Panorama Hills Apart-Hotel Overview
Tbilisi is a city that never really sleeps, and Panorama Hills Apart-Hotel sits right in the thick of it, on 5 Uiaragho II Ln. I remember the first time I walked up that block – the smell of fresh coffee from a nearby café, the distant clatter of scooters, the faint buzz of a street vendor selling khachapuri. The building itself is a charming mix of modern glass panels and old stone, giving it that “apart‑hotel” vibe that feels more like a neighborhood apartment block than a luxury resort. The front desk was welcoming, but honestly, the staff’s knowledge of the area turned a simple check‑in into a mini‑tour guide. They handed me a map and pointed out the best bus route to the Old Town, the closest metro station, and even the best corner for a late‑night milkshake.
The rooms are the real win. They’re spacious, with floor‑to‑ceiling windows that frame a view of the city’s skyline – think the distant silhouette of Mt. Mtatsminda and the winding Kura River. The décor is minimalistic, but the textures are real: a plush, almost velvety sofa, a wooden desk that feels sturdy, and the faint scent of fresh linen that lingers long after you open the door. I found the Wi‑Fi a little laggy around 8 pm, but the hotel offers a complimentary coffee station in the lounge that’s a lifesaver when you’re trying to catch up on work. There’s a small kitchenette in the room – a microwave, a mini‑fridge – which is perfect for those who prefer to whip up a quick snack instead of hunting for a restaurant.
Parking is a bit of a hassle. The hotel doesn’t have a dedicated garage, so you have to hop onto the city’s street‑parking system. I parked on the corner of Uiaragho and Ippolitov, and the meter was a bit confusing, but the staff were patient and explained the payment process. The noise level is something to be aware of: at night, the street traffic is whisper‑quiet, but during the day, especially in the spring when tourists flood the area, you can hear the honking and the chatter from the nearby markets. If you’re a light sleeper, I’d recommend the rooms on the upper floors – they’re a bit farther from the main road.
What I love most about Panorama Hills Apart-Hotel is how it blends convenience with a slice of real Tbilisi life. After a day of sightseeing, you can hop out the door and stroll to a local matzkhvaria (traditional Georgian eatery) just a block away, or catch a bus to the bustling Rustaveli Avenue. The hotel also offers a small rooftop terrace that’s surprisingly cozy – a perfect spot to sip a glass of wine while watching the sunset over the city. On a quieter evening, you can hear the faint call of a street musician from the corner, and the aroma of grilled meat wafts through the air.
All in all, if you’re looking for a place that feels like a home base rather than a hotel, Panorama Hills Apart-Hotel is a solid choice. It’s got the right mix of comfort, local flavor, and decent amenities. The only real drawback is the Wi‑Fi speed – but for most travelers, the small inconveniences are outweighed by the genuine feel of being in the heart of Tbilisi. I’d definitely recommend it to anyone wanting an authentic, hassle‑free stay without the canned hotel experience.
Hotel in Tbilisi booking should be done early, especially during harvest season when the city hosts internationally celebrated wine festivals and cultural events.

Excellent host, amazing apartment and definitely worth it – Mohamed from Poland – August 31, 2025 (10/10)
First of all the host Gio and his family were so helpful to us throughout our stay in Tbilisi he even helped us beyond his duties as a host.
The view was great with the apartment being spacious and modern. The breakfast was in form of open buffet where you pick what you want which was awesome.
We also had the chance to use the swimming pool in the property.
Overall great experience and definitely will be coming back! Definitely recommended for everyone trying to go to Tbilisi

What could be improved: Driving with a big car is a pain, not enough room for the car to fit through the road. Otherwise all good.Exceptional – Gaelle from France – June 13, 2025 (10/10)

What could be improved: NothingPleasant – Nikita from Russia – August 14, 2025 (6/10)
Welcoming host and his family.
Great views from the terrace (outside of the apartment).
What could be improved: The fiirst floor room wasn't comfortable.
There is no A/C so we had to keep the windows open. But there were people walking and sitting right next to my window, and disturbing my sleep.
Obviously, no views from windows.
The shower makes the whole floor wet since there is no glass shield/curtain/barrier between the shower zone and the rest of the bathroom.
Uncomfortable pillow.
Maybe the other rooms are in a better condition and I was just unlucky.
Inconvenient parking. Very narrow space. Cars park behind each other, making it impossible to leave without asking other guests to move their cars.
