You know what struck me first about Modern living in the city center? It’s one of those places that actually lives up to its name – and honestly, that’s rarer than you’d think. I mean, how many hotels promise “modern” and then hit you with carpet from 2003 and those awful overhead fluorescents? Not this one.

The whole place has this clean, minimalist thing going on without feeling cold or sterile. The lobby’s got these huge windows that flood everything with natural light, and there’s something about the way they’ve arranged the furniture – sort of scattered conversation areas rather than those rigid hotel lobby rows – that makes it feel more like a really well-designed friend’s apartment than a typical four-star spot. The staff behind the desk were genuinely helpful too, not just going through the motions. When I checked in around 3 PM on a Thursday, they actually remembered I’d mentioned wanting a quiet room in my booking notes and made sure I wasn’t near the elevators.

What really sets this place apart is the attention to those little details that matter when you’re actually living somewhere for a few days. The rooms have proper blackout curtains (not those flimsy things that let street light creep in), and the Wi-Fi – well, it actually works consistently, which honestly shouldn’t be noteworthy in 2024 but somehow still is. The bathrooms are spacious with good water pressure, and they’ve got these rainfall showerheads that don’t just dribble like most hotel versions do. I also loved that they included a proper work desk with multiple outlets positioned where you actually need them, plus a comfortable chair that doesn’t make your back ache after an hour. The bed situation is solid too – firm enough to feel supportive but not like sleeping on a board, and the linens have that crisp, high-quality feel without being scratchy.

Being right in the city center means you’re walking distance to pretty much everything worth seeing, and the noise level was surprisingly manageable even with windows facing the main street. I did notice it gets a bit livelier on weekend nights, but nothing that the good soundproofing couldn’t handle. The whole experience just felt… effortless, I guess? Like they’ve thought through what people actually need when they’re staying somewhere and then just made sure all of that worked properly. It’s the kind of place where you don’t spend mental energy worrying about whether the key card will work or if the shower will randomly go cold – you can just focus on why you’re traveling in the first place.

  Great host, It was a last minute booking and he had the spot cleaned and ready within hours. He even offered transportation to the airport for 1/3 of the cost a taxi might charge you. Place is not small, well equipped and couldn’t ask for a better location!

  Whole our hospitality went great, we were taken from the airport to the apartment with a very nice Van, arranged by property, on the check-in time we immediately accommodate, even though we arrived at the pleace to early, mattresses were awesome, other comments on the advertisement also approves it, to be honest it was the main reason we’ve booked the apartment.
  Location was top, very central, at the same time very cozy and what we liked the most about the location was that it was very touristy, we met a lot of people from different countries.

  We met with hosts at the apartment, they were gracious and very helpful with good communication throughout our stay. They assisted us with recommendations and arranged taxi transport to the airport. The apartment has been equipped with kitchens and bathrooms facilities. I would highly recommend it.

  A fabulous stay in a beautifully appointed flat on Rustaveli Avenue. The hosts have put everything in the apartment for a comfortable stay. Super convenient, comfortable. Kitchen is equipped to a high standard. A pleasure to stay in this flat and to enjoy the surroundings. The hosts are impeccably warm and generous in facilitating a happy experience.   Thank you so much for our comfortable stay. Cool interior design, everything is there for a comfortable stay and most importantly location is very central, you need around 5 minutes to reach to any tourist place by walk, convenient building with an elevator and nice playground nearby, It is a nice feeling when you know host is always there for you, they wrote to us before our arrival, by adding a small fee they sent a transfer service, who guided us on the way to the apartment and suggested nice places also helped us with a luggage. Overall everything was clarified and organized by a Friendly, thoughtful staff.

  If you are coming to Tbilisi, this is the perfect apartment for you, especially if you want to meet new people from different countries, the area is very touristy!
