Tbilisi after seeing a few reviews that sounded promising, and honestly, it did not disappoint. The building sits on Santeli lane, just a stone’s throw from the cobblestone lanes of Old Town that you can wander through for hours. The moment you step inside, the scent of freshly brewed Georgian coffee wafts from a tiny café across the street – you can’t help but feel like you’re already part of the city’s rhythm. The lobby, though modest, has a warm, almost nostalgic vibe, with a few vintage photographs of Tbilisi’s past on the walls. The front desk staff were friendly enough to show me a map of the surrounding area and recommend the best spots for breakfast – I was directed to a little place called “Shavi Lomi” just down the lane, where the khachapuri was literally molten and buttery.

The room itself was a clean, 4‑star slice of comfort. The walls are painted in a calm, earthy tone that blends well with the natural light pouring in from the single window. The bed was surprisingly plush, and the linen had that soft, almost cotton‑like feel that you can’t help but sink into. The bathroom, while a bit cramped – you’ll have to make a small adjustment if you’re tall – still managed to feel spa‑like with its deep shower and a small stack of local soaps that smelled like citrus and rosemary. I could hear the distant hum of traffic from the nearby Rustaveli Avenue but it didn’t disturb my sleep; the room’s insulation does a pretty good job. During the summer rush, the lobby can get a tad noisy because of the street performers, but by 10 p.m. it quiets down to the soft ticking of the old clock on the wall.

Parking is a bit of a challenge, as you’d expect in a historic district, but the hotel has a small underground lot that’s only a few steps away – the key fob access is smooth, and the staff will help you with the meter if you need. Check‑in was quick; you only need to show your ID and a credit card for the prepaid deposit. The only thing that could have been better was the Wi‑Fi – it’s spotty at times, especially in the evenings, so if you’re working, you might want to bring a portable hotspot. But for a vacation, that’s a minor gripe. The real perks are the local insights the staff shares – they know the best alleyways to explore and the hidden cafés that have been around since Soviet times. I left the hotel feeling like I’d just stepped out of a postcard, but with all the authentic, everyday details that make a place feel alive.

  The family has been living in this house since late 19th century. It now has a couple of guest apartments, each with a bathroom and a kitchen. No bath, but that’s okay. The hosts are soulful and kind people.

  Everything is pretty good. It was very comfortable to stay in this place and nothing worried me. There were a washing machine and kitchen with all needful stuff where u can cook. location is very good too, near with centre but a little bit far from underground.

  Good location. For a very short time very late at night, it was quiet.
  
  What could be improved: While technically a private apartment, you're still inside a family house and it absolutely does not feel private. The noise is unbearable. There’s a small child in the family who screams constantly, and I don’t mean crying I mean ear-piercing, top-of-the-lungs screaming, always for attention that the parents don’t bother to respond to. It goes on for hours, day and night.
  
  When I complained about the noise, I was told, “Yes, the child screams.” And that was it. Nothing changed.
  
  To make things worse, on the very first day, within just a few hours of arrival, someone showed up to clean the sewer pipes inside the apartment. That happens, sure – but it added to the chaos right from the start.
  
  On the second day, the child ran straight into my bedroom. No knocking, no hesitation. Just barged in to the apartment like it was nothing. Zero sense of boundaries or respect for privacy.
  
  And then the water stopped working — right during important parts of the day. Want to take a shower in the morning, cook lunch, or even flush the toilet? You had to message the host every time to get it turned on. Completely impractical and honestly ridiculous.
  
  What looks like a quiet, cozy apartment online is in reality a stressful, loud, and uncomfortable experience. I wouldn’t wish it on anyone looking for quiet ans expecting basic privacy and functioning utilities.

  Очень добрые и отзывчивые хозяева. Оставили рюкзаки поскольку должны были выехать позднее из Тбилиси. Все удобство на месте, фен, сушилка,гладильная доска, холодная и горячая вода, стиральная машина. Местоположение тоже удобно 13 минут пешком от старого города через мост.
