Makmani Boutique Hotel by DNT Group Overview
I was in Tbilisi last spring, and honestly, stumbling across the Makmani Boutique Hotel by DNT Group was like finding a hidden gem in a city that’s already a mosaic of history and modern buzz. The address—12 Lermontov str.—is right on the stretch of the old city wall, so you’re literally walking past the ancient fortress as you step out of the lobby. There’s a hush in the air there, not the usual clamor of the city center, and you can almost hear the faint echo of a distant stone drum from when the locals used to gather for street performances. The building itself is a blend of Georgian stonework and contemporary glass; the façade feels like a respectful nod to the past while looking straight into the future.
Check‑in was surprisingly breezy—no long lines, no frantic staff. The front desk guy was a young man who’d probably grown up in the same neighborhood, and he greeted me with a friendly “Welcome to Makmani” that felt personal rather than scripted. He explained the Wi‑Fi password with a quick, “It’s just the same as the one you see on the wall in the hallway,” and then slipped me a small key card that looked like a silver coin, which I actually found pretty cool. The lobby itself is cozy, with low ceilings and a few mismatched leather chairs that look like they’ve been lived in. There’s a small bar area with a chalkboard that lists the daily specials—mostly Georgian wine and a simple cheese board. I ordered a glass of Saperavi, and it was the kind of deep, berry‑rich wine that makes you feel like you’re in a vineyard in Kakheti.
The rooms are a treat. They’re not huge, but they’re thoughtfully designed. The walls are painted in earthy tones, and each room has a view of either the city wall or a little courtyard garden. The bed was super comfortable—memory foam that actually remembers how you like to sleep, and the sheets were crisp white, not too cold, so you didn’t wake up in a sweat. The bathroom is a hidden space of luxury: a deep soaking tub that feels like you’re in a spa, a rain shower that’s powerful enough to feel like a thunderstorm (but you’re inside a safe, clean space), and a small balcony that opens onto a quiet courtyard. The bathroom fixtures are modern but with a hint of Georgian mosaic tile that’s subtly decorative. I was surprised at how quiet it was; there’s no wall between rooms and the street, so the only sounds are the distant traffic and the occasional “shush” from other guests. I liked that the hotel is a bit on the outskirts of the Old Town, so you don’t wake up to the roar of the metro or the screech of buses.
Parking was a bit of a hassle because the street is narrow and sometimes clogged with scooters, but there is a small, paid parking lot behind the building, and the staff will let you know if you need a spot. It’s not free, but the price is reasonable, and the lot is close enough that you can walk to the hotel in a few minutes. If you’re driving, you’ll want to park at the lot and hop on the free shuttle that the hotel offers to the main bus station—just a quick ride to the city center. I did take the shuttle a couple of times to get to the Tbilisi Opera House, and it was punctual and comfortable.
During my stay, I noticed the hotel’s kitchen was open from morning till afternoon, and they serve a simple breakfast that included fresh Georgian bread, a selection of cheeses, and a pot of thick tea that made the room smell like a warm kitchen. The staff were friendly and always asked if I needed anything. I asked one of the waiters about the best local spot for a coffee, and he pointed me toward a tiny café on the next street, called “Khoshaba,” where the espresso was strong and the pastries were made with a twist of cardamom. The city’s culinary scene is vibrant, and staying in Makmani gave me a good base to explore the neighborhoods without feeling overwhelmed.
All in all, the Makmani Boutique Hotel by DNT Group is the sort of place that makes you feel like you’re part of the city’s rhythm rather than just a tourist passing through. The staff are genuinely caring, the rooms are comfortable and stylish, and the location—on Lermontov str.—places you right where you can feel the history of Tbilisi while still enjoying the conveniences of a modern stay. If you’re planning a trip to Georgia and want a place that feels like a home away from home with a touch of local charm, I’d definitely recommend checking it out.
Early hotels booking in Tbilisi requires advance planning during peak wine seasons when visitors flock to enjoy the city’s legendary hospitality and thermal springs.

All the comforts of a modern hotel, but with a historic character that fits the city. View of courtyard, very comfortable mattresses, good air conditioning, and an excellent breakfast with a choice of hot main course.
What could be improved: For some reason courtyard restaurant did not have any beer. Hopefully that was just temporary. Otherwise it was a great setting with a good menu. This is the perfect hotel to experience Tbilisi! – Nicole from United States – August 7, 2025 (10/10)
This property is in the perfect location. It’s off the busy roads so it’s nice and quiet, but still only a few minutes walk from Liberty Square and many other attractions. The staff is so kind and accommodating! Also, the breakfast is delicious!
What could be improved: Some of the rooms require that you keep the curtains closed so that other rooms can’t see in, but it’s only a few of themVery Good – Dmitry from Switzerland – August 6, 2025 (8/10)
The place is relatively new but has preserved the nice vibe of an old building. Very helpful staff, great location – quiet but literally minutes away on foot from the main square, shopping mall and the old town.
What could be improved: Breakfast service needs a bit of improvement. There's only one small coffee machine that isn't enough to serve people if the breakfast room is full, it's very slow and constantly gets jammed, runs out of coffee beans or something else happens. The staff serving breakfast was fantastic on the first day of the stay (there were 2 or 3 people) – polite, helpful and attentive, and absolutely below standard on the last day – the only young man working was visibly irritated, kept forgetting things, and overall looked like this was the last thing he wanted to do that day. Having at least one more person and a working coffee machine would have been an easy fix for that.
