Polonia Tbilisi House Overview

Polonia Tbilisi House sits on the quiet corner of Arsena Street 35, right next to the old Mtatsminda railway station. I remember walking out of the city center, past the bustling Bzni Street, and seeing the building’s blue façade stand out like a calm oasis. The hotel isn’t flashy, but that’s part of its charm—no blaring neon signs, just a subtle garden that smells faintly of citrus and fresh-cut grass. When you step into the lobby, the wood paneling feels warm under your fingertips, and the low hum of the city barely reaches you. Check‑in is surprisingly swift; the front desk lady knows your name before you even say it, thanks to the local staff’s familiarity with most regular guests. No long waits, no mysterious forms—just a quick swipe and a keycard with a little note that says, “Enjoy your stay!” written in a friendly hand.

The rooms are modest 4‑star accommodations, but the detail matters. The beds come with crisp white linens that feel almost like a promise of good rest after a day on tired feet. The bathrooms are modern but not overly elaborate—just a good water pressure machine and a shower curtain that keeps the water from splashing outside. The real highlight is the balcony: a slanted view of the city that captures the sunrise as it spills gold over the rooftops of the Old Town. It’s hard not to feel the city breathing through the cracks of the old stone walls. On a sunny afternoon, you can taste the dry, sweet air that comes from the nearby street markets, and hear the distant chatter of vendors selling oranges and khinkali. If you’re a night owl, the noise level drops significantly after 10 p.m.; the only sounds that echo are the occasional distant laughter from a nearby bar, which is all the more comforting.

Parking is a bit of a hassle. The street has a meter every 200 meters, and the free parking lots are usually full by 2 p.m., especially during the summer festival season when locals flock to the Tbilisi Fun Fair. The hotel offers a paid parking space on the ground floor, which is convenient if you have luggage, but you’ll need to pay the daily fee. However, the shuttle service runs every 15 minutes to the city center and back, so you don’t have to worry about a taxi surge during rush hour. For those who prefer walking, the hotel is a short 10‑minute stroll to the Sioni Cathedral, and the next stop on the tram line is only a few steps away.

Honestly, the best part of staying at Polonia Tbilisi House is the sense of being part of a community. The staff are locals who greet you with a warm smile and a quick check how your day is going. They recommend the best spots for breakfast—like the open‑air café on Martvili Street

Tbilisi hotels provide guests with comfortable accommodations in Georgia’s cultural capital, known for its legendary wine culture and unique architectural blend.

  • Lovely family guesthouse – Matt from United Kingdom – May 28, 2023 (10/10)

Lovely family guesthouse. The owner kindly woke up to check me in when I arrived around 4am. Beautiful garden with a nice view. The room is comfortable, and there was a beautiful big desk for me to work at in the room. Great value for money and fantastic location on a side road up hill from Rustaveli Avenue. Would definitely stay again.

    What could be improved: Nothing.

  • Can't wait to be there again! – Tzally from Israel – April 12, 2023 (10/10)

I was wrong: it is a REAL Gregorian family home, not a just ordinary regular hotel. We had our room with private bathroom, homely old-style authentic living room, spacious terrace with trees all around. The owners were very hospitable and very kind. The location is in THE CITY CENTER. A marvelous Khachpuri bakery is just near by. ! Sure will stay there next time !

What could be improved: It is in the very center yet there is a short up-hill walk from the Rustaveli Avenue. A taxi (cheap!) easily solves this issue.
