Studio Orbeliani Overview

In Tbilisi, you’ll find the Studio Orbeliani tucked neatly on 3 Pkhovi Street, right in the heart of Mtatsminda. I remember stepping out of the bus terminal, the city’s familiar hum already settling in, and the hotel’s low, almost invisible façade catching my eye. The front desk was a couple of friendly locals who greeted me with a quick, “Good evening, guest!” and handed me a key that looked almost too heavy for a 4‑star place—like a tiny, welcome flag. Check‑in was quick, no long lines, just a friendly chat about the best spots to hit that evening. They even handed me a city map with a handwritten note: “Only 10 minutes to the funicular; take the right side for the best sunset.” I mean, who needs a Google city guide when you’ve got locals on your side?

The building’s exterior feels like a quiet, cozy loft, but once inside, it expands into a surprisingly spacious lobby with a wooden floor that smells faintly of fresh pine. The walls have a subtle mosaic that hints at the city’s storied past, and there’s a small corner with a steaming mug of Georgian black coffee that I couldn’t resist. The noise level is surprisingly low for a city hotel: you hear the distant chatter of the Mtatsminda market but not the clatter of traffic. Parking is a bit of a hunt, though; you’ll have to park a few blocks away on Pkhovi, but the staff will gladly give you a taxi ride. I’ve stayed during the summer rush, and I swear the hotel’s air‑conditioning is a lifesaver during those sweltering nights.

Room-wise, the Studio Orbeliani feels like a personal retreat. The bed is a plush, king‑size with linens that feel like a cloud. The bathroom is a mini spa—there’s a deep soaking tub with a view of the city’s skyline that actually worked for me; I could spend hours just watching the sunset over the hills. The room’s décor mixes traditional Georgian wooden panels with modern touches—an eclectic vibe that makes it feel like home, not a hotel. The minibar is stocked with local treats, like a jar of homemade walnut jam and a small bottle of Vino Sioni. I didn’t even need the minibar; the kitchen downstairs had a small snack bar that served fresh baked bread, and I pulled a loaf out of the fridge that turned out to be the best bread I’ve had in the city.

One of the best things about staying here is the location. From the balcony, you can see the Mtatsminda Park’s Ferris wheel and the old stone bridge over the Mtkvari River. The hotel’s proximity to the Tbilisi Funicular means you can hop on for a quick ride up to the hilltop, where the church of Mtatsminda offers a panoramic view that’s worth the climb. If you’re into food, the street stalls on Pkhovi Street are a culinary treasure—try the khachapuri and the spicy “khinkali” from the vendor named Nino, who will always pick the best ones for you. And if you’re looking for nightlife, the hotel’s just a 5‑minute walk from the bustling Gorgasali Street, where the bars and live music venues spill out into the night.

All in all, Studio Orbeliani feels like a slice of Tbilisi that’s both authentic and comfortable. The staff are genuinely helpful, the rooms are cozy and thoughtfully appointed, and the city’s pulse is right at your doorstep without being overwhelming. I left with a notebook full of recommendations—like the best time to catch the sunset from the hill, the best coffee spot on Pkhovi, and a few insider tips on avoiding the busiest market hours. If you’re planning a trip to Tbilisi and want a place that feels like home but with a touch of local charm, this one’s definitely worth a stay.

Reviews of Studio Orbeliani

  • Amazing place – Ali from United Arab Emirates – April 22, 2025 (10/10)

Its cozy place, they designed it with alot of art and love.
    Location is amazing also.

What could be improved: Only one thing , chairs.

  • Definitely you'll love it – Oh from Georgia – May 14, 2024 (9/10)

Very nice beautiful apartments, nicely decorated with details inside. An interesting layout that children will like definitely. Excellent responsive hosts. Great location.

What could be improved: The neighborhood with the bar was a little bothering due to the poor insulation of the entrance door and wall. Also if you have a lot of suitcases(2+), then most likely it will just lie on the floor – there is almost no space for bags. But it seems to us, it's not a big deal, just small things.
    Thank you!

  • very cozy and beautiful apartments. The location is convenient, there are many cafes nearby, the old town is within walk – Sergiy from Ukraine – February 23, 2024 (10/10)

Very cozy and beautiful apartments. The location is convenient, there are many cafes nearby, the old town is within walking distance. Natia was always in touch, a very nice girl!

  • It was awesome stay in very cute apartment – Tatyana from Netherlands – January 3, 2024 (10/10)

First of all, the apartment is located in the city center – you can reach all the main tourist spots on foot and it won’t take much time. And this apartment was located on the street with very bright and cool Christmas market (I was on vacation right before the catholic Christmas). The second thing is that the interior of the apartment was very cozy and comfortable. It small but good looking apartment with everything you need for a pleasant stay. The third one – the owners of the apartment are very friendly and welcoming.

  • Exceptional – Johnbatiquin from United Arab Emirates – August 10, 2023 (10/10)

  • Exceptional – Arired from Italy – July 11, 2023 (10/10)

The studio was beautiful and very nicely decorated with lots of beautiful paintings! It is situated in the ground floor but inside an apartment building so it was super safe even at night. The studio is equipped with everything both in the bathroom and in the kitchen. It is located in a nice area of the city with lots of restaurants, bar etc. The hosts were super lovely too!

  • Excellent! – Valery from Georgia – July 7, 2023 (10/10)

Probably the best booking stay we've ever had. The host was very polite and responsive, nice comfy studio that has everything you need. Location is perfect, right to Orbeliani Square. Thank you!

    What could be improved: –

  • Exceptional – Danila from Montenegro – March 21, 2024 (10/10)

The location is great: the Liberty Square is only a few minutes away (as well as the metro station), the Old Town is 10-15 minutes away. There is a lot of nice restaurants and coffee shops nearby. The House of Justice is also very close in case you are in Tbilisi to apply for documents. The studio is small but cozy and clean. The kitchen has everything you need to store and cook some food. Natia, the owner, is very nice and helpful.

What could be improved: One of the studio's walls is connected to a restaurant (or a bar), and you can hear the restaurant's staff working (woving things and cleaning I guess) at night. On Friday there was also loud music untill ~2am. The floor was a bit cold in late February, so I suggest wearing slippers to keep your feet warm.

  • Уютная квартира в топ локации – Oxana from Russia – January 5, 2025 (10/10)

Осень удачное расположение , все в шаговой доступности . Чистота , комфорт , оригинальный дизайн . Есть все для комфортного проживания . Обязательно приедем снова .

What could be improved: Не хватает полноценного окна .
