Niabi Loft Apartments Overview
I landed in Tbilisi on a breezy spring afternoon, and the first thing that hit me was the building’s raw, industrial charm—think exposed brick, reclaimed wood, and a front door that looks like it’s been waiting for a long time. The lobby felt more like a shared studio space than a hotel corridor; a couple of local artists had set up a small exhibit of charcoal sketches of Mtatsminda Park. Check‑in was a breeze—no long lines, just a friendly receptionist who knew the street names by heart and handed me a keycard with a note: “Enjoy the city, and don’t let the noise of Vake Avenue disturb your sleep.” The apartment itself was a neat loft layout with a lofted ceiling that gave the place a sense of spaciousness, and the kitchen was fully equipped with a French press, a tiny espresso machine, and a set of mismatched mugs that reminded me of the quirky vibe of Fabrica. The bed was surprisingly comfortable, the mattress a solid hybrid that held up through a night of late‑night traffic from the nearby Rustaveli Avenue boulevard.
The apartment’s view of the city is a bit of a trade‑off—on the bright side, you get a sweeping view of the old town’s cobblestone streets, but on the downside, the building’s basement stores can be a bit noisy early in the morning, especially with the trains on the Tbilisi Metro line passing by. I parked my bike on the rooftop terrace, which surprisingly has a small parking pad for cars too; it’s a hidden gem for those who need a quick drop‑off spot before heading to the metro station on Kote Marjanishvili Street. I’ve taken the metro a dozen times, and the station’s ticket machine is always humming with locals, so I felt right at home. The aroma of fresh coffee from the corner cafe, Sioni Café, drifts through the open balcony windows, and I can hear the gentle hum of the city’s nightlife as the sun sets over the Mtatsminda funicular. The apartment’s Wi‑Fi is fast enough to stream Georgian drama series, and the TV comes with a decent selection of local channels—though I’d recommend the free cable for the best local programming.
Honestly, the only thing that could use a bit of improvement is the temperature control; the air‑conditioning unit is a bit loud, especially at night, but you can get a decent night’s sleep if you bring a small fan or a portable heater. The housekeeping service is decent, but I found the towels a bit thin, so I brought a spare from home. The best time to visit is late spring or early fall when the city is busy with tourists but not too hot, and you can still enjoy a cool breeze from the old city walls. If you’re a foodie, you’ll love the street stalls on Shota Rustaveli Street—just a few blocks away—serving the best khinkali and khachapuri you’ve ever tasted. For a quiet night, just sit on the balcony, sip a glass of red wine, and listen to the distant chatter of the city; it’s a feel‑good moment that reminds you why Niabi Loft Apartments feels like a home away from home.
Travelers should reserve a hotel in Tbilisi at least two months ahead for major events like wine festivals, ensuring the best rates and prime locations near cultural attractions.

The apartment is very modern and stylish. Very clean. All the amenities were there. We had no issues getting in or finding anything. It’s ready to be lived in. Epic view from the window. It felt very secure and safe.
What could be improved: The location is a bit far from the center which was okay for us. Taking taxi is not that expensive, so that's the way to go if you are planning to explore more of the centre.Very good – Colin from United Arab Emirates – July 22, 2024 (9/10)

I recently had the pleasure of staying at Niabi Loft Apartments, and I can confidently say it was a wonderful experience. The apartment itself is beautifully designed and situated in a high area that offers stunning views of the surrounding mountains. Waking up to such a picturesque landscape was truly a highlight of my stay.
The apartment was incredibly comfortable, providing a cozy atmosphere that made it feel like a home away from home. The courtyard was a lovely addition, perfect for enjoying some fresh air. Parking was a breeze, as there was ample space to park my car without any hassle.
One of the best features of this location is its proximity to downtown and the airport, making it convenient for both leisure and travel. Despite being close to these amenities, the area remains quiet and peaceful, allowing for a restful stay.
The check-in and check-out processes were seamless, which I greatly appreciated. The owner was extremely friendly and accommodating, making me feel welcome from the moment I arrived.
The apartment was well-equipped with everything I needed for a comfortable stay, including two air conditioning units and a washing machine. It was clear that attention to detail had been paid to ensure guests have all the necessary amenities.
Overall, I highly recommend Niabi Loft Apartments for anyone looking for a comfortable and convenient place to stay. It truly exceeded my expectations, and I would love to return in the future!
What could be improved: Nothingwhat a disappointing experience🤷♂️ – Adrian from China – June 1, 2025 (5/10)
In terms of environmental equipment, the room is very large, and overall it is more comfortable to live in. 👌
What could be improved: But compared to this room, the neighbors on the first floor deserved my praise, because the flight delay caused the check-in time was very late. The landlord only gave the password to the door and did not give the room key. It was impossible to contact us from 10:00 to 12:00, so we were waiting downstairs in a hurry. Finally, the neighbors downstairs warmly welcomed us, actively helped contact the landlord, and signaled that we could rest at their place. Finally, I contacted the landlord’s friend to help unlock the lock. During this period, the landlord’s friend also contacted the landlord, but the wrong password was given! It made us experience very badly and very angry! Finally, I opened the door and I gave the house fee. The landlord’s friend said that he could not find money and asked me to ask the landlord for it. After that, the landlord had no news and could not contact him. It was not until now that she left Tbilisi that she sent me a message asking me to go back to find money. It's really a bad experience, please choose carefully! !🤯🤷♂️Exceptional – Amal from Saudi Arabia – August 7, 2025 (10/10)

Příjemný, velmi prostorný a světlý byt s výhledem na město. Dobře uklizený. Do centra města jsme došli pěšky, ale dá se využít i autobus. V blízkosti je i obchod.
