Pheasant Home in Old Tbilisi Overview

I walked into Pheasant Home in Old Tbilisi and felt like I’d slipped into a living postcard – no, really, it’s that kind of place. The building itself is a charming, slightly weather‑worn apartment block on Grishashvili Street, and the first thing that hits you is the smell of fresh coffee and the distant hum of the city. In the crowd of locals hustling to the nearby coffee shops, you can almost hear the clink of porcelain from the café on Vani Street, just a few steps away, and the faint echo of a street performer on the square outside. The city itself—Tbilisi—has a rhythm that feels both ancient and surprisingly modern, and this hotel sits right in the heart of that beat.

When you check in, the staff are quick but not rushed, which is a relief after the long bus ride from the airport. The front desk is a small, sunlit space where the receptionist, Tori, is always ready with a smile and a stack of brochures that actually contain useful info—like that the public bus stop on Kvirike Street is only a two‑minute walk. Parking is a bit of a hunt; the nearest street parking can fill up fast in the summer, but there’s a pocket of free spots a block down the lane, and the hotel’s own tiny garage is a lifesaver if you’re bringing a car. I found the keys in a little blue envelope that had a handwritten note: “Enjoy your stay, I’ve kept the windows open for the scent of blooming lilacs from the garden.” That felt like a personal touch, not a marketing gimmick.

The rooms are a mix of cozy, pastel‑colored décor and practical comfort. The bed is surprisingly big for a 4‑star hotel, and the linens feel like a warm hug. I spent the first night listening to the city’s night sounds—sirens, distant laughter, a stray cat meowing at the window—while sipping a glass of Georgian wine from the minibar. The bathroom is a bit on the small side, but the shower is generous with water pressure, and the tiles have a subtle, earthy texture that’s oddly soothing. The only critique I have is that the Wi‑Fi is a tad slow during peak hours, which can be annoying if you’re trying to check in late at night. But honestly, the little whiteboard in the hallway lists the best local brunch spots, and the staff actually recommend the bakery on Mtkvarze Street for croissants that melt in your mouth. The noise level is moderate; the hotel is close enough to the center to hear the city, but the walls are thick enough that you won’t wake up to the chaos of traffic.

One of the best parts is the rooftop terrace. On a clear morning, you can sit on a wooden bench, breathing in the crisp air, and see the city’s skyline unfold—Mount Mtatsminda in the distance, the Arsenali Bridge glinting in the sun. I’m telling you, the view beats any influencer’s shot. There’s a small table with a pot of tea and a newspaper, and the staff drops by with a cup of fresh tea whenever I need a pick‑me‑up. The hotel also offers a small library with books on Georgian history, which is a cool way to pass a quiet afternoon.

If you’re a foodie, the on‑site restaurant is a hidden gem. They serve a mix of traditional Georgian dishes and modern twists—my favorite was the khinkali with a spicy tomato broth that had a hint of smoked paprika. The chef, Levan, is a friendly guy who explains the story behind each dish, and the kitchen is open, so you can see the flames dance over the grill. The only downside is that the menu changes daily, so if you’re craving a specific dish, you might want to ask the staff. But that’s part of the charm—every visit feels slightly different.

In the end, Pheasant Home in Old Tbilisi is the kind of place you come back to; it’s familiar and fresh at the same time. The locals love it, the staff are genuinely helpful, and the atmosphere feels like a warm hug after a long day of exploring. If you’re planning a trip to Tbilisi, this hotel is a solid, no‑frills choice that still feels like a slice of the city’s soul.

Early hotels booking in Tbilisi requires advance planning during peak wine seasons when visitors flock to enjoy the city’s legendary hospitality and thermal springs.

  • Great location! – Giovanna from Italy – April 22, 2025 (10/10)

very nice apartment in a super central location. The flat has everything you need including an equipped kitchen and washing machine. Internet worked well. Location is great. Communication with the host was very easy. Flat is on the ground floor so you can hear a little bit of noise, but to be honest we barely noticed it.

  • excellent house, amazingly kind host, and all in all the most comfortable stay on my Caucasus trip! – Stefanija from North Macedonia – June 18, 2023 (10/10)

It is clean, spacious, well decorated and you have everything you need. A mocca pot, microwave, stovetop, laundry machine are among the things we used and which made out stay easier. we also saved money on being able to cook at home in a comfortable kitchen.

On top of everything, the place looks very cool, as Nana made sure to decorate it with many photos from Old Tbilisi and curious objects representing differ cultures and countries.

She even gave us great travel tips, and welcomed is with fresh cherries and wine ❤️

What could be improved: The only slightly negative thing, which wasn’t bad at all considering the hot weather, was that the house is
    a little dark.

  • Exceptional – Ilia from Russia – January 2, 2023 (10/10)

    Very friendly owner of apartments.
She is ready to help you and always in connection with you.
One of the best locations in old Tbilisi and very unusual design inside.

What could be improved: Maybe one thing.
You can't open windows because it's the first floor.
