LUXURY APARTMENT IN OLD TBILISI WITH TERRACe Overview

I landed in Tbilisi on a crisp October morning, the city’s famous cobblestone streets already humming with the chatter of locals and the scent of fresh khinkali from a nearby vendor. By the time I rolled up to 15 Borbalo Street in Mtatsminda, the view was already stealing the show – a sweeping panorama of the old town, the towering peaks of the Caucasus in the distance, and the familiar spire of the Sameba Cathedral all framed by the mist that rolls off the river. The apartment itself felt like a secret lounge tucked into the hillside, its balcony offering a front‑row seat to the sunrise over the city. Honestly, the first thing that caught my eye was the floor-to-ceiling glass that seemed to blur the line between inside and outside, letting the morning light pour in like a golden waterfall.

Check‑in was quick – the front desk guy, a friendly Georgian named Giorgi, greeted me with a warm smile and a quick note that the apartment’s Wi‑Fi password was written on a sticky note on the fridge. He handed over a small, handwritten map of the neighborhood, pointing out the best spots: the tiny café on St. Nino Street that serves the best lentil soup, the hidden courtyard behind the old bakery on Shota Rustaveli Avenue where you can hear the locals gossiping over espresso, and the bus stop that gets you to the Tbilisi Opera in just ten minutes. Parking in Mtatsminda can be a hassle, but the apartment’s underground garage saved me from the endless search for a spot. The only downside? A faint hum of the city’s traffic that lingers through the night, though it’s hardly a disruption – more like a background soundtrack to dreams of Georgian lullabies.

The apartment itself is a cozy 4‑star gem, with a minimalist aesthetic that’s nothing short of chic. The living area feels spacious enough to stretch out after a day of exploring, and the kitchenette is surprisingly well-equipped – a small fridge, a single burner, and a kettle that boils water in a blink. The bedroom offers a king‑size bed with linens that feel like a cloud, and the bathroom is spotless, complete with a rain shower that’s a perfect way to rinse off the dust of the city’s ancient streets. I love the little touches: a stack of classic Georgian novels on the coffee table, a bottle of local wine with a handwritten note “Enjoy!” from the previous guest, and a small plant that adds a splash of green to the room. The view from the balcony is the cherry on top – you can see the city lights flicker like fireflies as the sun sets over the Rioni River.

If I had to give a critique, it would be about sound insulation. The apartment does a decent job, but on a Friday night the roar of the city can seep through the walls. Still, it’s a minor quibble compared to the overall experience. The staff are incredibly helpful, and the apartment’s location is unbeatable if you want to see the heart of Tbilisi without the chaos of a tourist hub. Whether you’re wandering the ancient streets of Old Town, taking a leisurely walk along the river, or simply sipping a cup of tea on the balcony while watching the city breathe, this place feels like a home away from home. It’s not a marketing pitch; it’s my honest, personal recommendation for anyone looking to soak in the authentic rhythm of Tbilisi.

Hotel in Tbilisi booking should be done early, especially during harvest season when the city hosts internationally celebrated wine festivals and cultural events.

Reviews of LUXURY APARTMENT IN OLD TBILISI WITH TERRACe

  • Exceptional – Adel from Iran – August 18, 2025 (10/10)

Comfortable place to relax with hospitality family

What could be improved: That's real life with real people

  • Mini home in Tblisi. – Joseph from Australia – July 23, 2025 (9/10)

Two bedroom were booked and this gave us plenty of space to unpack and relax, well equipped kitchen and cold AC for the hot days. The host was very responsive, caring and helpful for local advice.

What could be improved: Not a dislike for me but a warning – It is a steep walk! If you want to be out and about exploring the beautiful neighbourhood you’re staying in, you need to be fit to make it up the hill to the accommodation. But it’s worth the climb.

  • Exceptional – Alona from Ukraine – July 21, 2025 (10/10)

Quiet location, nice views, clean and good quality property

What could be improved: AC hard access in the bedroom

  • An excellent value for money stay.Highly recommended – Manu from India – July 3, 2025 (9/10)

The host was very helpful , responded quickly to messages and was very professional.
The apartment was exactly as described(provided you look at the room booked and NOT the general picture). Well furnished , nice decor and was fully functional.
The best part was that it was super clean and comfortable. The location is actually good if we use the road above (kakabadze st with hotel Adamo as location point ) It also has the bus stop right there which is very convenient.

What could be improved: Everything was as the host described , we would have liked instructions to use the gas stove ,as it took time figuring it out but more on us than any issue.
No many shops nearby so all purchases need to planned or it's a good steep walk.
Not ideal for elderly or people with serious mobility issues.

  • A peaceful, stylish, and well-located apartment with a breathtaking view and a wonderfully kind host – Hanna from Poland – June 17, 2025 (10/10)

We stayed as a group of three friends, this apartment was perfect for a relaxing trip.

Check-in: fully contactless, with clear step-by-step photo instructions from the host; everything was easy and smooth.

Location: situated on Mtatsminda hill with a stunning panoramic view over Tbilisi. The view from the windows is a highlight, especially at sunrise and sunset. There's also a terrace which is great for an outdoor dinner or just enjoying the surroundings. The area is quiet and safe. Walking to the city is easy (downhill), but going back is uphill — we liked it, but taxis in Tbilisi are cheap and convenient if needed.

Comfort: matches the photos and description. Clean, cozy, and stylish. Comfortable beds, private sleeping areas, good bathroom, and a compact kitchen with all essentials. Strong Wi-Fi. Quiet at night, nothing disturbs your sleep.

Host: extremely kind and helpful, always ready to assist with any questions. We’re very grateful for the support and care.

Summary: a great place for a family or group of friends. I would gladly stay here again and highly recommend it.

What could be improved: everything was perfect

  • Great place to stay in Tbilisi – Eugenia from Israel – June 10, 2025 (10/10)

Location, communication with the hist, view from the terrace, neighbourhood, everything was perfect. We love staying at Mtatsminda while at Tbilisi. But if you are travelling with younger kids make sure to be in a good shape to push the stroller upwards. In any case the views there are absolutely worth it!
