Sweet Home Agmashenebeli Overview

I stayed at Sweet Home Agmashenebeli, tucked away on 130 Davit Aghmashenebeli Avenue in Tbilisi, a neighborhood that feels like a breath of fresh air compared to the hustle of the city center. The building itself is a charming, slightly older structure with a wooden front door that creaks when you open it—like a welcome hug from the past. The lobby is small but cozy, with a few mismatched chairs and a handwritten menu of local coffee blends. The staff greet you with a smile that says, “You’re not a tourist, you’re part of the crew,” which honestly sets the tone for the whole stay. Check‑in is at 4 p.m., and the front desk guy, Giorgi, actually hands you a small map of Chugureti, marking spots like the local bakery, “Tamada,” and the little tea shop that serves a strong Georgian black tea with a slice of fresh lemon—something you can’t find in a typical hotel brochure.

The rooms are a sweet blend of rustic charm and modern comfort. The bed is a king-size one with sheets that feel like a cloud but with a faint scent of lavender you’ll notice as soon as you step in. The curtains are thick, so you can sleep through the occasional traffic hum that drifts in from the street. The bathroom is surprisingly spacious for a 4‑star rating; the shower has a gentle spray that feels like a spa, and the toiletries are locally sourced, giving you a little taste of Georgian flavors. I found a small balcony with a view of the courtyard—there’s a pot of basil growing on a windowsill, and sometimes you can hear the distant chatter of a street vendor selling khinkali. The noise level is pretty good—just enough to remind you that you’re in a lively city but not enough to ruin a night’s sleep. If you’re traveling during the peak summer months, you’ll notice the air conditioning works hard, but the windows stay closed to keep out the heat, so the room remains cool and comfortable.

Parking is a bit of a scavenger hunt at first glance, but there’s a paid lot a block away that you can easily spot from the hotel entrance. I parked there and it was surprisingly affordable for a city like this; you only have to pay a few lari per hour. If you’re staying for a longer period, you can ask the front desk about a discounted rate. I also discovered that the hotel offers a free bike rental, which is a great way to explore the nearby streets without the hassle of public transport. I took a bike down to the Tbilisi Botanical Garden—just a 10‑minute ride—and the path is lined with old oak trees, their leaves rustling like old records. The garden’s scent is a mix of pine and damp earth, and the quiet inside the garden feels like another world. On the return trip, I passed a street vendor selling fresh apricots, and the aroma was so sweet it lingered on my clothes. It’s those small, sensory moments that make a stay memorable.

The hotel’s dining area is small but efficient, with a menu that focuses on local dishes. I tried the “Satsivi” (pistachio sauce over poultry) and the “Chakhokhbili” (stewed chicken with herbs). The flavors were authentic, and the portions were generous enough for a family or a group of friends. The staff even suggested a local market to buy fresh ingredients if you want to cook your own meal later—something that really adds to the authenticity. I also had to mention the quiet hours policy; the hotel politely reminds guests that the building is residential, so noise is kept to a minimum after 10 p.m., which is a relief if you’re looking to catch up on sleep after a long day of sightseeing.

All in all, Sweet Home Agmashenebeli feels like a hidden gem that you stumble onto by chance rather than by following a guidebook. The staff’s genuine friendliness, the cozy rooms with a touch of local flavor, and the thoughtful touches like the free bike rental or the hand‑written map make it an experience you’ll want to share with friends. If you’re planning a trip to Tbilisi and want to feel like a local rather than a tourist, this place is worth a stay—you’ll leave with a sense that you’ve truly tasted the city’s soul, not just its skyline.

Reviews of Sweet Home Agmashenebeli

  • Good – Diana from Armenia – October 28, 2024 (7/10)

Location is super ! House is cozy, very warm in cold season, clean.

What could be improved: Very noisy street(

  • Very worth for money and convenience apartment in Tbilisi – Yeok from Malaysia – September 15, 2024 (8/10)

this is a very worth, spacious, tidy and clean apartment, the owner provide fully kitchen equipment, so we can cook our dinner here, this apartment is located in the very outstanding location, around the apartment got a lot of convenient store, restaurant, bar, mini supermarket, Money changer, walk to metro station is not far as well, got 2 room is totally enough fit for the family member which is 4-6 Pax. the view from the balcony is our favorite part in this apartment, overall we like and enjoy our stay here.

What could be improved: the entrance of the apartment is extremely dark, even though in a day time, also difficult to walk, need to open the flashlight only can walk, a few night we are come back from the outside is quite late, we are really afraid when we are get into the apartment, because very darkness, hopefully the building management team can make a good solution to install a light in the entrance, to make the people walk easy.

  • we will definitely use this offer to stay in Tbilisi in the future, but we hope that the hosts will – Irada from Azerbaijan – December 4, 2023 (8/10)

    location, excellent internet, kitchen

What could be improved: the single beds are unstable, old, the bedding is clean but old, the entrance to the house is dark and uncomfortable, there are too many corridors

  • I enjoyed my stay. – Axel from Georgia – June 8, 2023 (8/10)

    Very friendly host

  • It is a decent place, but I wouldn’t return here. – Dusan from Serbia – May 8, 2023 (8/10)

    Good location, spaciousness, affordable

What could be improved: Old furniture, bugs in the apartment, suuuper noisy at night

  • Very Good – Andre from Germany – March 8, 2023 (8/10)

Quick, helpful and very friendly contact with owner and apartment manager. Located in real Tbilisi and not in Tourist Tbilisi. Everything you need is within 500m (restaurants, shopping, supermarket, metro, clubs, bars, massage). The apartment has some special nice flair.

What could be improved: The location of the apartment on the map given by Booking.com is not correct…but the address is correct. The stairwell up to the apartment was old, dark and dirty. Loud car noises in the bedroom especially at night due to the combination: cobblestones, higher speeds at night and poorly insulating windows.

  • Nice central flat but noisy street – Lior from Israel – September 23, 2022 (7/10)

Big flat, good kitchen, balkony, big rooms with high celling

What could be improved: Only 1 room has the window/balkony exit. The other room is internal and you have to cross it to get to the next room. The street is very noisy and especially at night with georgian drivers that like to accelerate and make a lot of noise. Hard to sleep for sensative people.

  • Good – Maksim from Germany – May 13, 2024 (7/10)

Great location, very high ceiling, nice balcony

What could be improved: The apartment was not well cleaned,, the beds and pillows are old and uncomfortable, the beds were not made and there was not enough bedsheets (like some random pieces), loud neighbors, no contactless check in

  • Warm and spacy apartment in the very centre – Nadezda from Israel – December 15, 2022 (8/10)

The location was great, the property was clean and very large, including balcony facing one of the main street. The space was warm and the kitchen well equipped even for the long stay. And most of all I have to thank the host of the property who gave us full and respectful support during our stay!

What could be improved: The bathroom isn't warm enough for the winter, but this is the problem of many properties in the area. Also we expected to have two bedrooms, but actually one was the room connecting the bedroom and the kitchen. So probably the information on Booking have to be changed.

  • Exceptional – Erik from Armenia – August 31, 2024 (10/10)

The owner of the house was a very kind woman, the house is very beautiful and comfortable❤️‍🔥❤️‍🔥❤️‍🔥
