I even caught a faint echo of a distant choir from the nearby Sioni Cathedral—just a few steps away.

Check‑in was quick; the front desk staff was friendly but a bit overwhelmed on a Wednesday afternoon when a group of tourists had just arrived. They handed me a key card and a handwritten map that even included a note about the best local tea spots—Keda and Byureti, both a ten‑minute stroll away. Parking is a bit of a puzzle: the building has a small underground lot, but you’ll need to park on the street and walk uphill. It’s manageable, though, and the cobblestones were in good shape—no unexpected potholes. The apartment itself is a compact, well‑lit space with a kitchenette that feels more like a studio than a hotel kitchen. The bed was a soft, inviting mattress that promised a good night’s sleep after a long day of exploring the Metekhi Church and the winding alleys of the Old Town.

Noise is a mixed bag: mornings are peaceful, but as the day goes on, the clamor of the city builds. I found that the apartment’s single-occupancy windows are pretty good at blocking the traffic outside, but the hallway occasionally echoes the distant laughter from the courtyard café. If you’re a light sleeper, consider a sleep mask and earplugs. The only real critique is that the Wi‑Fi signal can be spotty in the upper floor, so if you need to stream, you might want to pull up a coffee at the nearby café instead. Overall, SaBa Apartments offers a genuine, unpolished slice of Tbilisi life—no glossy brochures, just the real feel of the city that makes you want to stay a little longer.     The property was very clean and comfortable, with everything available that we needed!
    It was perfectly located near the city center either busses and a metro station within walking distance. There were also many restaurants, cafes and supermarkets close by! Carrefour is also walking distance! The owner very graciously allowed us to stay an extra 2 hours before checking out!

    What could be improved: The neighbourhood is quite old, with a noisy dog nearby that barked all night!

    The place is awesome, we know and like Alvabari – a lot of groceries, restaurants in area. Close to roads and historical center. Bus station and church are aslo here . Automatic check in is excellent – codes are sent in messages, so you can arrive at any time. Room is super, view is also marvelous. The price is a little bit higher than for other places around.

    What could be improved: in our room – 15 drain in bathroom was blocked a bit.

    •A few restaurants around 🥑
    •Ablavari metro station really close 🚂
    •Holy Trinity church in the night, was spectacular! ⛪ Views of the hill, too!
    •Walking distance from central spots (20-30 mins) and Rustaveli Avenue.
    •Keep in mind though it is up on the hill so the road heading to the apartment, is a little bit inclining 🏔️
    •Clean and with all facilities

    What could be improved: •No sound proofing 🚨 ⏰
    Neither in the building or in the rooms next to you.
    I had the bad luck of having a noisy tenant who was really loud and disturbing and not caring of their surroundings as they were even banging stuff in the room 🫣
    Someone was also moving furniture from the upper floor for both days early in the mornings.
    But yeah,no soundproofing 🔊

    Excellent apartment, comfortable and convenient. Very good bed, tons of TV channels, well equipped kitchen, nice and clean bathroom, amazing view and balcony. The owner let us check in early as we were moving from another place in the city and would have had a 3 hour gap, so that was really, really great!
    Location is good for walking to old town, metro etc. 24h supermarket very nearby.

    What could be improved: My only suggestion would be breakfast bowls or deep plates for cereal/porridge/soup etc. But that's a tiny detail. Everything was great.
