Parking is a mixed bag: the on‑site garage is convenient but a bit pricey, so most of my friends parked in the small municipal lot just a block away, which is free and close enough to the hotel. I also found a nice little café on the corner of the avenue that serves the best shoti (a Georgian wine) with a side of grilled corn. The breakfast buffet was eclectic—there were freshly baked pastries, a selection of cheeses from the Caucasus, and a small corner where you could watch a local musician play the duduk. Honestly, it felt more like a community gathering than a hotel routine.

What really sticks with you is the way the hotel blends into the city’s pulse. In the evenings, you can stroll down the cobblestones and hear the chatter of locals debating football scores, or the distant clink of glasses from a nearby wine bar—some say it’s the best spot to watch a sunset over the Mtatsminda Fortress. If you’re traveling with kids, the rooftop terrace is a hidden gem; the kids can run around while you sip tea and watch the city lights flicker. And if you’re looking for a quick bite before bed, the hotel’s 24‑hour kitchen offers a surprisingly good bowl of khinkali—soft, juicy, and not over‑seasoned, which is rare. The only critique I’d give is that the Wi‑Fi is a bit spotty on the top floors, so if you’re a digital nomad, you might want to bring your own hotspot. All in all, Modern Avlabari in Old Town feels like a home away from home, with all the little touches that make you feel genuinely welcomed in the heart of Tbilisi.

  Great small studio apartment, with everything you need for a long stay, there is even a washing machine powder! Excellent view from the window and the most convenient independent check-in with the key in the key box.
  Stayed for a week, everything was great. Internet speed is about 15-20 Mb according to speedtest, which is quite acceptable for comfortable work.

  The location is good, near to the tourist places. It is safe place to stay as a tourist especially with family. We have everything we need in the apartment. Very nice place to stay. Recommended.

  Быстрое заселение. Удобное месторасположение аппартоментов. 5 мин пешком до метро Авлабари. Рядом есть небольшой парк. В доме есть магазин. Остановится на пару ночей – то, что нужно. Окна выходят на несолнечную сторону, поэтому в квартире не жарко. Рекомендую.

  Полное соответствие фото. Комфортное, чистое, уютное место!!! Все в шаговой доступности: магазины, кафе, достопримечательности, обмен валюты. Все необходимое для проживания: утюг, фен, стиральная машина, кухонная зона. Вид из окна – просто сказка. Парковка во дворе. Дистанционное заселение, что очень удобно! Ооочень дружелюбная и отзывчивая хозяйка Кети всегда на связи и оперативно решает вопросы! Теперь если Тбилиси, то только сюда!!!!

  Хорошая чистая квартира. Рядом район старого Тбилиси. За окном футбольное поле, на котором по вечерам собираются и играют, но после 23-х часов все потиху расходятся и все страсти затихают.
