Tea’s Condo in the Heart of Tbilisi (3) Overview
I was walking down Kalistrate Tsintsandze Street on a sunny Saturday morning, the kind of day when the city feels like a living postcard, and I spotted this little gem—Tea’s Condo in the Heart of Tbilisi. The place is tucked between a couple of old apartment blocks and a bustling market; the air smells faintly of roasted chestnuts from the nearby vendors. I was pleasantly surprised when the receptionist, a young woman with a quick smile, welcomed me with a friendly “Good morning!” and handed me a keycard that glowed a soft teal—so cool, it felt almost like a secret code.
Tbilisi has a rhythm that’s hard to capture in words, but this hotel really lets you feel the beat. The lobby is a mix of minimalist décor and warm, hand‑painted tiles that echo the city’s historic charm. Check‑in was quick, no long lines, just a little chat about the best spots to visit that day. The staff actually offered to drop off my luggage in the room, which is a nice touch when you’re carrying a suitcase and a backpack. The room itself is a cozy two‑bedroom condo on the second floor—plenty of natural light, a small kitchenette, and a balcony that’s perfect for morning coffees. The texture of the rug underfoot feels like a soft wool blanket, and the windows open to a view of the city’s rooftops that look like a patchwork quilt.
Noise is something you have to keep in mind; the street next door is a lively mix of cafés, street performers, and late‑night traffic. But the floor 2 rooms have decent soundproofing, so I could hear the distant chatter without being jolted awake. The breakfast—well, it’s not a full buffet but a spread of fresh pastries, local cheeses, and a strong Georgian coffee that you can’t find anywhere else. The real highlight, though, is the little balcony garden where the staff grow herbs and a few tomatoes; I swear the basil aroma could have been a Michelin‑starable dish on its own.
If you’re planning a day out, the hotel is right next to the Old Town, just a 5‑minute walk to the iconic Sioni Cathedral and a stone’s throw from the bustling Merkheuli Street. I recommend grabbing a latte at the café on Sioni, because the barista knows how to make a latte that’s as fluffy as a cloud. If you’re after a quieter spot, the nearby park, Narikala, is a short tram ride away and offers a panoramic view that’s worth the trek. For those who like to stay close to the action, the Metro stop on Merab Kostava Street is only a block away, so getting around is a breeze. Parking for the hotel is a bit of a hassle; there’s no on‑site lot, but you can find a space in the building’s basement a few blocks away—just keep your eyes peeled for the “Garaging” signs.
Overall, Tea’s Condo is a solid 4‑star experience that doesn’t feel like a corporate hotel. The staff’s genuine warmth and the thoughtful little touches—like the herb garden and the quick luggage drop‑off—make it feel more like staying at a friend’s apartment than a place you’re being held. It’s a great base if you want to soak up the local vibe, whether you’re wandering the cobblestone streets or just sipping tea on the balcony at sunset. I’d say it’s perfect for travelers who want a comfortable, well‑lived-in space without the feel of a typical tourist trap. Just be prepared for the occasional street noise and a bit of hustle if you’re staying on the lower floors. Enjoy your stay, and don’t forget to try the local khachapuri while you’re here—trust me, it’s worth it.

Perfect position! – Tiano from Italy – August 18, 2025 (10/10)
The position was incredible as you are in the hearth of the old city of Tbilisi; hence, you can easily reach by walk almost everything. The furniture and other amenities were alright and we hadn’t problem with anything. Thank you to Tea for everything.

We had a fantastic stay! The apartment was spotlessly clean, located in a wonderful area with easy access to local attractions. The host was incredibly kind and supportive, making the entire experience even more enjoyable. Every detail was thoughtfully taken care of, and it truly felt like a home away from home. I highly recommend this place to anyone looking for a comfortable, welcoming stay.
Great option for staying in Tbilisi – Kristin from South Africa – October 7, 2024 (10/10)
Tea was an exceptional host. She stored our luggage and had it ready for our return. She was very flexible, allowing us to check in early on arrival because the previous guests left early! We loved the location near the old town. All three rooms had access to the little balcony!

Tea was the perfect host. She very kindly kept our luggage while we went hiking. Very kind and generous welcome. Perfect location in the heart of the old town. Everything we needed, wifi, washing machine, fully equipped kitchen. Spacious.
What could be improved: Nothing. The flat was quite near a main street so could be noisy on weekends – like anything in the old town!Exceptional – Sofia from Russia – August 5, 2024 (10/10)

What we especially liked is that no keys were needed: it was just the combination lockEnjoyable visit and we got a great interaction with the Georgian way of life. Highly recommend a visit to this country. – Michael from New Zealand – April 10, 2024 (9/10)
Don’t be deceived by the outward appearance of the building. It is located in an old part of the town, even the roads are cobbled. The hostess met us on arrival. The facilities were very clean. It is located near Freedom Square and most sights and restaurants are a short walking distance. We did a 3 hour tour of the city which I highly recommend as it gives you an insight into Georgian life and culture.
