Luka Apartment Overview

I was excited to finally arrive in Tbilisi and step out onto Grigol Khandzteli Street, the sort of cobblestone thoroughfare that feels like a secret passage from the past to the present. The building itself is old‑world charm with a cracked stone facade that smells faintly of rain and coffee from the corner kiosk that never sleeps. The front desk was a cramped little room with a wooden counter, and the receptionist—an energetic woman named Maia—checked me in with a grin that made me feel like I was part of a family reunion, not just a tourist. She handed me a key that had a tiny metal charm shaped like a Georgian cross; honestly, it felt like a little talisman for the city. The check‑in process was quick—no long waits, just a few minutes of chat about the weather and the best places to eat on the 25th street.

The apartment itself is a cozy two‑bedroom setup with a surprisingly spacious living area that opens onto a small balcony overlooking the city’s skyline. The walls are painted in muted earth tones, and the hardwood floors give a warm, almost tactile comfort that you can feel under your feet. The kitchen is well‑equipped with a fridge, a stove, and even a small espresso machine—great for those late‑night caffeine cravings after a day of sightseeing. The bathroom has a rain shower that feels more like a spa than a hotel amenity, though the water pressure is a bit on the low side, which I noticed when I first tried it. Noise is a factor; there’s a constant hum of traffic and the occasional distant church bell, but the apartment’s insulation is decent enough that a quiet night is still possible if you set the curtains up. Parking is a bit of a hassle—there’s no on‑site lot, but a paid garage a block away on Sioni Street offers a reasonable rate and is close enough that you can walk to the apartment without getting drenched in summer heat.

When I stepped out for a stroll, I found myself drawn to the nearby Rustaveli Avenue, where the city’s pulse really comes alive. The street vendors selling khachapuri and roasted chestnuts create a delicious scent that lingers in the air, and the chatter of locals in Georgian—mixed with tourists’ English—creates a lively soundtrack that makes you feel genuinely part of the scene. A short walk north leads to the Old Town, where the ancient stone walls and narrow alleys feel like stepping into a living museum. For a more relaxed afternoon, you can head to Mtatsminda Park, which is just a quick taxi ride away and offers panoramic views of the city that are worth the price of a small entrance fee. I would recommend visiting early in the morning to avoid the crowds and to catch the sunrise over the Caucasus mountains—it’s honestly breathtaking. Overall, the Luka Apartment provides a solid base for exploring Tbilisi, with enough local flavor and practical amenities to keep your stay comfortable and memorable.

Reviews of Luka Apartment

  • Excelent location – Eliza from Romania – June 2, 2025 (10/10)

Excelent location, very spacios everything we need. Thank you

  • Wonderful – David from United Kingdom – June 14, 2024 (9/10)

The apartment has clearly been refurbished fairly recently and to a high standard. Although his English was limited the owner was friendly and helpful. The location in the old town made it easy to walk to most of the sights. Being on a back street it was very quiet with little traffic noise.

What could be improved: The property was on a rather run-down street, but once inside the quality of the apartment more than made up for this. The kitchenette and bathroom were rather small, but usable. The bed mattress was hard, and the pillows lumpy.

  • Poor – Visilii from Russia – July 3, 2024 (3/10)

    Great location, friendly owner

What could be improved: The floors in the apartment were terribly cold, the windows are located right on the first floor and overlook the roadway. So anyone, anytime, can easily look into your apartment.

But the worst thing was the quality of the bed linen, it was dirty and had white spots everywhere (if you know what I mean)

  • Dirty. Wouldnt recommend The location is good but thats all. – Maciej from Poland – August 27, 2025 (2/10)

The location of this place is great. Its near city centre and some of the attractions. The view from the window was good and you could see mother georgia. (Near this place is also very good restaurant) Bed was fairly clean, altough the bedding was smelly and had some cigarretes burns on it so we didnt use it. Bedsheet was nice and it was enough to keep ourselves warm due to hot weather outside. Theres AC as well. The owner is communicative and responds fast.

What could be improved: Well, the part that we didnt like is almost everything. the state the hotel was given to us. Not only it doesnt have basic stuff like toilet paper it just feels like a place that wasnt cleaned for a while. I dont think it was cleaned at all before previous guest/guests. The floor was super dirty, it was a little bit sticky too. We had to clean the floor ourselves, like what the hell who comes for vacation and has to clean the place you are staying at. we had to mop the whole floor. Like i said earlier the only fairly clean part we found about our hotel is the bedding. (only bed itself was alright and the bedsheet.) the rest of the room was dirty.
Aside of the floor, there was a lot of dirt under the beds and some crumbs of some sorts. Probably food crumbs. The carpet looked super dirty too. In one of the rooms under the bed we found some nuts. The smell in the kitchen was unbearable (probably from pipes.) There is also a hole next to the kitchen window as well as a broken mechanism in one of the living rooms for window. In the toilet there were couple of small bugs and most of all disgusting used sanitary pad for women.
Looking at the booking pictures i think they are from like 10 years ago or something. Due to being tired we stayed for couple of nights. I guess we were also lazy to look for another apartament after a long journey.
Owner, if you are reading this, i hope you can clean this place and it would be a nice place to stay.

  • Fair – Aboud from Saudi Arabia – April 21, 2025 (5/10)

Location, the price, the size , the owner is responsive , the hot water

What could be improved: my stay was during cold weather, the apartment Salon was very cold, you cant sleep there, the other small room is more warm with 2 beds…
The bed mattress is poor quality and totally not comfortable, you can feel the spring of the mattress against your body ..
No microwave and few kitchen tools only

  • Good – Makaprooo from Azerbaijan – August 12, 2023 (7/10)

Mərkəzə yaxın idi, təmiz balaca və qiyməti münasib idi

What could be improved: Gecə küçədəki səsdən yatmaq olmurdu
    Ev sahibi digər otağı vermədi

Dzmitry from Belarus – June 21, 2025 (6/10)

What could be improved: В квартире был сильный запах сырости. На кухне пахло просто неприятно, хоть небольшое окно было всегда открыто, данный факт не спасал. На диване также было много различных пятен. От суммы всех этих факторов не хочется долго находиться в апартаментах

  • Good – Valeriia from Russia – May 29, 2025 (7/10)

What could be improved: На первый взгляд в квартире чисто, но диван и матрасы просят химчистки, сломаны рейки у кроватей (мне сильного дискомфорта не добавило), запах специфичный сырость+диклофос или какое-то средство от насекомых
Первые два дня чесалась от постельного белья
Либо аллергия на порошок, либо на то, чем поливали квартиру / сменила белье и перестала чесаться

  • Very Good – Сармонт from Georgia – October 14, 2024 (8/10)

What could be improved: Маленькая кухня и душ, неприятный запах в апартаментах. Холодно и сыро, благо кондиционер работал.

  • Апарты требуют ремонта, и неплохо было бы сменить постельное и подушки. Кроме того если есть плита, хорошо бы и посуду д – Anastasiya from Russia – August 7, 2024 (6/10)

What could be improved: Все очень старенькое, видавшее не одного туриста, не то чтобы грязно, но очень неопрятно.
