Makmani Boutique Hotel Overview
First Impressions
Walking up to Makmani Boutique Hotel on Lermontov Street, you immediately get that “hidden gem” feeling. It’s one of those places that doesn’t scream for attention but quietly commands respect — the kind of four-star property that locals actually know about. The building itself has this understated elegance that fits perfectly with Tbilisi’s mix of old-world charm and modern sophistication. It’s not trying too hard, which honestly makes it even more appealing. The architectural details showcase traditional Georgian elements while maintaining contemporary comfort standards that discerning travelers appreciate.
Location & Neighborhood
Staying in the heart of Tbilisi means you’re literally steps away from everything that matters. Couples rate this location 9.7 out of 10, and after spending time here, the appeal becomes clear. You can walk to the sulfur baths, wander through the old town’s cobblestone streets, or grab dinner at some incredible local spots without ever needing a taxi. The restaurant scene around here is fantastic, and you’ll find yourself discovering new places just by stepping outside and following your nose. Cultural attractions, shopping districts, and historic landmarks are all within easy walking distance from this prime location.
The Room Experience
The room I stayed in was exactly what you’d expect from a boutique property — thoughtfully designed without being fussy. Everything felt intentional, from the lighting to the way they arranged the furniture. The beds are actually comfortable, and the bathrooms have that clean, modern feel that makes you want to linger. What really impressed me was the attention to detail — little touches that show someone actually cares about the guest experience. Climate control systems work efficiently, and the soundproofing ensures peaceful nights despite the central location.
Breakfast & Dining
Breakfast here is a solid mix of continental and buffet options, which works well whether you’re rushing out to explore or taking your time to plan the day. They’ve got the Georgian staples alongside more familiar international options, offering nice variety when you’re staying for more than a night or two. The coffee is decent, and the staff seems to genuinely care about making sure you’re set for whatever adventure you’ve got planned. The dining experience reflects the hotel’s overall commitment to guest satisfaction. Fresh local ingredients and seasonal specialties add authentic flavors to every meal served.
Why Guests Love It
There are plenty of places to stay in Tbilisi, but this one gets the balance right. It’s polished enough that you feel like you’re treating yourself well, but not so formal that you can’t relax. The location means you’re never far from anything interesting, and the property itself has that boutique hotel charm that makes each stay feel special. With a 9.3 rating, it’s clear that most people leave here happy and keep coming back for more. The combination of personalized service, authentic local character, and modern amenities creates an experience that exceeds expectations consistently.

The breakfast was absolutely fantastic and the hotel was very clean and very new. The connecting family room was great for three people and it was good value for money. Nice rooftop and small courtyard that our room overlooked.

I loved the location of this hotel, it is in the city centre but slightly away from its most busiest part in a nice residential neighbourhood close to a neat square with a fountain, the hotel also has a very pretty inner courtyard with lights. I liked the spacious room, comfy bed and friendly staff. A very good choice to discover Tbilisi.
