I decided to stay at Terrace Mtatsminda in Tbilisi after a night of searching for something that felt like home rather than a corporate hotel. From the moment I stepped onto Alexandre Chavchavadze Turn, I felt the city’s pulse – the smell of fresh-cut grass from the nearby park, the distant murmur of traffic, and that unmistakable aroma of coffee wafting from the corner café. Check‑in was quick: the front desk staff greeted me with a warm smile, though the digital key system took a bit of trial‑and‑error – I’d keep a note for anyone who’d prefer a traditional key. The lobby is a tasteful blend of Georgian wood panels and modern art; you can hear a faint jazz track playing in the background that somehow makes the space feel both relaxed and lively, like a quiet Sunday afternoon at a friend’s apartment.
The room itself is a cozy retreat with a balcony that looks out over the bustling streets of Mtatsminda and the gentle hills to the north. Imagine a warm mug of tea, the creak of the balcony rail, and the city lights twinkling like beads on a string. The bed is surprisingly comfortable – the mattress is firm, but the sheets feel silky, and the blackout curtains give you the freedom to sleep in or catch some daylight. I was pleasantly surprised by the built‑in smart TV and the high‑speed Wi‑Fi; the signal is spotty only when the city lights flicker on at night, but otherwise it’s solid. One thing that caught my eye was the small kitchenette; it’s not a full‑blown kitchen, but there’s a kettle, a mini fridge, and even a collapsible coffee pot – handy if you’re an early‑bird or like to keep a midnight snack in reach.
Getting around is a breeze. The funicular that drops you straight into the heart of Tbilisi is just a five‑minute walk from the hotel, and the Mtatsminda Park amusement rides are right across the street – perfect for a spontaneous thrill. If you’re planning to linger in the city’s old quarter, you’ll find that the hotel sits at the crossroads of several tram lines, making the walk to the Opera House or the historic Metekhi Church quick and easy. Parking can be a bit of a hassle; there’s a small paid lot under the building, but it’s a bit pricey, and the street parking a few blocks away fills up fast in the evenings. The noise level is decent – I didn’t hear the city at 2 a.m. except for a distant motorcycle, but if you’re a light sleeper, you might want to invest in a good pair of earplugs. The only thing that sometimes feels a touch too modern is the minimalist decor in the hall – no checkered tiles or plasterwork, but I still found it comfortable.

Meeting with parents at Terrace Mtatsminda was wonderful! The apartment provides with 3 furnished bedrooms and a living room / kitchen. The beds and linen are comfortable, and the heating was well enough to feel really warm in February. A variety of utensils are available, as well as a washing machine.
The hospitable hosts waited for our late arrival and helped us find the location.
The top-floor terrace, accessible to residents, offers mesmerizing views of the city!
What could be improved: We had completely forgotten about the elevation differences in Tbilisi! It is worth bearing in mind that the apartment is quite high relative to the main streets, and climbing up to it can be difficult for an elderly person. In any case, using a cab helps partially solve this problem. Very nice place if you are more people travelling together and it is a really nice family who own the place.
What could be improved: It is a bit difficult to find.
From the booking confirmation it is written that 50% of the total price is prepayment 7 days before arrival. But this is not the case, the full amount should be paid in cash when you are there. The location is great, the rooms are great. The living room and kitchen are a bit small, but it's completely manageable. The bathroom is also quite small. But the rooms are big and cozy. The terrace is great, comfortable, and the view is enjoyable. But the photos of the terrace are a bit old, I will attach a more recent photo

We were warmly welcomed by Loreta, who went out of her way to make sure we had everything we needed, despite the language barrier. She offered us coffee, and even breakfast or transport if needed. We were greeted with delicious homemade wine, which was a lovely touch. Staying there felt like being at home – or even like being at our mom’s place. Truly heartwarming hospitality.
The location was also excellent – everything was close by and easy to reach.
What could be improved: Unfortunately, the beds were not very comfortable – they creaked loudly with every movement, which made it difficult to sleep peacefully.Overall we liked the place, it worth the money we paied.
