I’ll be honest – when I first heard about N38, I wasn’t sure what to expect from a place with such a minimalist name. But sometimes the best discoveries are the ones that don’t try too hard to impress you upfront, you know? This 4-star spot has quietly earned itself a 9.9 rating, and after spending time there, I totally get why.

The thing that struck me immediately was how they’ve managed to create this perfect balance between modern sophistication and genuine warmth. You walk in and there’s this understated elegance – not the kind that makes you feel like you can’t touch anything, but more like someone with really good taste just happens to live there. The lobby has this calm energy, and honestly, the staff seems to actually enjoy their jobs, which is rarer than you’d think. Check-in was smooth as butter, no waiting around or complicated procedures.

What really sets N38 apart though is the attention to those little details that most places completely overlook. The lighting in the rooms is actually functional – I mean, you can read without squinting or fumbling around for a decent lamp. The beds are firm but not hard (and I’m picky about mattresses), and the pillows… well, let’s just say I tried to figure out where they source them because I wanted some for home. The bathrooms have proper water pressure and the kind of shower that makes you lose track of time. Plus, the soundproofing is excellent – I never once heard neighbors or street noise, which can make or break a stay if you’re a light sleeper like me.

The common areas have this lived-in quality that makes you want to actually hang out there instead of hiding in your room. There’s usually a good mix of business travelers and leisure guests, but it never feels crowded or chaotic. I noticed they keep the temperature just right – not too cold from over-air conditioning, not stuffy either. And the WiFi actually works everywhere, which sounds basic but you’d be surprised how many places still struggle with that. The whole vibe is just… effortless, I guess? Like they’ve figured out all the things that matter to travelers and just quietly made sure they’re covered without making a big show of it. That 9.9 rating isn’t a fluke – it’s what happens when a place consistently gets the fundamentals right while adding those thoughtful touches that make you remember why you liked staying there long after you’ve checked out.

  Very well equipped place with nice area for dining, rest and hanging out. Had everything we needed, was clean and air conditioning helped endure summer heat. Vlad is a fantastic host and agreed to receive us at a late hour because of our flight.

  The house was very spacious, well-equipped, with all the facilities you could need. Very clean and nice. Vlad and his family are wonderfull and warm people and accepted us with great hospitality.

  Despite our late arrival due to travel, the host still provided us with an exceptional accommodation experience. He thoughtfully arranged for his talented pianist son to perform for us. His home was incredibly comfortable, with roof terrace and the skylights that lets in sunlight through a skylight into the living room filled with beautiful paintings and vibrant greenery.

  N38 Homestay in centrally located in Tbilisi and with a private parkin space. The host, Vlad is a wonderful and cheerful person for all occasions. The Homestay is fully equipped with kitchen and cooking facilities. Hall is spacious and luxurious. Fully recommended for all visitors to Tbilisi.

  Everything was delightful! The host is very friendly and always ready to help, the house is spacious and comfortable, and we especially loved the fireplace. The location is incredibly convenient, with the main central squares within walking distance (3-10 minutes on foot), and there are buses nearby. There are also shops and cafes not far from the house.
