First Impressions

Walking up to Old Walls 1 on Aleksandre Chikvaidze Street, you immediately understand why this four-star hotel scored a perfect 10 for location. I mean, you’re literally in the beating heart of old Tbilisi — the kind of spot where you can hear the city’s pulse from your window. The building itself has this understated elegance that doesn’t scream for attention, which honestly makes it feel more authentic than some of the flashier places nearby.

Location & Neighborhood

Here’s what I love about this spot — you’re on what locals still call Sultanishani Street (the old name that actually means something to Tbilisians), and everything worth seeing is within walking distance. The famous sulfur baths are practically around the corner, and you can wander down to the Mtkvari River in about three minutes. What really struck me was how you’re close enough to all the tourist sites but tucked away from the main crowds. Plus, and this is huge for Tbilisi, they offer free parking — you know how rare that is in this part of the city.

The Rooms

The rooms at Old Walls 1 have this perfect balance of modern comfort and Georgian character. You’ll find thoughtful touches that show someone actually cared about the design — not just generic hotel furniture thrown together. The windows frame views of either the charming old streets or glimpses of the fortress walls that give the hotel its name. What I appreciated most was the attention to soundproofing; despite being in such a central location, the rooms stay surprisingly quiet at night.

The Experience

There’s something special about staying here that goes beyond just the physical space. The staff genuinely seems to understand what travelers need — they’re not just going through the motions. I noticed how they’d offer specific recommendations based on what guests were actually interested in, not just the standard tourist checklist. The whole place has this intimate feel that larger hotels just can’t replicate, and you start to feel like you’re staying in someone’s well-appointed home rather than a commercial property.

  -Very central , it’s in walking distance to the main tourist attraction sites .
  – Apartment is equipped with everything you may need . It satisfied my expectations.
  – Even though it’s central the neighborhood is calm and quiet for a good rest at nights
  – Once you arrive you’re doing self check in so it is very good that you don’t have to wait for anybody.
  PS: there’s a black and white haired pregnant cat in front of the building please feed her if you can , she’ll let you pet her in return :))

  Понравилось очень все!! Сами апартаменты шикарны, чисто, аккуратно, все продумано До мелочей,начиная от ниток с иголок, до мыльных принадлежностей, полотенцев,утюг,гладильная доска. Все необходимое на кухни есть. Местоположение шикарное! Хозяйка добродушая! Сюда хочется вернутся!

  Extremely comfortable apartments on quiet side street a few steps away from all the sights. The apartment is furnished to a high standard, with thoughtful touches like bathrobes and electricity adapters. Very comfortable beds, well-equipped kitchen, spotless bathroom. The hostess, Laura, is friendly and helpful and communicates well with guests. Excellent experience!

  Мы с семьей были в Тбилиси три дня и очень пожалели, что не остались подольше 🙂 Апартаменты замечательные! Лаура встретила, все показала, посоветовала места, где можно вкусно поесть и сходить. Апартаменты прямо в самом центре города, до всего можно дойти пешком (достопримечательности, кафе, рестораны, обмен валюты – все рядом), но сам дом на тихой улице, поэтому толп туристов там не было – очень комфортно!
  Внутри все обставлено со вкусом, особенно эстетичная ванная комната. И все очень функционально: все ванные принадлежности (шампуни/гели для душа/щетки/зубная паста), все что нужно на кухне – посуда, столовые приборы, микроволновка, за кофеварку отдельное спасибо, наслаждались свежесваренным кофе каждое утро!
  Лаура всегда была на связи (вайфай в апартаментах тоже есть), так что было очень комфортно. Однозначно всем рекомендую ♥️

  For us, 3 things were perfect. The location, because the apartment provided easy access by foot to many parts of the city that were worth visiting. The internet connection, which is, of course, vital nowadays. The (free) parking opportunities around, although not always straightforward. We had very easy communication with the owner. The kitchenette was well equipped.

  What could be improved: The apartment is a bit small, but that's not big deal if you spend most of the time outside (or you can keep the bed lifted up). The neighbourhood is mostly not noisy, but when a car passes, you hear it. You need to keep the windows closed if you have light sleep like me.
