I stayed at Old Arsena Apartments in Tbilisi last spring, and honestly, it was one of those hidden gems that you only discover when you’re actually wandering the streets instead of following a guidebook. The building itself is this charming, two‑storey Georgian revival block that looks like it belongs on the corner of any postcard. The lobby is warm, with cracked walls that have seen decades of foot traffic, and the receptionist—Mariam—smiles like she’s been waiting for you forever (she even knows my name by the second hello). Check‑in was quick, no long lines, just a friendly “Good morning, you’re all set.” The key card was handed over in a handwritten note that said “Welcome, enjoy your stay!”—a little personal touch that felt like a welcome hug.

The apartment itself is a cozy three‑bedroom space that feels more like a home than a hotel room. The living area has a vintage sofa, a low‑profile TV, and a small kitchenette with a ceramic stove that, surprisingly, heats up fast enough to boil water for tea in under a minute. I was amazed at how the balcony offered a panoramic view of the bustling Mtatsminda hill, with the cathedral’s spire cutting through the skyline. The room’s carpet is soft, the curtains are heavy to block out the street noise, and the bed was so comfortable that I fell asleep before I even saw the clock. The bathroom is tiny but efficient, with a shower that’s surprisingly hot and a set of handmade soaps that smell like citrus and rosemary—perfect for a quick rinse after a day of exploring.

Speaking of exploring, the location is the perfect launchpad for a day in the city. The funicular is just a three‑minute walk away, and the park that follows it is a green oasis where you can sit on a bench, listen to the distant chatter, and watch kids play. I also found a little café called “Kafe Sioni” across the street, which serves the best khachapuri you’ll ever taste—cheese so gooey it practically melts in your mouth. Parking is a bit of a hassle if you’re driving; the nearest street parking is a 10‑minute walk, but there’s a small paid garage two blocks over that’s worth the extra cash. The only downside? At night, the streetlights flicker on, and the sound of distant traffic occasionally drifts in—though it’s never constant, and the building’s insulation does a decent job of keeping the noise down. Peak tourist season is a bit louder, but in the evenings the city quiets down, giving you a restful night after a day like a slice of local life tucked into the historic heart of the city—a place where the past and present mingle in the most pleasant way.

Hotel in Tbilisi booking should be done early, especially during harvest season when the city hosts internationally celebrated wine festivals and cultural events.

  Понравилось абсолютно всё. Апартаменты в самом центре Тбилиси , всё есть для комфортного пребывания , кухня , чайник, плита, тапочки , все средства для ванны . Очень внимательное отношение хозяев , большая благодарность им за это .

  Отличное расположение. Удивительно, как в такой небольшой по площади квартире удалось все удачно и грамотно разместить. Замечательный вариант для короткого пребывания в Тбилиси. Если ещё раз буду – воспользуюсь повторно обязательно. Буду рекомендовать друзьям и знакомым.

  Отличная локация, близко метро и магазины. Близко ко всем туристическим достопримечательностям. Аппартаменты чистые, уютные, есть всё необходимое.
