Second House Rustaveli Overview
I was literally buzzing when I stepped into Second House Rustaveli—no, not a fancy hotel, more like a cozy, well‑worn apartment that feels like a secret hideaway in the heart of Tbilisi. The front desk was run by a woman named Maia who greeted me with a smile that said “welcome back, friend.” Check‑in was quick, no long queues, just a quick card swipe and a key card that popped out of a pocket on her desk like it was waiting for me all along. I mean, I wasn’t surprised that the lobby had that old‑school charm, but it felt warm, almost like a second home after a long day of exploring.
The building’s address—Prospekt Rustaveli N32, Mtatsminda—puts you right in the thick of the city’s buzz. From the lobby window, you can see the Mtkvari River swirling past, and beyond that the skyline of the Rustaveli Avenue, which is a familiar street for anyone who’s walked the steps of the Parliament. If you’re into local vibes, the café just outside, called “Tbilisi’s Coffee,” is a must‑visit; they serve the best kharcho on a rainy Thursday. A short walk (about 10 minutes) takes you to Mtatsminda Park—yes, the one with the funicular—where you can catch a sunset that actually gives you a view of the entire city, no filters needed. And just a few blocks away is the Old Town, where the stone‑paved lanes feel like a step back in time. The hotel’s location means you’re never more than a minute’s walk from a tiny tea shop that sells homemade apricots, which I swear smells like the scent of summer in April.
Now, let’s talk practicalities. Parking is a bit of a hassle: there’s a small street lot right behind the hotel, but it only fits a couple of cars, and you have to share it with the local bus drivers. If you’re driving, you’ll need to find a spot a few streets over, and trust me, it’s a bit of a scavenger hunt. Noise-wise, the hotel sits on a quieter side of Rustaveli, but you’ll still hear the distant honking of cars and the occasional church bell from Sameba Cathedral. The rooms are surprisingly soundproof—my roommate and I were able to nap without the city’s lullaby. The beds are large, the linens feel like a cloud, and the bathroom has a shower that’s almost like a spa (just a touch of the local mineral water, if you’ll indulge). I did notice that the Wi‑Fi speed was a little slow during the peak of the tourist season, but that’s a small price to pay for the authenticity. The breakfast area is tiny but has a window that frames the city’s morning bustle—coffee, a bagel, and a slice of Khachapuri that’s basically a small, cheesy bread that will make you forget you’re on a diet.
Honestly, the only thing that could have made the stay better was a more extensive local guide. I was hoping for a map that highlighted the best spots beyond the obvious ones, but the front desk did give me a handwritten list of must‑visit restaurants that were a few stops away. And the housekeeping—great, they came at 10 AM, which is convenient for a 3 PM arrival, so the room was spotless and had a small bouquet of wildflowers that smelled like fresh-cut grass. One tiny critique: the air conditioning was a bit loud, but nothing that would ruin the overall vibe. The hotel’s price point is reasonable for a 4‑star experience in Tbilisi, so you’re not overpaying for a boutique feel. All in all, Second House Rustaveli feels like a warm, well‑curated slice of Tbilisi that will leave you wanting to return, even if you’re only there for a short visit.
Apartments in Tbilisi provide travelers with authentic local experiences, allowing them to explore traditional Georgian markets and cook with fresh Caucasian ingredients.

Wonderful – Manjith from India – July 27, 2025 (9/10)
This apartment is located in a great location and is newly renovated — everything is new, clean, and comfortable.
.
What could be improved: The entrance to the building: it has an old, corroded metal staircase and a narrow entryway, which makes it difficult to enter, especially with kidsDont follow google map location for this apartment… it showing wrong place – Virag from India – November 15, 2024 (8/10)

Good location on Shota Rustaveli avenue, 10 minutes walk to liberty square. Further 5 minutes to the old city.
The heating system was good. Well equipped kitchen. Good wifi.
What could be improved: The iron stairs to the room.
Less comfortable and dark at night.
The owner added a light at my request.
Needs a dining table and chairs that can also be used as a desk.Wonderful – Vishwang from India – September 27, 2024 (9/10)
Great property on prime location. Well equipped rooms with all required facilities. Since it is right on Rustavelli street all necessities and transportation options are available.
What could be improved: The approach to the house is a contrast to the house itself (house is great). Tap was broken on 1st day but was promptly fixed on the second day.You get what you paid for. Apartment was old yet tried to be renovated. – Koto&miu from Japan – December 14, 2023 (8/10)
Location.
What could be improved: Needed to be communicated in advance, because it was not hotel and owner needed to arrange and get ready.
Central heating was needed some arrangement.Over all stay was okay. Good value for money. – Jayra from United Arab Emirates – September 19, 2023 (7/10)
Location is perfect. Middle of Rustaveli and walking distance to almost everything
What could be improved: Host asked for the payment right after check in which is a bit odd. Atleast give it a day or let the guests settle.😜 – Rostislav from Czech Republic – June 18, 2023 (7/10)

The position was good and the place was clean.
What could be improved: It's not a big of a deal but still need to mention that the WiFi wasn't working properly. It’s a good place for your stay in Tbilisi – Daniya from Kazakhstan – December 21, 2022 (9/10)
• The location was really good;
• The house was warm, sometimes even hot. For winter period is cool to have place like that.
• There was everything: additional bedsheets; shampoo; kitchen equipment
• Internet was working perfectly
What could be improved: • The entrance before going to apartment is really scary
• The bedroom is narrow but its okay
• The wallpapers were old so it was not looking good
• The windows which were on the top of entrance were not closed with anything, so people who live in front of us on the second floor could see us inside. It was not comfortable for us.2 nice days spent in this place – Khachaturyan from Armenia – November 30, 2022 (9/10)
The location is amazing. Right on one of the main streets of Tbilisi where you can find lots of shops and restaurants. 10-minute walk to get to Old Tbilis.
What could be improved: Everything was great! Value-wise, it is a great place.
