Lia’s Guest House Overview
I’ll be honest – when I first heard the name Lia’s Guest House, I wasn’t sure what to expect. You know how some places with simple names can go either way? Well, this one absolutely knocked my socks off. Walking up to the entrance, there’s this immediate sense that someone actually cares about every single detail here. The kind of place where you notice the owner probably hand-picked those potted plants by the door and actually knows the stories behind the local artwork hanging in the lobby.
What really got me was how the staff – and I’m pretty sure I met Lia herself, though she was modest about it – remembered my name from day two onwards. Not in that forced, corporate training kind of way, but genuinely. Like when I came back from exploring one evening, she asked how I liked that little café she’d recommended for lunch. That 9.7 rating? Yeah, I get it now. The rooms have this perfect balance of being spotless without feeling sterile, if that makes sense. My shower had amazing water pressure (seriously underrated when you’re traveling), and the bed was one of those where you sink in just enough without feeling like you’re being swallowed whole. The WiFi actually worked everywhere – even out on the little terrace area where I ended up spending my mornings with coffee.
Here’s the thing that really sets this place apart though – it feels like staying at the home of that friend who’s an amazing host but also gives you space to do your own thing. Lia and her team seem to have this sixth sense about when you want recommendations versus when you just want to figure things out yourself. The common areas never felt crowded, even when the place seemed full, and there’s something about the lighting in the evening that just makes you want to settle in with a book or strike up a conversation with other guests. I mean, I’m usually the type who holes up in my room, but I found myself actually hanging out in the lounge area. The location worked perfectly for me – close enough to walk to the main attractions without being in the middle of all the tourist chaos. You’ll sleep well here; it’s on a quieter street but you’re never more than a few minutes from wherever you need to be. Honestly, places like this are why I prefer guest houses over big chain hotels – you get that four-star comfort level but with personality and genuine warmth you just can’t manufacture.
Best hotels in Tbilisi range from charming boutique properties in the historic Old Town to elegant hillside hotels with stunning views of the Mtkvari River and Narikala Fortress.

Reviews of Lia’s Guest House

The room was on the upper floor of a city house in a quiet-ish side road, my room was facing the green courtyard. You go through several private living quarters, which might not be everyone's cup of tea. All beautifully furnished with antiques. The room is spacious, well furnished too. There is a kettle. The bathroom has everything one needs.
The owner greeted me kindly in the middle of the night, helped out with water barrels during a water outage in the city. She was always reachable through the messenger.
Overall a great stay!Antonia from Germany (10/10)

Best hostess ever. Lia is a caring, loving, extremely kind lady who helps you out at all times in whatever you need. The house is spotless, clean towels every day, soap, shampoo, slippers and hair-dryer in the ensuite bathroom. Air conditioning in the room. Great location very near the city center. Highly recommended.

The host is very welcoming, the vibe is old European. They also provide towels, slippers, soap, shampoo, tea, coffee, hot water. Location is good as well, it's near the center. They are flexible with the check-in time. Plus the cats are the cherry on top of this place.
