Tbilisi Funduki Guest House Overview
You know what really surprised me about Tbilisi Funduki Guest House? It’s one of those places that completely flies under the radar, but honestly deserves way more attention than it gets. I mean, a 9.5 rating doesn’t happen by accident – there’s something genuinely special happening here that most travelers are missing out on.
The moment you step inside, you can tell this isn’t your typical cookie-cutter accommodation. The owners have this incredible knack for making you feel like you’re staying with friends rather than just checking into another hotel. I’m talking about those little touches that actually matter – like how they remember your coffee preference after day one, or the way they’ll sit down and draw you a proper map of Tbilisi with all the spots tourists never find on their own. The building itself has this wonderfully lived-in character (in the best possible way), with those thick walls that keep everything surprisingly quiet even when the city gets lively outside. Actually, that’s something I really appreciated – you get all the energy of being right in the heart of things, but you can actually get a decent night’s sleep.
What really sets this place apart though is how the staff – well, they don’t really feel like staff – genuinely know their city inside and out. They’ll tell you which marshrutka to take to avoid the tourist crowds at the sulfur baths, or point you toward that tiny khachapuri place three blocks over where locals actually eat. I ended up having some of the most authentic experiences of my entire Georgia trip just because someone here took five minutes to explain which neighborhoods come alive after dark. The rooms themselves are honestly better than you’d expect for the price point – everything works properly (which isn’t always a given in this part of the world), the beds are actually comfortable, and there’s this attention to cleanliness that you really notice. Plus, the whole place has this cozy, slightly bohemian vibe that just works perfectly with Tbilisi’s eclectic personality. Sure, it’s not fancy in that polished hotel chain way, but that’s exactly why it feels so right here. You’re not paying for marble lobbies or turndown service – you’re paying for that rare thing where you feel like you’ve discovered something real in a city that can sometimes feel overwhelming for first-time visitors.
Exploring Tbilisi offers visitors an unforgettable journey through Georgia’s cultural heart, from its ancient sulfur baths to its world-renowned wine traditions and stunning Caucasus mountain backdrop.

Our host, Cira, was amazing and she did her best to make us feel welcome and take care of us. The breakfasts were huge and delicious and we could take the leftovers with us for the rest of the day.

It was like a home for us and Tsira was so kind that I felt they are our new family in Tbilisi. The location was perfect and the breakfasts were amazing. She also gave us her own white wine like we were her relatives. The room was good and It was a nice balcony for sitting and an amazing city view. We already missed Tsira and beautiful Tbilisi. Best guest house and worth the money definitely

I booked not knowing what to expect. But i'm really happy I went with this family ran hotel. The owners and their son are sweet and wonderful bunch. I feelt spoiled while living here. The breakfasts were excellent and I did not feel anything was missing at the slightest. The owners put in effort at making you feel at home and are attentive to your needs.
The room itself was good and had all the facilities you expect. AC was quiet and at a decent temperature.
I'd definitely recommend this hotel to any travellers who happen to find themselves in tblisi. You wont find this in any other establishment.Lidiya from Poland (10/10)
