around the property are perfect for evening strolls, and you’re close enough to the main action but far enough to actually get some sleep. This balance between vibrant cultural immersion and peaceful retreat is what makes the neighborhood truly special.
Why Guests Love It
The 9.7 rating really speaks for itself, but what strikes me most is how couples consistently rave about this place — they’ve rated the location 9.6 for romantic trips, and I totally get it. There’s something intimate about wandering these ancient streets together, then coming back to your own little Georgian hideaway. You’re not just staying in Tbilisi; you’re actually experiencing how the city breathes and moves, which is exactly what travel should be about. The property offers an authentic connection to local culture that transforms a simple stay into a memorable journey.

Reviews of Tiflis Family House
Magical piece of history and warm humanity – Austin from United Kingdom – July 26, 2025 (10/10)
Amongst hundreds of places I've stayed in many years, this magical house will continue to stand out as one of the most wonderful and happy experiences. The house is 300 years old, inhabited by the same family for generations, and is now looked after by grandmother Neli, mother Nino, and daughter Tatia. We were lovingly looked after by all three of them, and could not have been more comfortable in the place they carefully prepared for us. There is a large comfortable living room, as well as a double and a single bedroom, with plenty of storage space in wardrobes, plus a fully-equipped kitchen and shower room. A bottle of wine was waiting for us on arrival, and we continued to be cared for throughout our stay, including relaxing on the balcony, safely parking our car, and just learning about each other. They immediately bonded with our small baby, and we hope that we were good guests in taking care of their house. If we come back to Tbilisi, we would not consider staying anywhere else.
Exceptional stay with the loveliest hosts! – Beata from United Kingdom – July 11, 2025 (10/10)
Our experience here was absolutely wonderful. The place itself was clean, comfortable, and in a great location—but what truly made our stay special were the people. The hosts were some of the kindest, most welcoming individuals we've ever met. From the moment we arrived, they made us feel at home with genuine warmth and generosity.
We can’t recommend this place enough. If you're looking for more than just a place to sleep—if you want to feel truly cared for—this is where you want to be. Thank you again for making our trip so special❤️Exceptional – Mikhail from Russia – July 2, 2025 (10/10)

A beautiful stay in the centre of Tibilis – Guoqiong from China – June 10, 2025 (9/10)
The living room is so big. We have plenty of space to sit. And I also like the atmosphere of the old town. The furniture are very beautiful and there are a lot of old stuff which shows the lifestyle of local families.
What could be improved: The bed is too soft for me.Great experience on our first day in Tbilisi. – Mahanum from Malaysia – June 8, 2025 (9/10)
The owners were very nice and friendly. They helped us carry our luggages from our car to the room upstairs. We really appreciated it very much. Talia (the granddaughter-person in contact) was very nice too. She made sure we were ok all the time. Thank you, Tiflis FH!

Firstly, about the host.Tatia is one the sweetest and most welcoming person we have met as a host. Her whole family were wonderful. Beautiful to see four generations of the family together to welcome us and make us feel at home. Tatia and her Grandmother were very lovely and genuinely took care. Extremely helpful with recommendations. The best hosts I have stayed with ever.
Now about the house. A 300 year old gem of a place within the heart of Tbilisi, giving us an authentic feel of a Georgian stay. A beautiful and cozy place with a touch of the old glamour, makes this place the perfect stay. The location is also fantastic, considering it is walkable to freedom square, with a lot of options for good authentic Georgian food and drinks.
