Three Rooms Apartment Overview
I just landed in Tbilisi and, honestly, the city still feels like a secret waiting to be explored. I parked my rental car on Mtkvari Street—there’s a tiny, almost invisible parking spot right next to the building that feels like a lucky find for anyone who knows where to look. The building itself is a charming, two‑story pre‑war block that locals call “the old brick house” because of its weathered façade. The front door is a little crooked, and the hallway smells faintly of old wood and the lingering aroma of tea from the neighbor’s kitchen. I’m staying in the apartment on the 24th floor, and you know what? The view is a quiet, sweeping panorama of Mtatsminda and the winding river below; you can see the rusted truss of the old bridge and the tiny church roofs dotting the skyline. It’s a good spot to wake up to the city’s morning traffic hum, which, after the first few minutes, turns into a gentle, almost meditative buzz.
The apartment itself is a three‑room setup that feels more like a home than a hotel. The living room has a sofa that folds into a bed, a tiny kitchenette with a single burner stove, a fridge, and a small dining table that’s perfect for a quick breakfast or a late‑night snack. The décor is a mix of mid‑century modern and Georgian folk touches; there’s a hand‑woven rug in the hall that I can’t help but notice every time I walk in—warm, soft, and oddly comforting. The kitchen area is surprisingly well‑equipped; the stove heats up fast, the coffee maker is a top‑notch French press, and the sink is shallow but functional. The bathroom is compact but clean, with a shower that doesn’t let you hear the city’s traffic outside—though you can still feel the faint echo of distant horns. The bed is a solid platform mattress with a thick, down‑filled comforter; I mean, it’s the kind of bed that makes you want to stay in bed all day.
When it comes to the practical stuff, the check‑in process was surprisingly smooth. The host was a friendly woman named Nino, who greeted me with a smile and a warm cup of black tea—no formalities, just a quick “Welcome to Three Rooms!” and a keycard. She explained the building’s security system, which is a bit quirky: you have to swipe a card on the metal door and then press a button that opens a small hatch on the wall. It’s a bit of a hassle, but it feels safe. Parking is a mixed bag; there’s a small, unmarked space on Mtkvari that’s free, but it’s tight, so if you’re driving a larger car, you’ll need to do a little dance around the neighbors. Noise-wise, the apartment is pretty insulated, but you can still hear the faint creak of the old building settling in the early morning. If you’re an early riser, you’ll notice the city’s heartbeat—street vendors, a distant church bell, and the occasional shout from a child playing in the park. During the summer, the evenings can get a bit warm, but the apartment’s window screens keep the breeze coming in just enough to keep you comfortable.
The location is a real gem for those who want to explore on foot. From the apartment, you can walk to Mtatsminda Park in about ten minutes; the path is a little steep but dotted with trees and a playground that kids love. Just a block away is the Metekhi church, its ancient stone walls whispering stories of old Tbilisi. If you’re in the mood for local food, I walked down to the nearby market on the 5th of May street and found a little café that serves the best khachapuri I’ve ever tasted—cheesy, buttery, and just the right amount of salty. The streets are a mosaic of old Georgian architecture and modern cafés, and you can hear the city’s music—traditional mugham and pop—blending together. By the time you’re ready to head back, the city lights have turned on, and the whole neighborhood feels like a living, breathing postcard. All in all, Three Rooms Apartment isn’t just a place to sleep; it’s a doorway into the everyday rhythm of Tbilisi, and honestly, it feels like a home away from home.

Reviews of Three Rooms Apartment
Good choice for family! – Gunta from Latvia – October 24, 2024 (9/10)
Size of apartment, location.
Everything was as expected! Host was great. We find even salt and oil in kitchen! Enjoed the stay.
Second bedroom have 2 seperate beds. From fotos I didn’t get this. It was great!
What could be improved: At night on the street was loud, but this didn’t disturb much. Wi-fi wasn’t the best, but it was enough. The light in corridor was dark.
Nothing inportant or critical.Good location, cozy stay. – R from Qatar – January 7, 2024 (9/10)
Spacious clean rooms. kitchen and bath were very contemporary. Heating was adequate and made our stay cozy and warm. Coffee shops, restaurants, bus stops were on the corner of same street. Carrefour supermarket was stones throw away. Mostly all popular places were walking distance. There's a park nearby for a stroll or morning jog or just to sit & read a book. Offices around the property didn't make us feel isolated.
What could be improved: Passage lights were dim. Slippers were flimsy. Parking was difficult to find, same as elsewhere in the city.Exceptional – Arpine from Armenia – November 15, 2022 (10/10)
Spacious beautiful appartment with wonderful host. Excellent location.
Poor – D from Iran – July 3, 2024 (3/10)

The parquet of the building had a bad soundExceptional – Pavel from Russia – May 15, 2025 (10/10)
Уютно, комфортно, отличное расположение, удавалось найти парковку рядом
Прекрасная квартира в чудесном городе – Nadezda from Russia – October 4, 2023 (10/10)
Прекрасная, удобная квартира. Есть буквально все необходимое для проживания. Месторасположение великолепное, в самом центре, пешая доступность многих достопримечательностей. Очень внимательные и приветливые хозяева.
What could be improved:
What could be improved: Хотелось вечером больше света в прихожей.
Нужен WiFi роутер мощнее, на кухню почти не пробивается.Exceptional – Irina from Russia – August 6, 2023 (10/10)
