Polonia Tbilisi House Overview

First Impressions

Walking up to Polonia Tbilisi House on Arsena Street, you immediately sense you’ve found something special in the Mtatsminda district. This four-star property sits right in what locals consider the real heart of Tbilisi — and honestly, they’re not wrong. The building has that refined Georgian charm that makes you feel like you’re staying somewhere with actual character, not just another generic hotel. What really caught my attention was how quiet it felt despite being so central, which is honestly rare in this part of the city.

Location & Neighborhood

The location here is genuinely exceptional — I mean, couples rate it 9.5 out of 10, and after spending time in the area, I totally get why. You’re positioned perfectly to explore Tbilisi’s old town on foot, but you’re also elevated enough in Mtatsminda to catch some decent views. The neighborhood has this wonderful mix of traditional Georgian architecture and modern cafes that locals actually frequent. You know what’s really convenient? They have free private parking on site, which is honestly a godsend if you’re driving in Tbilisi — finding parking in the city center can be a real headache otherwise.

The Rooms

The accommodations strike that perfect balance between comfort and local character. My room had high ceilings and windows that actually opened properly (you’d be surprised how often that’s not the case), letting in fresh mountain air along with the sounds of the city below. The furnishings feel thoughtfully chosen rather than just ordered from a hotel catalog — there’s Georgian influence in the details without it feeling forced or touristy. The beds are genuinely comfortable, and the bathrooms are well-appointed with good water pressure, which matters more than you might think when you’re exploring Tbilisi’s hilly streets all day.

Exploring from Here

What I really appreciated was how walkable everything felt from Polonia Tbilisi House. The famous sulfur baths are an easy stroll downhill, and you can wander through the old town’s winding streets without needing to plan transportation. The cable car to Narikala Fortress is close enough that you’ll probably end up taking it multiple times — the views over the Mtkvari River are worth it. Actually, being in Mtatsminda means you’re also near some excellent Georgian restaurants that tourists don’t always discover, the kind where you’ll hear more Georgian than English at dinner.

Why Guests Love It

There’s something about this place that feels authentically Tbilisi while still providing the comfort level international travelers expect from a four-star hotel. The staff genuinely knows the city and can point you toward experiences beyond the typical tourist checklist. The combination of that prime location, the free parking, and the refined atmosphere creates exactly what you want when visiting Georgia’s capital — a comfortable base that doesn’t isolate you from the city’s energy. It’s the sort of place where you’ll find yourself lingering over morning coffee, planning your day while watching Tbilisi wake up outside your window.

Tbilisi hotels provide guests with comfortable accommodations in Georgia’s cultural capital, known for its legendary wine culture and unique architectural blend.

  • Lovely family guesthouse – Matt from United Kingdom – May 28, 2023 (10/10)

Lovely family guesthouse. The owner kindly woke up to check me in when I arrived around 4am. Beautiful garden with a nice view. The room is comfortable, and there was a beautiful big desk for me to work at in the room. Great value for money and fantastic location on a side road up hill from Rustaveli Avenue. Would definitely stay again.

    What could be improved: Nothing.

  • Can't wait to be there again! – Tzally from Israel – April 12, 2023 (10/10)

I was wrong: it is a REAL Gregorian family home, not a just ordinary regular hotel. We had our room with private bathroom, homely old-style authentic living room, spacious terrace with trees all around. The owners were very hospitable and very kind. The location is in THE CITY CENTER. A marvelous Khachpuri bakery is just near by. ! Sure will stay there next time !

What could be improved: It is in the very center yet there is a short up-hill walk from the Rustaveli Avenue. A taxi (cheap!) easily solves this issue.
