Truly I can say that "No 12 Boutique Hotel" is one of the best hotels in Tbilisi and near the area for a few reasons:
– Great location, only 5-7min walk from Freedom Square and 10-15min walk from Old city, "Sulfate baths". Very comfortable to reach anything
– Metro in Freedom Square 8-10min walk in Galleria
– Amazing staff!!! The hotel manager can lead, advise and train his employees to perform and serve the best possible way! The lady in the kitchen makes the best hot breakfasts "as at Mom's place" every single day and remembers your preferences <3
– Cleaning staff always ready to help and resolve everything, so that person would be happy

Often the Georgians struck me as rather blunt people showing little sympathy for their customers. No 12 Boutique Hotel was one of the few exceptions which is why we were especially surprised by the little smiles and the small gestures of hospitality. The receptionists and the breakfast staff gave us that warm feeling of being welcome that we missed so often in Georgia.
We had a nice small room with a balcony and a clean, spacious bathroom on the third floor. There was wifi, a TV with unusually many stations (we browsed between Russian, Georgian, Turkish, Iranian and US-american television). There was a water kettle with tea, coffee, a fridge, AC and – something I especially liked – plenty of "Turkish lanterns" that spread a warm, colorful light. A welcome change after all these bright and uncomfortable lights.
There was a small breakfast buffet with a selection of fried and boiled eggs every morning. If you are looking for a place from which to explore Tbilisi, you'll find this hotel in the centre of the old town with most sights within walking distance. We loved everything about this hotel! Location, room, breakfast were all great. We walked everywhere. Ate at great restaurants and drank at bars that were nearby but not in the touristy area. Breakfast was nice with breads and fruits with a hot option made fresh. Room had great views and a fridge. We would absolutely stay here again.
