The location here is genuinely exceptional — I mean, couples rate it 9.5 out of 10, and after spending time in the area, I totally get why. You’re positioned perfectly to explore Tbilisi’s old town on foot, but you’re also elevated enough in Mtatsminda to catch some decent views. The neighborhood has this wonderful mix of traditional Georgian architecture and modern cafes that locals actually frequent. You know what’s really convenient? They have free private parking on site, which is honestly a godsend if you’re driving in Tbilisi — finding parking in the city center can be a real headache otherwise.

The famous sulfur baths are an easy stroll downhill, and you can wander through the old town’s winding streets without needing to plan transportation. The cable car to Narikala Fortress is close enough that you’ll probably end up taking it multiple times — the views over the Mtkvari River are worth it. Actually, being in Mtatsminda means you’re also near some excellent Georgian restaurants that tourists don’t always discover, the kind where you’ll hear more Georgian than English at dinner.

  Lovely family guesthouse. The owner kindly woke up to check me in when I arrived around 4am. Beautiful garden with a nice view. The room is comfortable, and there was a beautiful big desk for me to work at in the room. Great value for money and fantastic location on a side road up hill from Rustaveli Avenue. Would definitely stay again.

  I was wrong: it is a REAL Gregorian family home, not a just ordinary regular hotel. We had our room with private bathroom, homely old-style authentic living room, spacious terrace with trees all around. The owners were very hospitable and very kind. The location is in THE CITY CENTER. A marvelous Khachpuri bakery is just near by. ! Sure will stay there next time !
  
  What could be improved: It is in the very center yet there is a short up-hill walk from the Rustaveli Avenue. A taxi (cheap!) easily solves this issue.
