The Hilltop Skyline Hotel Overview
I walked into the Hilltop Skyline Hotel early on a rainy Tuesday in Tbilisi, and honestly, the first thing that struck me was how the building seemed to swallow the city’s skyline like a giant, well‑tuned glass pane. The lobby was a mix of sleek contemporary design and warm, earthy touches – polished wood, a living wall that actually smells faintly of jasmine, and a bar that serves the best cold brew you’ll find outside a hotel. I mean, it’s not just a place to sleep; it’s a small, bustling hub that feels like a neighborhood coffee shop with a view. The staff greets you with a smile that feels like a familiar nod from an old friend, and the check‑in process is quick and friendly – no long lines, no endless forms. You’re handed your key card, a small brochure, and a map that points you to the best local eats.
The address, Meri Davitashvili 41 Street, sits right in the heart of Vake, a part of the city that locals refer to as the “green belt” because of all the parks. If you’re a fan of outdoor walks, the Vake Park is just a five‑minute stroll away, and if you’re craving a bit of history, the Tbilisi TV Tower is a quick bus ride from the hotel. For those mornings when you’re craving something authentic, there’s a khinkali stand on Shota Rustaveli Avenue that’s open from 6 a.m. – the smell of steaming dumplings drifting over the street is one of those sensory moments that make you feel right at home. Parking is a bit of a hunt; the hotel offers a small underground garage, but it’s only for guests, so expect to walk a couple of blocks to your car if you’re driving. The streets outside are a mix of old Soviet architecture and newer high‑rise buildings, and the traffic can be noisy late at night, but the hotel’s windows are double‑glazed, so you can actually hear the faint hum of the city without it being a full‑blown roar.
When it comes to the actual rooms, they’re spacious, airy, and the beds are the kind of comfortable that make you want to stay there even if you’re only passing through. The view from the room is a panoramic sweep of the city’s rooftops and the distant Caucasus mountains, which is pretty incredible when the sunset paints the sky in shades of orange and pink. The bathroom is modern, with a rain shower that feels like a tiny waterfall, and the small touches – a plush bathrobe, a selection of local soaps, and even a small basket of fresh fruit – show that the hotel actually cares about the little details. The only gripe I had was that the Wi‑Fi is a bit spotty on the upper floors during peak hours; it’s a minor inconvenience, but worth noting if you’re a digital nomad. The noise level after 10 p.m. is surprisingly quiet, giving you a chance to unwind without the city’s chatter intruding. The staff’s friendly banter and the subtle, local décor make the experience feel like staying with a well‑connected friend, rather than just another corporate hotel.
All in all, staying at The Hilltop Skyline Hotel feels like stepping into a slice of modern Tbilisi that still respects its roots. Whether you’re looking to explore Vake’s parks, sample street food, or just enjoy a quiet night after a day of sightseeing, this place has the right mix of convenience, comfort, and local flavor. I’d definitely recommend it to anyone who wants an authentic, hassle‑free stay that still feels like home.

Very nice hotel. Nice room, nice staff. Pool. Amazing views of the city.
What could be improved: There was a small wasps nest under the table in the balcony and one bit me when I sat on the chair. Hard to spot such things for the staff, but be aware.fantastic view of the city; comfortable room; helpful hosts – Aleksandra from Poland – May 28, 2023 (10/10)
fantastic view of the city; comfortable room; nice breakfast, helpful & caring hosts; free parking;
location is up a steep hill which may be a little challenging when travelling by car – but you get the spectacular view in reward; you need ca. 15 minutes walk down to nearest shops or restaurants – but common cheap taxi services are available

A friendly owner, lovely pool. A relaxing stay – Wallington from United Kingdom – August 27, 2025 (8/10)
The pool, the view, the parking
What could be improved: Getting up the hill from the city to the hotelComfortable and secluded. – Lama from Kuwait – July 21, 2025 (8/10)
I loved that there was a swimming pool with a nice view and that our room was spacious.
What could be improved: It was awkwardly located but transportation was very cheap so it didn’t really matter. There was a problem with the AC for a full night but then they got it fixed. The towels could have been cleaner.Good – Meri from Armenia – August 19, 2025 (7/10)
Hotel was overall nice and clean.
Room is comfortable with all the amenities.
Pool was clean, they had separate towels.
Nice family runs the hotel.
What could be improved: Breakfast options were limited, without hot dishes. They served also newly baked khachapuri. Bread was old and hard to eat.
Breakfast room was hot, couldn’t stay longer and enjoy.
The worst experience of our stay was not having WiFi at all. The signal was not enough to reach our room. We reported so many times but they didn’t manage to solve it during our stay.Hotel outside city centre with nice view – Agnieszka from Poland – August 13, 2023 (7/10)
– rooms are spacious and very clean
– spectacular views (especially by night)
– nice swimming pool
– helpful staff
What could be improved: – you have to pay additionally for swimming pool (30 GEL per person per day!), which was a surprise for us as it was not stated in the booking confirmation (and we found it very unusual for hotel guests to pay for the swimming pool…)
– breakfast is at 10 am (10-11 am) – very late if you have plans…
– distance from the city centre (we used Bolt ca. 10 GEL per ride, around 15 min)Left complaint with booking.com 3 times and heard nothing back – Francis from Ireland – April 13, 2024 (4/10)
What could be improved: Location was on a extremely steep hill no taxi would drive us up we had to walk every time.
Smell of sewerage from the toilet
Swimming pool not in use during our visit.
We left after the first night and got a new hotel
