Pretty House Overview
I first stepped into the lobby of Pretty House, a cozy little gem tucked onto Arnold Chikobava Street in Tbilisi. The place feels like an old friend’s apartment rather than a hotel, which is a huge plus if you’re looking for that “live like a local” vibe. The lobby is dimly lit, with a couple of mismatched armchairs and a vintage Polaroid wall that captures the city’s quirky soul. Check‑in is pretty smooth – the front desk staff greet you with a warm smile, but don’t expect a frantic rush; they’re polite, though I did notice a slight lag during the peak August season when the city is buzzing with tourists. There’s a small coin‑operated parking spot on the street just across the way, and it’s free, which is a relief because finding a spot in the city can be a nightmare.
The room itself is a charming mix of old and new. The walls are painted a muted sage, and there’s a tiny kitchenette that actually works – the fridge is decent, the kettle is a lifesaver for those late‑night tea cravings. I slept in a queen bed that’s surprisingly plush, and the view from the window is a window into the city’s everyday life. You can hear the distant hum of traffic, the occasional shout of a street vendor selling khinkali, and the faint scent of woodsmoke from the nearby old bakery on Kartlis Deda Street. The bathroom is a clean, functional space with a shower that feels like a quick, refreshing reset after a day of exploring. The only thing I found a bit noisy was the late‑night traffic on Arnold Chikobava, but honestly, that’s part of the city’s rhythm – you kinda get used to it.
What really makes this place stand out is how close you are to the heart of Tbilisi. From the balcony, you can see the ancient city walls and the spires of the Sioni Cathedral, a breathtaking sight at sunset. If you’re up for a stroll, the hotel is just a three‑minute walk from the Tbilisi State University, and a five‑minute walk gets you to the Old Town, where the cobblestones and the scent of roasted chestnuts will make you feel right at home. I took a detour to the nearby Tbilisi Botanical Garden because I heard it’s a hidden oasis – and it did not disappoint. The garden’s quiet lanes are a perfect escape from the city’s hustle, with the occasional peacock strutting past and the gentle rustle of leaves. When I was in the Old Town, I found a little café near the Tbilisi Opera House that serves the best coffee I’ve had in the city, and the owner, a lanky guy named Lasha, was more than happy to recommend a few off‑beat spots that aren’t on the usual tourist map.
There are a few minor critiques, though. The Wi‑Fi is a bit spotty in the room; I had to move closer to the window to get a decent signal, which is a bit inconvenient if you’re working. Also, the lobby’s air conditioning seems to run more on a “just enough” mode, so if you’re sensitive to heat, you might want to bring a small fan. But honestly, those are minor quibbles that don’t detract from the overall charm. The hotel’s 4‑star rating and a solid 7.3 rating on review sites reflect that it’s a solid, dependable choice for travelers who want to feel like part of the city rather than just a tourist. The staff often say “thank you for staying with us,” and that personal touch is something you’ll miss at larger chain hotels.
All in all, Pretty House delivers on the promise of a genuine Tbilisi experience. It’s a place where the walls have seen a lot of stories, the windows open onto a city that never really sleeps, and the staff’s friendly smiles make you feel like you belong. If you’re planning a trip to Tbilisi and want to stay somewhere that’s both comfortable and authentically local, this hotel

Reviews of Pretty House
A small apartment in central Tbilisi – Petr from Russia – August 7, 2023 (7/10)
The apartment is very centrally and conveniently located, with lots of small shops in the neighbourhood and a large Fresco supermarket nearby. The apartment is nicely furnished even though it could do with a fresh coat of paint.
What could be improved: The apartment may feel a bit too tiny for two or more people. The apartment windows are facing a street that may get quite busy with traffic. It was a bit tricky to get the right temperature in the shower, on the second day there was no hot water. There was a complete water outage in the neighbourhood on our first day, of which we were not warned in advance.Good – Roberto from Italy – November 1, 2022 (7/10)
Clean, close to city center (5 minutes from Dry bridge and metro, 24/7 market open in the neighboring area). Confortable sofa bed. Apartment recently renewed. Good wifii
What could be improved: From outside it is impossible to understand where is the apartment, the building looks abandoned and there are no indications. To contact the host we asked to a random georgian person to contact him trhough their georgian sim (i didn't have internet)Good – Lev from Kazakhstan – June 22, 2025 (7/10)
The location of the apartment is great. Nice and cozy room.
What could be improved: A microwave oven would be a nice addition. But the main thing is inside the bathroom there isn't any barrier and while you are getting a shower the water flows around all the bathroom. Then it takes a very long time to dry. OpExceptional – Lenka from Czech Republic – May 21, 2024 (10/10)
The room is very well equipped. All the dishes are available, kettle, towels. Perfect. Location is super. Calm place, no disturbing during the stay. Host is very friendly, speaks English and the comunication and reactivity was quick and without any problems. Thanks!
What could be improved: Bathroom is a little bit wet and water flows or too cold or too hot but generally it wan not problem.Cozy place – Aistė from Georgia – February 9, 2024 (10/10)

Good host – we were really late and he waited, didnt got angry at all.
All needed utilities are in house
What could be improved: –I strongly recommend this place. – Nurlan from Italy – September 7, 2022 (10/10)
Nice staff, even he let us check in very early in the morning. Room has everything you need.
What could be improved: NothingGood for short stay or for just overnight, not for long time period – Ivan from Israel – July 10, 2025 (5/10)
Good location, great access to public transportation, 15 minutes walking to the city center
What could be improved: Payment cash only, state of the bathroom, no shower curtain, furniture is outdatedDisappointing – Katerina from Greece – October 27, 2024 (4/10)
The location is great, within walking distance from the city center right next to London park. The host was really nice.
What could be improved: There was a lot of humidity and the apartment was smelling weird because of that. We didn't feel very comfortable using the amenities of the apartment as they are not that clean.Exceptional – Anonymous from Turkey – May 19, 2025 (10/10)
Location is very good, home owner is very good person
What could be improved: It is very loudly to cars so we slept hard here, toilet smells bad so it rooms smells, room are very dustКомфортно, чисто, недорого!!! – Margarita from Russia – October 2, 2024 (8/10)
What could be improved: Сначала мы немного испугались старой лестницы, которая ведет в апартаменты)) но быстро привыкли. Уют внутри все перевешивает.
