ODA House Overview

When I first stepped onto 70 Davit Aghmashenebeli Avenue, the buzz of Tbilisi was already humming in my ears—honestly, you could almost taste the roasted chestnuts from the street stalls. The building that houses ODA House feels like a modern apartment block turned boutique hotel; its façade is a cool mix of brick and glass, and the lobby is surprisingly airy, with a few art‑inspired murals that give the place a local flair. Check‑in was quick—no endless forms, just a friendly receptionist who reminded me of a cousin—she even pointed out the nearest metro stop in a way that felt like a personal guide. Parking is a bit of a hunt; there’s a municipal lot a block away, but I’d recommend using the underground garage at the adjacent office tower if you’re carrying a lot of bags—just be ready for a short walk.

The rooms are where the real charm shows up. I stayed in a mezzanine suite that opened onto a balcony with a view of the city’s skyline, and the first thing you notice is the texture of the linen—soft but sturdy, not the overly silky stuff you find in some hotels. The bed was a sleeper sofa that folded into a real bed overnight; honestly, it was a bit thicker than I’d expected, which made a difference after a long day of hiking the Mtskheta trails. The bathroom is small but functional, with a rain shower that could use a bit more water pressure, but the built‑in soap dispenser is a neat touch—no more searching for shampoo in the hallway. On the lighter side, the noise from the street can be a bit relentless, especially on weekends when the cafes around the corner are alive with chatter and the occasional saxophone from a passing busker. If you’re a light sleeper, I’d suggest the rooms on the upper floors, or just bring a pair of earplugs. The Wi‑Fi is decent, but the signal drops a bit near the elevator shaft—so maybe pull up a book instead of binge‑watching.

Breakfast is a good, no‑frills affair that lets you sink into the local vibe. The buffet is on the ground floor, and you’ll find a spread of boiled eggs, fresh fruit, and the famous Georgian “khachapuri”—a cheese‑filled bread that’s a must-try. There’s a small bar area where the barista will actually ask if you want a cappuccino or a strong black coffee, which is a nice personal touch. The staff is friendly but not overly chatty; they know their routes and can give you insider tips—like the best time to catch the sunset from the rooftop of the nearby hotel, or that the café on the corner of St. George Street serves the best spicy khinkali during the early evening. The only critique is that the housekeeping service is a bit slow on Fridays, probably because the staff is busy helping guests with their last‑minute taxi calls. But that’s a minor hitch in an otherwise solid experience.

Overall, ODA House feels like a cozy nest in the heart of Tbilisi, where you get the best of both worlds: a modern, well‑maintained building that still feels grounded in local culture. If you’re planning a trip to the city, I’d say this place is a reliable, comfortable base, especially if you’re looking to explore the city’s old town and then come back to a place that feels like a home away from home.

To book hotel in Tbilisi during the famous Tbilisi Jazz Festival season, visitors should make reservations well in advance as the city attracts wine enthusiasts and cultural travelers from around the world.

Reviews of ODA House

  • Exceptional – Maxim from Armenia – January 13, 2024 (10/10)

This is the fine apartment with a lot of space and pretty interior

  • Would come again – Svetlana from Russia – May 15, 2024 (9/10)

Loved the location, close to subway and many restaurants. We were always able to find a parking spot. The apartment is not very big, but very cozy. The host was super helpful and nice. Very good access to the apartment. The kitchen had all the necessities.

What could be improved: It was a little cold downstairs and one of the beds had a really uncomfortable mattress. But that was fixed by putting a blanket on top.

  • Exceptional – Zw171 from Poland – August 15, 2025 (10/10)

    Lokalizacja, prywatność, czystość

Genceliyev from Azerbaijan – January 25, 2025 (10/10)

– Наталья from Belarus – October 26, 2024 (10/10)

What could be improved:

  • vse otlichno – Kama from Azerbaijan – July 23, 2024 (10/10)

nam vse ochen ponravilos, prekrasnaya i uyutnaya kvartira, vse bilo chisto. drujelyubniy, gostepriimniy xozyayin, kotoriy vsegda voydet v polojenie. mestoraspolojenie otlichnoe. v shagovoy dostupnosti neskolko parkov, metro. s udovolstviem vernulis bi eshe raz

What could be improved: minusov net

– Eleonora from Israel – July 4, 2024 (10/10)

What could be improved:

  • Wonderful – Ekaterina from Russia – May 24, 2025 (9/10)

What could be improved:

  • Very Good – Nargiz from Azerbaijan – February 16, 2025 (8/10)

  • Very Good – Маргарита from Russia – May 14, 2024 (8/10)

What could be improved:
