Mansarda House Overview
I was strolling down Davit Aghmashenebeli Avenue in Tbilisi, and the Mansarda House caught my eye like a secret hide‑out tucked into a quiet corner of Chugureti. The building itself feels like a Georgian storybook – a two‑storey structure with a sloping roof, a little courtyard that smells faintly of orange blossoms from the balcony gardens, and a wooden door that’s been polished by countless guests. The first thing you notice is the warm, earthy welcome that comes from the porch – a place where the hum of the city fades into a gentle murmur of neighbors chatting and a tram clanking in the distance. Honestly, it’s the kind of place that makes you feel like you’re staying in a friend’s apartment, not a hotel.
Check‑in was a breeze; the lobby is small but perfectly functional, with a receptionist who greets you by name and a staff that knows the local coffee spots down to the best espresso blend in the neighborhood. The room itself is a blend of modern and rustic charm – the walls are a muted cream that makes the soft lighting feel like a gentle glow, and the bed is unbelievably comfortable, with linens that feel like a hug. I appreciated the little touches: a small bottle of local wine, a handwritten note in Georgian that translated to “Enjoy your stay,” and a cozy throw blanket that was just the right weight for those colder evenings. The bathroom is surprisingly spacious, with a deep shower that has a good water pressure – a rare find in this part of town.
Noise-wise, the hotel is a mixed bag. During the day, the street is lively – vendors shouting about fresh produce, street musicians playing the wild dhol, and the occasional rumble of a passing bus. It’s the kind of soundscape that makes you feel connected to the pulse of the city. At night, the noise tapers off nicely; you can still hear the distant chatter and a faint traffic hum from the avenue, but it’s not intrusive. If you’re a light sleeper, the double‑bed rooms are a solid choice, especially when you close the heavy curtains that block the street lights. Parking is a bit of a challenge – there’s no dedicated on‑site lot, but street parking is plentiful during the day, and a paid garage a block away is only a short walk. The real perk? The hotel’s proximity to Freedom Square, the Metekhi Bridge, and the Georgian National Museum – all within a 10‑minute stroll. I spent a lazy Saturday afternoon wandering through the old town, sampling khinkali from a vendor on Chkalov Street, and then returned to the Mansarda House to unwind with a glass of local red wine, listening to the city hum lull you into a peaceful state.
The best time to visit is either early spring or late fall when the crowds are thinner, and the city’s parks – especially the Botanical Garden – are in full bloom or just starting to turn amber. If you’re traveling in the height of the summer, expect the street to be bustling with tourists and the evenings to be a little cooler, which is perfect for a night walk along the avenue. All in all, the Mansarda House is a sweet spot that balances the charm of a historic Georgian neighborhood with the comforts of a well‑thought‑out hotel. It’s not just a place to sleep; it’s a doorway into the everyday rhythm of Tbilisi, and I’d recommend it to anyone who wants to feel the city’s heartbeat without the tourist trap vibe.
Travelers should reserve a hotel in Tbilisi at least two months ahead for major events like wine festivals, ensuring the best rates and prime locations near cultural attractions.

Wonderful apartment in Tbilisi – Sheri from Canada – February 28, 2025 (10/10)
This apartment was very cool. The design was fun, the bathroom & shower were fabulous and the bed was comfy. Nice, quiet location within walking distance of many attractions. Well-equipped kitchen. The hosts were flexible and accommodating.
What could be improved: More warm lights (like the one in the bathroom) would have added a lot to the ambience. Also – watch your head!Exceptional apartments in a quiet spot – Ivan from Russia – November 26, 2024 (10/10)
Situated at the top of a three-story building in a courtyard offset from the main street, the location is unbelievably quiet for being that close to the city center. This is a nimble, cozy, yet spacious apartment; everything was perfectly clean, with an extremely modern, well thought-out and well-made interior and furnishing and everything you might want for a short or a long stay. The host is an amazing woman who was nothing but helpful, kind and accomodating to me.
What could be improved: The Internet access is on the slower side of what is usually offered in Tbilisi (~40 Mbps symmetric). Moreover, the connection was spotty and unreliable because I was sharing the host’s own household Wi-Fi network on a different floor. This will likely be fixed for the next guests as I’m working with the host to improve this.
Ceilings were pretty low 🙂Excellent – Bow from Georgia – August 5, 2024 (10/10)

Kristina is the awesome welcoming host, always ready to help and meet your needs. Everything in the apartment is brand new, from bedsheets to spoons, and obviously selected with love and proper attention. The location is great as well, just 3 min to Marjanishvili metro. Check-in instructions were sent by messages, so the check-in was super convenient, the check out time was prolonged easily. Ah, and some nice surprise is waiting for you at arrival!
