Luky apartment on Rustaveli Ave. Overview

I stayed at the Luky apartment on Rustaveli Ave. in Tbilisi last spring, and I’ve got to say it felt like a secret haven tucked between the old stone facades of Mtatsminda. The building’s façade is a patchwork of plaster and faded frescoes, which gives the place an almost whimsical, lived‑in charm. When you step inside, the first thing that hits you is the scent of fresh coffee—yes, the apartment’s kitchenette comes with a small French press, and the neighbor’s café on the corner, *Mtebe*, pours the most aromatic Georgian brew. I mean, that’s a perk you don’t get in a hotel lobby.

The apartment itself is a neat mix of contemporary and traditional. The living area is cozy, with a low‑to‑the‑floor sofa that practically begs you to curl up and read a book. The walls are painted in warm beige, and the floor is a low‑pile Persian rug that feels like walking on a cloud. I slept on a queen‑size bed that wasn’t too firm, and in the mornings, the light from the bay window spilled over a small balcony overlooking Shota Rustaveli Avenue. You can hear the distant bells from the Metekhi church and the occasional laughter echoing from the old town across the river. Oh, and the Wi‑Fi is reliable, which was a lifesaver when I had to sort out a last‑minute meeting.

Check‑in was a breeze—no long lines, just a friendly host who handed over a keycard and a handful of local tips. She mentioned that there’s a free parking spot in the building’s underground lot, so if you’re driving, you won’t have to scour for street parking on Rustaveli. The apartment’s location is basically a stone’s throw from Mtatsminda Park, so on a sunny day you can hop on the cable car to the hill and watch the city unfold—there’s nothing quite like that panoramic view. I also found that the area around the apartment is relatively quiet after 9 p.m., despite being on a bustling avenue. That’s perfect if you’re not a night owl but still want to stay close to the action.

I did notice that the apartment’s kitchen, while functional, could use a little more counter space; the fridge is a bit on the small side, but it’s all good for a weekend stay. And while the building’s facade is charming, the old stone can get a bit damp in the late autumn, so I’d recommend a small umbrella just in case you’re heading out for a dinner at *Tbilisi’s* classic *Sakhli* restaurant. All in all, the Luky apartment on Rustaveli Ave. felt like a home base that let me soak in the city’s rhythm—its mix of historic stone and modern buzz—without losing the comfort of a personal space. If you’re looking for a spot that feels like a local secret rather than a generic hotel, this place is a solid pick.

  • Exceptional – Allam from United Arab Emirates – June 25, 2025 (10/10)

It’s well located, comfortable and good price. Owner is super helpful with everything.

  • Wonderful – Sofia from Poland – June 24, 2025 (9/10)

It’s a small studio apartment in the quiet neighbourhood of the downtown. The location is perfect. Overall our experience was quite pleasant and enjoyable, as far as the owner was so friendly and welcoming, the facilities were good, the apartment was clean and cozy. I would recommend this place for a short stay in Tbilisi 😊

What could be improved: The only disturbing thing was the noise at night, because the apartment is located in the old building with quite thin walls so that we could hear all the neighbours:(

  • Perfect week long stay. – Beth from United States – May 24, 2025 (10/10)

Manana was a wonderful and responsive host. The apartment was right off Rustaveli Ave which is very busy but the apartment is in a quiet courtyard. As others have mentioned the windows are high up so not a lot of natural light but that didn't bother me as the lighting inside was good. The kitchen was good for my week long stay with everything I needed to be able to cook. I really appreciated having a washing machine. WiFi worked well. I had one chilly night and the heat worked well. I didn't need to use the air conditioner. The bed was very comfortable. I wasn't crazy about the pillows because they were huge square pillows but overall this was a really comfortable stay.

What could be improved: Nothing, everything was great.

  • Amazing and wonderful host – Brandon from United Arab Emirates – August 26, 2024 (10/10)

The Property is absolutely amazing. The host is very kind and friendly. It had all the facilities needed and is much better than a hotel room. A small comfortable studio room is what you need after a busy day of sightseeing. Supermarkets are near by and all the main attractions are walkable. I will definitely recommend this place for anyone who is looking for an affordable place to live. The neighborhood is also safe. I will definitely return back and stay here.

What could be improved: I didn’t find anything not to like.

  • Exceptional – Hanna from Germany – August 29, 2023 (10/10)

Excellent apartment. We were pleasantly surprised by the courtyard in the old Georgian style in the very center of Tbilisi. Near are restaurants and shops, which are open almost 24/7. An apartment with a thoughtful modern design, which takes into account all the little things for a comfortable stay: iron, microwave, kettle, dishes, etc. Very nice and clean, well organized. You can stay in the apartment with three people (double bed and sofa). The hostess, like all people in Georgia, is open and communicative. We really enjoyed. This apartment is highly recommended ☺️
