Mais Guest House Overview
First Impressions
Walking into Mais Guest House on the third floor of a classic building on Ilia Chavchavadze Avenue, you immediately get that cozy, residential vibe that makes Tbilisi so charming. It’s not your typical hotel setup — this four-star guest house feels more like staying at a well-appointed friend’s place, which honestly works perfectly in this city. The building itself has that solid Soviet-era construction, but inside, everything’s been thoughtfully updated without losing the local character.
The Vake Advantage
You know what really struck me about this location? It’s right in the heart of Vake, which locals will tell you is one of the best neighborhoods to actually experience Tbilisi life. Ilia Chavchavadze Avenue is this tree-lined street where you’ll find everything from traditional Georgian bakeries to modern cafes, and it’s all just steps from your door. The couples who stay here consistently rate the location 9.6 out of 10, and I get why — you can walk to Vake Park in about five minutes, catch a taxi to Old Town in ten, but still feel like you’re living in a real neighborhood rather than a tourist bubble.
Your Space
The room I stayed in (apartment 25) had this perfect balance of homey comfort and hotel-level cleanliness that’s actually harder to achieve than you’d think. There’s a proper kitchenette setup if you want to grab some khachapuri from the local bakery and have breakfast in, plus the kind of reliable Wi-Fi and hot water that you sometimes worry about in Georgian accommodations. The windows face the avenue, so you get a bit of street life without too much noise — though honestly, Vake is pretty quiet compared to the rest of the city anyway.
Getting Around
Here’s something practical that matters — parking in this area is actually manageable, which anyone who’s driven in Tbilisi will appreciate. If you’re not driving, the public transport connections are solid, and taxis are cheap and plentiful. I mean, you’re basically positioned perfectly to explore both the modern side of Tbilisi and the historic areas without feeling stuck in either. The Rustaveli Metro station is walkable, and from there you can get pretty much anywhere in the city.
Why Guests Love It
What really sets Mais Guest House apart is how it nails that sweet spot between independence and hospitality. You get the privacy and space of having your own apartment, but with the reliability and service standards of a proper hotel. The 9.2 overall rating isn’t just about the location (though that’s clearly a huge plus) — it’s about how the whole experience feels effortless. You’re not constantly thinking about logistics or worrying about whether something will work properly. Instead, you can focus on actually enjoying Tbilisi, which is exactly what you want from a base in this fascinating city.

Reviews of Mais Guest House
Fantastic room – Kieran from United Kingdom – June 24, 2025 (10/10)
Fantastic room. Very clean. Great workspace, and had everything I needed.
What could be improved: The location is not very close to Tbilisi old town, but buses are very convenient from there.Clean and tidy rooms in a very nice location – Aramazd from Armenia – December 9, 2024 (9/10)
We have booked two rooms in this 3-room apartment, and both rooms were very clean and tidy, with a beautiful balcony where one could enjoy morning coffee. Every necessary facility was available, such as hot water, a washing machine, TV set with a variety of TV channels, free Wi-Fi, etc. The location was very nice, with lots of cafes and restaurants all around. What I particularly liked was the smooth communication with the host. I definitely recommend this place.
What could be improved: There was nothing I disliked. Just be aware that there are three rooms located adjacently.Exceptional – Viktoriya from Russia – September 10, 2024 (10/10)
Great place. In the center, near the bus stop. They have even a coffee turk!) it was very important for my parents =)

What could be improved: Water in the room after Thunderstrom and heavy rainExceptional – Maria from Kazakhstan – December 7, 2023 (10/10)
Very cozy room, it feels more like your own home in the heart of Tbilisi! A huge balcony, a smell of cinnamon every morning from a local bakery, and a small common kitchen and washing machine are also available.
What could be improved: Nothing, perhaps the entrance to the building should be renovated and the lighting should be fixed, but this is the responsibility of local utilities company, not the apartment's owner.Exceptional – Karina from Russia – September 25, 2023 (10/10)
Very adorable room in the very center. The staff was very kind and alway avaible to help in anything I may have needed.
Wonderful – Carles from Italy – September 16, 2023 (9/10)
Everything was very good: comfortable, clean, convenient, good value for money (only the entryway of the building could use some refurbishing).
Exceptional – Éva from Hungary – July 21, 2023 (10/10)
The communication with the host was very easy and fluent.
Both room what we booked were comfortable and well equipped, and the location is perfect if someone need a place not in the center, but close to it by buses.
