First Impressions

Walking up to Luxury House on Daniel Chonqadze Street, you immediately get that feeling you’ve found something special. This four-star boutique property sits right in the thick of Old Tbilisi — I mean, you’re literally steps from the sulfur baths and the winding cobblestone streets that make this city so captivating. The building itself has this understated elegance that doesn’t scream for attention, but once you’re inside, you realize the owners put serious thought into every detail.

Location & Neighborhood

Honestly, the location here is pretty much perfect if you want to experience authentic Tbilisi. You can walk to Narikala Fortress in about ten minutes, and the famous Abanotubani district with its domed sulfur baths is right around the corner. What I love most is that you’re in the heart of everything, but Daniel Chonqadze Street itself is quiet enough that you actually get some peace. The nearby restaurants serve incredible khachapuri (you have to try it), and there’s this little wine bar just two blocks away where locals hang out — the kind of place you’d never find without staying in this neighborhood.

The Rooms

The rooms at Upscale House strike this nice balance between modern comfort and Georgian character. Mine had these beautiful high ceilings and original architectural details, but the bathroom was completely updated with a rainfall shower that actually had proper water pressure. The beds are genuinely comfortable — not just hotel-marketing comfortable — and the air conditioning works well, which matters more than you’d think during Tbilisi’s hot summers. What really impressed me was the attention to soundproofing; despite being in the city center, I slept through the night without any street noise bothering me.

Practical Perks

Here’s something that’ll save you headaches: they actually have free parking on-site, which is basically gold in this part of Tbilisi. Trust me, trying to find parking in Old Town can turn into a whole adventure you don’t want. The staff speaks excellent English and genuinely seems to enjoy helping guests figure out the city — they gave me restaurant recommendations that were spot-on and helped arrange a day trip to Mtskheta that ended up being a highlight of my visit. The WiFi is reliable throughout the property, and there’s a nice common area where you can plan your day or just decompress with a Georgian wine.

Why Guests Love It

With a 9.8 rating, Upscale House clearly gets the fundamentals right, but what sets it apart is how it feels like a local secret rather than a typical tourist hotel. Couples especially seem drawn to this place — and I can see why, given how romantic those evening walks through the nearby streets can be. You’re staying somewhere that gives you authentic access to Tbilisi’s culture and history, but you’re not sacrificing comfort or convenience to get it. It’s the kind of place where you end up extending your stay because leaving feels premature.

  This is a hidden gem, beautiful indoor space with two en-suite bedrooms and an extra little loo. Very well equipped kitchen, it had everything we could need. The location is great to explore Tbilisi on foot, Bolt cars can find you easily, just beware that google maps marks it as on the street below, but if you follow the address it is easy to find. We had great communication from the owner and would highly recommend this accommodation

  Luxury House is a beautifully decorated home. It's equipped with almost everything a family might need. Everything we needed to use worked efficiently The location is excellent and we liked the fact that access was through the quiet back courtyard. We felt very privileged to stay here. It's a lovely base to explore the city or just a wonderful space to come work or write.
  
  Although we never met our host, her communication with us on Whatsapp was excellent, making check-in and check-out very easy. This apartment is highly recommended.
  
  What could be improved: Guests need to be careful. The wooden floors are especially slippery if you are wearing socks. Some of the lovely rugs slip easily too and might need skid-proofing pads underneath.

  It looks much better and spacious than at the photos. It was cool inside and we slept very well. The location is a bit up the hill but it is Tbilisi. The kitchen has everything you need for family stay and the laundry location ( aka cellar) is amazing.

  This apartment was an absolute gem! The two en-suite bedrooms provided great privacy and the spacious layout with high ceilings and tasteful decor made it feel luxurious yet cozy. We especially appreciated the reliable heating system—staying warm on chilly nights was no issue.
  
  The private parking in the yard was a huge plus, and the location couldn’t be better: close enough to explore the city center on foot but quiet enough to relax.
  
  Lastly, the host gifting us local specialties—such a thoughtful touch! Highly recommend this place for both comfort and authentic local experiences.
