Mardzhanov Apartments, Block 108 Overview

I walked into Mardzhanov Apartments, Block 108 the moment I stepped off the metro at Davit Aghmashenebeli Avenue, and honestly, the vibe hit me like a warm hug—nothing too flashy, just the kind of place you’d expect from a local who knows the neighborhood. The lobby is simple, with a small wooden desk and a few potted plants that smell faintly of jasmine, which is oddly comforting after a day of city traffic. Check‑in is surprisingly smooth, even on a busy Sunday; the staff greets you with a smile and hands over a keycard without the usual fumbling. (I mean, most places in Tbilisi seem to dread crowds, but here they’re almost breezy.) Parking is a hidden gem—there’s a small, free lot behind the building that’s usually empty, a relief for anyone who brought a car.

The apartment itself is a two‑bedroom layout that feels like a home rather than a hotel room. The living area has a comfy sofa that’s still soft, and the kitchen, though compact, has all the essentials—an induction stove, a mini fridge, and a kettle that whistles when your tea’s ready. The bathroom is spacious, with a rain shower that makes you feel like you’re in a spa, but the real magic is the view from the balcony: a sweeping panorama of the city’s rooftops, and if you’re lucky, a glimpse of the Metekhi Bridge shimmering in the evening light. The noise level is decent; you can hear the distant hum of traffic, but the building’s solid walls keep the street chatter from turning into a full‑blown orchestra. There’s a faint perfume of roasted chestnuts from the nearby bakery that trickles through the window every morning—trust me, you’ll want to start your day with that.

What really makes this place stand out is how connected you feel to the community. The block is a maze of narrow streets that lead to a little square with a fountain—locals swear the fountain’s water is clear as crystal, and it’s a perfect spot for a mid‑afternoon coffee break. Just a block away, there’s a small market where vendors sell fresh produce; I stopped for a peach and a handful of walnuts, and the vendor offered me a taste of his homemade jam—unexpected generosity, honestly. During the summer, the area gets a bit hot, but the apartment’s double‑pane windows keep the breeze in and the heat out, so you can relax without the window slamming open every time a passerby passes. If you’re traveling in the off‑season, the streets are quieter, and you’ll actually hear the city’s heartbeat—soft conversations, distant laughter, the occasional clink of a glass from a nearby bar. All in all, Mardzhanov Apartments feels like a home base that lets you breathe in Tbilisi’s everyday rhythm, without the touristy gloss.

Early hotels booking in Tbilisi requires advance planning during peak wine seasons when visitors flock to enjoy the city’s legendary hospitality and thermal springs.

Not far from the metro station.

What could be improved: The window(door) at the balcony isn’t perfectly blocked. This is the reason that every loud noise came to the house at the night. And after the rain, the boiler doesn’t works. I couldn’t shower because of that several days.

– Тамила from Kazakhstan – January 12, 2024 (9/10)

What could be improved:

  • Wonderful – Ernest from Armenia – April 9, 2023 (9/10)

What could be improved: 1)

– Valeria from Spain – January 15, 2024 (7/10)

What could be improved: – Ліжко на 2 поверсі максимально не зручне, металеві пружини по всьому матрасу на дають можливості нормально відпочити.

  • Exceptional – Olga from Ukraine – August 8, 2025 (10/10)

Vladlena from Georgia – April 21, 2023 (10/10)
