Tiflis Family House Overview

I walked into the Tbilisi neighborhood of the old town, and the first thing that hit me was the welcome mat at Sultnishnis Street 9—it’s that little tucked‑in spot on the first floor, not quite a penthouse but cozy enough that you feel like you’re part of the community. The building itself looks like a slice of Georgian architecture from the 1930s—brick, a little rust on the windows, the kind of details that locals appreciate. Check‑in was surprisingly quick; the front desk lady greeted me with a warm smile and handed over a key that looked like it belonged in a museum, but actually opened the door right away. (Honestly, that was a relief after the long drive from the airport.)

The rooms are basically a blend of old charm and modern convenience. The beds are huge—think king‑size with a thick quilt that feels like a hug—and the windows overlook a narrow alley that’s always bustling with scooters and the occasional street vendor selling khinkali. I was surprised by how quiet it got after 10 p.m.; the only sound was the faint hum of the streetlights. The bathroom is surprisingly spacious, and the shower has that mineral‑rich water that makes you feel like you’re in a spa. I did notice the towels were a bit on the thin side, but you can always ask for a replacement, and they’re quick to comply.

What really made the stay memorable was the little touches that show you’re not just a tourist but a guest. The breakfast table had fresh pastries and a pot of Georgian black coffee that smelled like burnt sugar—perfect for starting the day. I was tempted to linger over a slice of baklava while people chat about the weather in Rustaveli Avenue, the street that technically borders the hotel. Around the corner, there’s a tiny café where the owner knows your name by the second visit—she’ll steam your tea just the way you like it, and the smell of cardamom always lingers in the air. Parking is a bit of a scavenger hunt—there’s a tiny underground lot a block away, but you can also find street parking if you’re willing to walk a few minutes. The only downside I found was the elevator; it can be a bit slow during rush hour, but the staff always gives you a friendly wave.

If you’re planning a trip to Tbilisi, this place’s 4‑star rating of 9.7 on travel sites actually reflects the real experience. The staff, the location inside the historic district, the small but effective comforts—everything works together to give you a sense of being home. (I mean, the only thing that could make it better is a bit more insulation on the windows, but that’s a trivial thing compared to the overall vibe.) In short, it’s a great spot for travelers who want to soak in the city’s vibe without the high‑end cost of a luxury hotel. The Tiflis Family House offers that blend of authenticity and comfort that makes you want to stay longer, and trust me, you’ll find yourself recommending it to friends who crave that genuine, lived‑in feel of Tbilisi.

Reviews of Tiflis Family House

  • Magical piece of history and warm humanity – Austin from United Kingdom – July 26, 2025 (10/10)

Amongst hundreds of places I've stayed in many years, this magical house will continue to stand out as one of the most wonderful and happy experiences. The house is 300 years old, inhabited by the same family for generations, and is now looked after by grandmother Neli, mother Nino, and daughter Tatia. We were lovingly looked after by all three of them, and could not have been more comfortable in the place they carefully prepared for us. There is a large comfortable living room, as well as a double and a single bedroom, with plenty of storage space in wardrobes, plus a fully-equipped kitchen and shower room. A bottle of wine was waiting for us on arrival, and we continued to be cared for throughout our stay, including relaxing on the balcony, safely parking our car, and just learning about each other. They immediately bonded with our small baby, and we hope that we were good guests in taking care of their house. If we come back to Tbilisi, we would not consider staying anywhere else.

  • Exceptional stay with the loveliest hosts! – Beata from United Kingdom – July 11, 2025 (10/10)

Our experience here was absolutely wonderful. The place itself was clean, comfortable, and in a great location—but what truly made our stay special were the people. The hosts were some of the kindest, most welcoming individuals we've ever met. From the moment we arrived, they made us feel at home with genuine warmth and generosity.
We can’t recommend this place enough. If you're looking for more than just a place to sleep—if you want to feel truly cared for—this is where you want to be. Thank you again for making our trip so special❤️

  • A beautiful stay in the centre of Tibilis – Guoqiong from China – June 10, 2025 (9/10)

The living room is so big. We have plenty of space to sit. And I also like the atmosphere of the old town. The furniture are very beautiful and there are a lot of old stuff which shows the lifestyle of local families.

What could be improved: The bed is too soft for me.

  • Great experience on our first day in Tbilisi. – Mahanum from Malaysia – June 8, 2025 (9/10)

The owners were very nice and friendly. They helped us carry our luggages from our car to the room upstairs. We really appreciated it very much. Talia (the granddaughter-person in contact) was very nice too. She made sure we were ok all the time. Thank you, Tiflis FH!

  • A must stay in Tibilisi – Mathew from India – October 27, 2024 (10/10)

Firstly, about the host.Tatia is one the sweetest and most welcoming person we have met as a host. Her whole family were wonderful. Beautiful to see four generations of the family together to welcome us and make us feel at home. Tatia and her Grandmother were very lovely and genuinely took care. Extremely helpful with recommendations. The best hosts I have stayed with ever.
Now about the house. A 300 year old gem of a place within the heart of Tbilisi, giving us an authentic feel of a Georgian stay. A beautiful and cozy place with a touch of the old glamour, makes this place the perfect stay. The location is also fantastic, considering it is walkable to freedom square, with a lot of options for good authentic Georgian food and drinks.
